Waldo Home Sales Report – September 2025

Waldo home sales are holding steady for the year; that’s good news, no big swings! Overall there has been a dip in the median sales price; let’s take a closer look. These stats reflect single family home sales in Waldo based on the area from State Line to Holmes and Gregory south to 85th St.

Compared to last September, the median sales price is down 9%. Some homes are sitting on the market longer and some homes are more aggressive in pricing; that may account for the drop. The highest sales price last month was $425,000 and the lowest was $164,000.

The median sales price is off just about 1% from last year at this time; however, most sellers are getting close or sometimes over the list price. Also, 8% more homes have changed owners this year. Currently there are 28 homes listed in Waldo, with a median list price of $267,375 and 38 days on market.

Waldo Home Sales Report – October 2024

The housing values in Waldo are up and down in this report; overall, though, prices remain fairly steady. These stats are taken from single family home sales in Waldo from State Line to Holmes and Gregory to 85th St:

Home values are down just about 12% compared to October 2023; and many buyers paid less than the asking price; that’s unusual. It could be that sellers overpriced their properties as you can see many homes sat on the market longer–almost a month. Yet I think the YTD numbers show the trends better:

Overall, prices are up just over 5% for the year, and about the same number of homes have changed ownership. Waldo seems to be a very stable market, with homes gaining in value. Many buyers are paying asking price or just over. This shows that Waldo remains a hot place for homebuyers! Currently there are 36 single family homes in Waldo for sale, with a median list price of $274,975 and 53 days on market.

Waldo Home Sales Report-April 2023

Waldo homes are continuing to sell quickly however prices have calmed down somewhat–and fewer homes are selling, no doubt due to a continued lack of inventory and much higher interest rates than April 2022. Let’s take a look at the numbers; I’m using the boundaries of State Line-Holmes and Gregory to 85th for this report:

The interesting fact about the sold price for last month was 1) it was above asking price, so buyers still paying more than list price and 2) the sold price was virtually unchanged from a year ago. With most homes selling within a few days of hitting the market, buyers have to be quick to see the new houses quickly. The lowest closed price last month was $175K and the highest was $470K. Below are the year-to-date numbers:

Waldo home values have risen 5% YTD compared to 2022. Note that 32% fewer homes have closed, and some homes are sitting on the market just a little longer. Currently there are just three single family homes for sale in Waldo, with a median price of $359,000 and 12 days on market.

Waldo Home Sales Report – Nov 2018

Waldo has such a large range of home pricing…I think that’s one reason it continues to be a popular location for buyers.  Prices are way up compared to last year. Here are the single family home sales stats for Waldo last month, using the boundaries of State Line to Holmes and Gregory to 85th St.

The lowest closed sale last month was $128,300 and the highest was $385,000.  Now let’s look at YTD comparisons:

Home prices are up 15% over last year in Waldo, and as you can see, many houses are selling at or above the list price.  Currently there are 30 active listings, with a median sales price of $217,475 and 53 days on market.  Homes range in price from $64,900 to $375,000.

Waldo Home Sales Prices Higher in August 2014

Fall is here, home sales are slowing down, and it’s time to look at the August 2014 single family home sales stats for the Waldo neighborhood.  The area I am focusing on for this market report  is State Line east to Holmes, and Gregory south to 85th St.

In August 2014, 22 homes sold with a median sales price of $169,600 and 42 days on market.  The lowest home sale was $49,000 and the highest was $305,000.

In August 2013, 34 homes sold with a median sales price of $151,000 and 46 days on market.  The lowest home sale was $44,150 and the highest was $292,500.

Average sales price is higher  from one year ago and days on market, virtually the same.  The number of units sold is down by 35%.

Here are the year-to-date figures:

From January – August  2014, 224 homes have sold with a median price of $144,000 and 46 days on market.  HIghest sales price so far this year is $430,000; lowest is $23,000.

From January – August 2013, 255 homes sold with a median price of $147,000 and 49 days on market.

The average sales price is now trending a bit lower; the number of homes sold is down 12% year-to-date compared to last year at this time. Nationally, home sales are slower and in the Brookside area (zip 64113) — the trend is pretty  much the same as in the Waldo area.  As the holidays get closer and the weather cools down–sales are slower.  There aren’t as many new listings coming on the market, so buyers have less to choose from.

Currently there are 60 homes for sale in Waldo, with a median list price of $135,000 and 49 days on market.  (All information from Heartland MLS; numbers are deemed reliable but not guaranteed).

Waldo Home Prices Up During Spring Buying Season

 

Good news to report regarding Waldo area home sales–prices are up!  Let’s check the April 2014 single family home sales stats and also compare year-to-date figures to one year ago. The boundaries I’m using for Waldo are: State Line to Holmes and Gregory to 85th St,

In April 2014, 26 homes sold with a median price of $143,000 and 62 days on market.  The lowest home sale was $55,510 and the highest was $428,000.

In April 2013, 30 homes sold with a median price of $120,500 and 119 days on market.

Prices were way up this April and the days on market were much less.

Here are the year-to-date figures:

From January – April 2014, 81 homes have sold with a median price of $136,000 and 86 days on market.  

From January – April 2013, 80 homes sold with a median price of $110,000 and 95 days on market.

So far, Waldo home prices are up 23% from last year, and selling faster…good news for home sellers. Note the $428K sale this year is a rare higher price for a Waldo area home.

Currently there are 69 homes for sale in Waldo, with a median list price of $135,000 and 83 days on market.  (All figures taken from Heartland MLS; deemed reliable but not guaranteed).

Waldo Home Prices Rise in 2013

As promised, this year I will begin reporting home sales stats for the Waldo area in the blog.  The geographical area I’m tracking is: 89th St to the south, Gregory to the north, State Line to the west and Holmes to the east–these are the boundaries defined by the Waldo Business Association.  Prices are up in Waldo for the 2013 year–let’s look at the numbers.

In 2013, 386 single family homes sold.  The median price was $133,000 and 79 days on market.

In 2012, 335 single family homes sold.  The median price was $121,500 and 110 days on market.

Overall, prices rose by 9.46% and days on market dropped by one month!  Currently, there are 83 active homes for sale in Waldo, with a median price of $125,000 and 107 days on market.  The lowest price home is $58,900 and the highest is $289,500.
