Waldo Home Sales Report – October 2025

Reporting on Waldo home sales this month, we have both up and down arrows in the stats! Home values were up last month but slightly down year-to-date. Let’s take a look at the details; I’m using the boundaries of State Line to Holmes and Gregory to 85th St for the numbers; single family homes:

The median list price shot up 13% compared to October 2024; more homes sold as well, and went under contract in about the same amount of time. The lowest closed price was $168,000 and the highest was $625,000. Below are the year-to-date stats:

So far this year, the median sales price dropped 2.3%; however 9% more homes have sold. Currently there are 25 single family homes for sale in Waldo, with a median price of $256,000 and 32 days on market. Happy Thanksgiving holiday to all!
