Waldo Home Values Continue to Rise – March 2015 Home Sales Stats

Waldo home values continue to rise in 2015, compared to one year ago.  Buyers love this area’s convenient location to most parts of the metro area, the  locally owned businesses and charming homes with friendly neighbors. There is a lack of inventory as well–for updated and well maintained homes in the $170-$220 price range.  Let’s look at the single family home sales for the Waldo area for March 2015, using the boundaries of State Line to Holmes and Gregory to 85th St. 

In March 2015, 30 homes sold with a median list price of $135,000 and a median sales price of $137,000 with 30 days on market. 

In March 2014, 34 homes sold with a median list price of $140,000 and a median sales price of $140,500 with 84 days on  market. 

Why was the March sales price higher than the list price?  Could be that some homes had multiple offers, pushing the price up; or the buyer added some closing costs to the price to finance the charges.  Days on market (the number of days a house is on the market before a contract is confirmed) is less than half of March 2014.

 Checking year to date figures: 

From January through March 2015, 69 homes sold with a median sales price of $145,000. 

From January through March 2014, 58 homes sold with a median sales price of $136,500. 

Prices in Waldo are up 6.2% so far this year! 

Currently there are 37 single family homes for sale in Waldo, with a median list price of   139,900  and 40 days on market.
