Waldo Home Sales Stats–April 2026

Waldo home prices continue to rise as fewer buyers purchase in the neighborhood–and the reason for that (in my opinion) is a lack of inventory rather than a lack of interest. Fewer homes on the market generally pushes prices up, and that’s what you will see in the stats below. I’m tracking single family homes in Waldo, using the boundaries of State Line to Holmes; Gregory to 85th St:

Waldo homes closed last month 9.6% over what the April 2025 median price was; the days on market was about the same and 26% fewer homes changed hands. The lowest closed price was $95,500 ($35,000 over list price) and the highest was $515,000. Below are the year-to-date numbers:

These YTD numbers echo the April monthly stats: home values up 10%; sales are running 12% below last year and most buyers pay asking price or above. Currently there are 18 single family homes for sale in Waldo, with a median list price of $272,500 and 30 days on market.
