Some interesting figures here as I researched Armour Hills home sales for last month—fewer homes sold! However, values continue to rise. I have a theory as to why; will share in the comments! Here are the numbers:

Medium list price: $399,000 $349,000
Medium sales price: $405,000 $351,500
No. of homes sold: 3 17
Days on market: 4 6
The median sales price increased 15% from last September. I think the reason so many more houses sold in September 2020 is the pandemic was raging in the usual strong buying and listing months of March through July; many sellers were hesitant or delayed listing and buyers stayed in for those months. Some people probably delayed buying and selling until later in the year. Below are the year-to-date figures:

Days on market: 2 6
Fewer homes are selling this year; could be because some residents have decided to stay put and make home improvements; or they don’t want to sell and then get into a bidding war for their next property. Prices are up 13% over last year.
Currently there are four active listings in Armour Hills; the median price is $434,475 and ten days on market.
