Waldo Home Sales Report – August 2025

We had some interesting stats regarding home sales last month in Waldo–a double digit drop in the median sold price! However, the year-to-date figures are more consistent so let’s look at the specifics. I’m tracking single family home sales with the boundaries of Gregory to 85th St; State Line to Holmes:

You can see that the median sales price dropped almost 28% from August 2024! Now the homes in Waldo cover a wide range of prices; from small $200K homes through $600K. So last August, we had more of the upper priced homes close in Waldo. In fact last month, the lowest closed price was $143,000 and the highest was $670,000. Here are the year-to-date numbers:

These numbers show a slight drop in home values for the year, with 11% more homes selling so far. Currently there are 26 active single family homes listed in Waldo, with a median list price of $308,725 and 29 days on the market.

Waldo Home Sales Report – June 2024

Halfway through the year and Waldo home prices overall are up, which is the opposite of it’s neighbor Brookside during the same time frame. Let’s take a look; these stats are for single family homes bounded by State Line to Holmes and Gregory to 85th St.

Buyers paid an average of 6.8% over asking price; yet prices dropped just over 2% compared to the same period last year. The lowest closed price was $125,000 and the highest was $631,000–that was $56K over list price. Yes friends, there are still bidding wars going on! Here are the year-to-date numbers:

Here we see that the median sales price rose 3% compared to a year ago; that is a modest increase. Buyers are paying about 2% over the list price; the number of homes that changed owners dropped by 10%.

Currently there are 23 single family homes for sale in Waldo–and over half of them are under $300K. Current median price is $255,000. This could be the time to buy–more selection as some homes sit on the market longer. Traditionally there is some reason a house sits for more than a few days–just see the days on market stat in the charts above! Still, if buyers can be a bit more flexible, there may be some Waldo deals out there!

One more quick blog before the long holiday weekend..the unofficial start of summer! The busy home buying season is here–new listings are selling fast. Here are the single family home sales stats for Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

Buyers still paying over the list price; and values are up 13% compared to April 2023. The lowest closed price was $260,000 and the highest was $315,000. Below are the year-to-date numbers:

The number of homes changing owners is pretty steady; homes are going under contract within a couple of days being listed. Prices are up 8.7% for the year.

There are currently 14 homes for sale in Waldo, including three newly built properties. The lowest asking price is $230,000 and the highest is $679,000. Enjoy the holiday!

Waldo Home Sales Report-October 2023

Well this month is certainly slipping away fast…as the last two months of the year usually do!! So I’d better get these Waldo home sales stats out–and here they are–single family home sales for Waldo last month, using the boundaries of State Line to Holmes, Gregory to 85th St:

Waldo continues to be a strong market for sellers–you can see buyers paid about 6% over the list price last month; median sales price just a bit over 1% compared to October 2022. The lowest closed price was $180,000 and the highest was $405,000.

So far this year, Waldo home values are up about 3.5%; and 14% fewer homes have sold. There are currently 12 active listings in Waldo, with a median price of $302,250 and 26 days on market.

Waldo Home Sales Report-July 2022

Wonderful Waldo, homebuyers want to live there and prices keep going up as a result! There’s been a big gain in home values compared to last year, as you’ll see with the stats below. Let’s start with the July numbers; I’m using Waldo boundaries of Gregory to 85th and State Line to Holmes for the numbers:

Homes that closed last month were about 5% over the asking price; and values rose 15.7% compared to July 2021. The lowest closed price was $150K and the highest was $525,000.

Overall, home prices are up 4.9% this year as compared to same period last year. And buyers are still paying over the list price. You’ll note fewer houses selling; 25% less than a year ago. This could be a result of higher interest rates that kicked in this spring.

Currently there are 18 single family homes for sale in Waldo with an average list price of $270,500 and 17 days on the market. Prices range from $139,000 to $485,000.

Waldo Home Sales Report – Nov 2020

Just like the days during COVID 19 can all seem the same, these sales stats for Waldo home sales have been very much the same this year! I’m using the boundaries of State Line to Holmes and Gregory to 85th for this report, single family homes.

The numbers tell us the home prices up since last November; about the same time on market and same number of homes sold. Year-to-date figures are below:

The sales price is over the list price, showing again how bidding wars can be common and most sellers getting at or over asking price. More homes sold so far this year, indicating the strong demand. Next month I’ll post December and year end comparisons.

Waldo Home Sales Report-Oct 2020

Hello neighbors! It’s a typical gray November day as I write this blog…still, much to be thankful for this week of Thanksgiving 2020. Waldo home sellers continue to experience fast sales on their properties, often with multiple offers. Here are the stats for single family homes in Waldo last month, using the boundaries of Gregory to 85th; State Line to Holmes:

So, the number of homes changing owners remains steady; prices are up! Last month, 19 of the 29 homes that closed were at or over list price. Here are the year-to-date numbers:

Home values are up almost 6% YTD for Waldo–and homes are going under contract very fast. Despite the pandemic, buyers are snapping up homes not just in Kansas City, but all over the US. So much demand, not enough inventory. Currently, there are 18 active listings in Waldo, with a median list price of $250,000.

Waldo Home Sales Report-June 2020

Demand for single family homes in the Waldo area is not slowing down…even with a pandemic going on! Prices keep rising; buyers often pay over list price for homes. Here are the stats for June, using the closed sales in the street boundaries of State Line to Holmes and Gregory to 85th St:

Buyers are paying over list price; an average of 6% ! And as you can see, most homes are going under contract within 48 hours of hitting the market. WOW. Let’s see what the year-to-date trend is:

YTD, Waldo home prices are up about 4% compared to 2019, and are going under contract quickly. Currently there are 21 active single family homes listed, with a median price of $325,000 and ten days on market. Prices range from $195,000 to $555,000.

Reading this blog may seem like the Groundhog’s Day movie…same news about Waldo home values increasing, over and over!  Let’s take a look at the numbers:

Most of the homes that closed last month sold at or over list price, at a substantial increase over last July.  Fewer homes sold, and were available, so that pushes prices up and note–listings went under contract in an average of 3 days!  Below are YTD numbers:

When there are fewer homes for sale, prices go up–that’s what’s been happening in Waldo.  Most sellers continue to get ask or over list price for their homes.  So far, Waldo home prices  have risen 12.5% this year.  Currently there are 29 active listings, with a median price of $235,000 and 41 days on market.  Prices range from $45,000 to $399,000.

Halfway through the year, Waldo home sales are still going strong!  Prices continue to rise and most homes are going under contract within a week of listing. Below are the stats, using the street boundaries of Gregory to 85th and State Line to Holmes:
