Armour Hills Home Sales Stats-April 2026

Hello neighbors!! Looking at these sales stats for Armour Hills in Brookside…we see a huge drop in April sales prices compared to 2025 …however just a handful of homes closed last month. It’s the overall year-to-date figures that are more important. Here are the numbers:

There was a 25% drop in the median sales price compared to last April …that is because last month, the homes that sold were generally smaller and lower priced than the previous year. Interesting stat about one of the three homes that closed last month: it was purchased sight unseen at $38,050 over the list price!!! at Below are the year to date numbers.

Although home prices are running about 1% less for the year, most sellers get asking price or more for their homes–you see the 4.5% difference between list and final closed price. We are way behind in number of homes sold: 47% fewer than last year at this time. Currently there are just two homes for sale in Armour Hills, with a median price of $514,000.

Waldo Home Sales Stats–April 2026

Waldo home prices continue to rise as fewer buyers purchase in the neighborhood–and the reason for that (in my opinion) is a lack of inventory rather than a lack of interest. Fewer homes on the market generally pushes prices up, and that’s what you will see in the stats below. I’m tracking single family homes in Waldo, using the boundaries of State Line to Holmes; Gregory to 85th St:

Waldo homes closed last month 9.6% over what the April 2025 median price was; the days on market was about the same and 26% fewer homes changed hands. The lowest closed price was $95,500 ($35,000 over list price) and the highest was $515,000. Below are the year-to-date numbers:

These YTD numbers echo the April monthly stats: home values up 10%; sales are running 12% below last year and most buyers pay asking price or above. Currently there are 18 single family homes for sale in Waldo, with a median list price of $272,500 and 30 days on market.

Brookside Home Sales Stats–April 2026

Ir’a buying frenzy out there for Brookside and Waldo during this busy Spring season!! I’m seeing multiple offers on some properties. The numbers here reflect the high demand; most sellers are getting full price or more for their homes:

As prices continue to escalate, fewer homes sell–so far this year, sales are running 12% behind 2025. Values are up just over 5% and like last month, most buyers pay asking price or higher. Currently there are 16 active single family home listings in zip code 64113; with a median list price of $632,000 and 20 days on market. The lowest price home is $380,000 and the highest is just under $2.5 million.

Home sales remain steady in Waldo during this busy spring homebuying and selling season–and it’s still a very competitive market for buyers. Let’s take a look at the numbers:

Brookside Home Sales Stats-March 2026

Ah…Brookside in Springtime!! The houses look so pretty, so charming, surrounded by green grass, leafy trees, and flowers in bloom. This is why so many home sales happen during April and May–most neighborhoods look their best at this time. So let’s take a look at what is happening in the market; below are sales stats for single family homes in Brookside, using the zip code of 64113 for the numbers:

You can see the median sales price dropped 5.6% compared to last year; it’s worth noting in March 2025 there were five homes that closed over $1 million (one home closed $100K over asking price!!) and last month there were two. Home values are up a health 4.5% compared to last year at this time, although fewer homes have changed owners. The days on market is still pretty short for most homes. Armour Hills home values continue to increase…as we will see from these stats. There was a big drop in the number of homes sold in February 2026 compared to the previous year. However, the busy spring buying and selling season is just heating up now so I expect strong activity the next several months. Let’s take a look at the details:

Here we are at the very end of March….I’m a little late in posting these Waldo home sales stats for last month! Home prices took a big jump compared to February 2025; let’s take a look at the numbers:

Yes, that’s a 20% jump in the median sales price compared to a year ago! In 2025, more homes closed over $300K than last month; in Waldo we have a wide range of house prices!! The lowest closed price last month was $202,500 and the highest was $439,000; that’s a 114% difference. Below are the year-to-date figures:

We are moving into the busy Spring homebuying and selling season! There are some interesting stats here, comparing last month to Feb 2025–notably in the median sales price. Let’s take a closer look; I’m using sales info for single family homes in the main Brookside zip code of 64113:

You’ll see the big jump in the median sales price–up 37% ! However, Brookside has a wide range of pricing; last month, more of the larger, pricier homes closed. You can also see the number of properties that changed owners was down quite a bit as well–almost half. The lowest closed price last month was $425,000 and the highest was $855,000.

The median sales price is up 19% compared to last year. Another trend you can see here is buyers aren’t going crazy paying way over the list price–there is some negotiating going on. Right now there are 8 single family homes for sale in Brookside, with a median list price of $617,500 and 11 days on the market.

Armour Hills had a strong January in terms of home sales–it continues to be one of the most popular subdivisions for homebuyers who want a Brookside location! Let’s take a look at the numbers:

Looking at the number of homes that closed, 80% more than a year ago! That does sound like a lot, four more houses closed this year than last January. And the median sales price is up a healthy 3.7%. The lowest closed price last month was $370,000 and the highest was $490,000. Currently there is just one home for sales in Armour Hills, listed a few days ago at $425,000.
