In my experience, home sales drop off from mid August through Labor Day…so many people are out of town, or getting ready for the start of another school year. We will see how those stats break down when I report on them next month; for today, we are looking at July sales stats for Waldo. Let’s take a look!

Home prices were up just over 2% compared to July 2025; about the same number of homes changed owners. Buyers were paying approximately 1% below the list price. And the lowest sale price was $141,900; the highest was $590,000. These are all healthy numbers! Here are the year to date trends:

Looking at these year to date figures, values are up a strong 7% compared to a year ago and most homes go under contract quickly. The number of homes sold is up slightly. Currently there are 27 single family home listings in Waldo, with a median price of $285,000 and 34 days on market.
