Waldo Home Sales Report-May 2022

With interest rates on the rise, will the hot Waldo housing market slow down? Personally, I don’t think so. There may be fewer multiple offers and perhaps price reductions, but there is still so much demand for houses in Waldo, especially priced under $300K. Here are the stats for May, using sales in the street boundaries of State Line to Holmes and Gregory to 85th St, single family properties.

Buyers paid almost 7% over asking price last month with their offers; and compared to a year ago, values are up a whopping 14%! Below are the year-to-date numbers:

These figures show us that fewer homes have sold this year; still prices up 5% over 2021. The lowest closed price so far this year is $45,000 and the highest is $650,000. Currently just twelve active single family house listings, ranging in price from $217,950-$535,000 and 12 days on the market.

Waldo Home Sales Report – April 2022

Spring is so lovely in Waldo! Even when we have spring showers. Are you enjoying the longer days and cooler nights? More daylight hours for house shoppers! Prices were up last month in Waldo compared to a year ago; here are the numbers:

Waldo home values rose about 4% over April 2021. Lowest closed price last month was $75,000 and the highest was $450,000. Now let’s look at the YTD numbers:

These figures show a very slight decline in sold prices compared to 2021–just 1.2%. Note that fewer homes sold so far (probably due to lack of inventory); yet buyers are still paying well over list price and homes go under contract quickly.

Currently there are just five active single family homes for sale in Waldo, with a median price of $218,000 and 16 days on the market.

This month’s report on Waldo home sales stats …up and down! The housing market is constantly changing! Let’s take a closer look at the numbers; I’m using the boundaries of State Line to Holmes and Gregory to 85th St as the Waldo boundaries.

Overall, prices are 4% lower than same period in 2021; although consistently, buyers pay over the list price. Waldo has a wide range of home prices, it’s possible more of the lower priced houses have closed this year so far. Currently there are just four homes for sale in Waldo with an average list price of $284,500 and 4 days on the market.

Waldo Home Sales Report-2021

Every month I post single family home sales stats for Waldo, and each January I write a year end recap with comparisons to the past few years. Waldo home values really exploded last year, due to not enough inventory and multiple offers common. How much higher will they go? The market doesn’t seem to be slowing down at all. So here are the numbers, using sales in the boundaries of Gregory to 85th/State Line to Holmes:

More numbers for you: Waldo home values increased 13% last year, and median sold prices are up 46% since 2017. (Neighbor Brookside had an increase of 14% in 2021.) The lowest closed price last year was $19,600 and the highest was $605,000.

If you plan to buy a Waldo home this year–get prepared now! Waldo continues to be attractive to first time buyers due to it’s central location, abundance of locally owned shops and restaurants, and the charming homes. Wonderful Waldo!

Gotta act fast if you want to buy a home in Waldo…and it’s been like that all year, even during these slower winter months.  Homes go under contract very fast and buyers usually pay  list price if not more. Here are the stats for November 2021, using the street boundaries of Gregory to 85th St; State Line to Holmes:

Although the median sales price was a bit lower than last November, more homes sold and in less time; also more higher priced homes sold in  November 2020.  The lowest sales price last month was $73,000 and the highest was $503,000.  Let’s check the year-to-date numbers:

So far this year, sellers are paying an average of 4% over list price; homes are still going under contract very fast (yes I know I say that every month!).  Home values are up 13% compared to last year at this time.

Currently there are 12 active listings in Waldo, with a median list price of $232,450 and 37 days on market. Prices range from $75K to $395,000.

Waldo home sales last month were similar to what happened in September 2020:  similar sold prices and number of homes changing owners.  Home prices continue to rise, of course!  Here are the stats for single family home sales in Waldo, using the boundaries of State Line to Holmes; Gregory to 85th St:

Prices were about the same; most buyers still paying at or over list price.  A few more homes sold September 2020.  The lowest closed price last month was $81,700 and the highest was $475,000.

Such a tight, tight market for homebuyers in Waldo–most homes go under contract within a day or two and well over the list price. Home values are up 15% year-to-date compared to last year. Currently there are 16 active single family homes for sale in Waldo, with a median list price of $239,000 and 36 days on market.

Waldo Welcomes Waldo Flats!

Being a homeowner isn’t for everyone…many people prefer the “lock and go” convenience of an apartment or condo. However, there are very few apartment/condo complexes in Waldo. That recently changed as Waldo now offers a brand new apartment building, located in the heart of our neighborhood.  222 Waldo Flats recently opened at 222 W 75th St, just steps away from the lively 75th and Wornall intersection, and I stopped by recently to take a look.

Upon entering the spacious lobby, featuring a colorful, commissioned textile art piece,  I was greeted by co- owners Diane Botwin and Andrew Ganahl.  You may have heard of Diane—she owns several commercial properties in Waldo; Andrew is originally from California, now lives in Kansas City and has developed two apartment projects in the Crossroads.  Partnering with Slaggie Architects, they have created   sleek, modern, yet very comfortable flats.   Studios, one bedroom and two bedroom units are available.  Each comes with all the necessary appliances, including washer/dryer, and most have balconies.  There is a secured package room and bike room; parking is available for an extra fee; pets are OK and the building is wired for Google Fiber.  Littlefield Eye Associates has commercial space on the first floor, and there is another smaller spot available for retail or service business.

What impressed me about these apartments are the extra details:  not all are exactly alike. Some have darker cabinets; some have traditional white. There are high end finishes, including tiled showers, quartz counters and large windows (that open!) to bring in plenty of natural light and fresh air.  Even the smaller studio apartments “live”  like a one bedroom unit. Monthly rent starts at $1025. 

Of course, one of the best features of this building is the location.  As Diane said, “Our amenity is Waldo.  Waldo has its own personality and our building fits in.  We have a great group of multigenerational tenants; it’s very inviting to young and old.” Andrew continued:  “We wanted to be in an area where people could walk to everything”.  Within a few steps of the front door: pharmacy, grocery,  library, several restaurants, coffee shop, bike shop,  hardware store, bars and convenient bus stop. Everything Waldo is right here!

Nothing really new regarding this report…Waldo prices continue to rise, and homes go under contract very quickly. Perhaps as we get into the fall/holiday season, prices will ‘normalize’ somewhat and bidding wars will subside. For these numbers, I’m using Waldo street boundaries of State Line to Holmes, Gregory to 85th St.

Here we are into the ‘dog days’ of summer, trying to stay inside, escaping from the triple digit temperatures. Home sales usually dip in August–next month we’ll see if that holds true for this red hot home buying year. For now, here are the Waldo home sales stats for July 2021, using the boundaries of Gregory to 85th St; State Line to Holmes.

Waldo continues to be one of the most desirable locations for homebuyers this year–like everywhere else, prices are going way up. Halfway through the year, let’s take a look at what’s been happening in Waldo. I’m tracking single family home sales, in the area bordered by Gregory, 85th and State Line to Holmes.
