Armour Hills Home Sales Report – June 2015

Armour Hills homeowners continue to gain equity as prices are up and buyers know  our neighborhood as a desirable place to live.  Let’s check the June 2015 home sales for Armour Hills (Brookside-Kansas City MO), followed by comparisons to last year:

In June 2015, eleven homes sold with a median list price of $285,000; a median sales price of $283,000 and …just five days on market!   

In June 2014, seven homes sold with a median list price of $230,000; a median sales price of $228,000 and 7 days on the market.  

We had our highest priced home sale so far this year; it was the beautiful  house at the northwest corner of W 65th Terrace and Main that sold for $461,000.  The lowest sales price last month was $206,000.

Checking year-to-date figures:

From January through June 2015, 46 homes have sold with a median sales price of $262,000 and 29 days on market.

From January through June  2014, 34 homes sold with a median sales price of $239,950 and 28 days on market.   

More homes are selling this year, very close to asking price, and most sell within 30 days of listing. 

Currently there are seven homes for sales in Armour Hills; the lowest list price is $149,999 and the highest is $315,000 with 64 days on market.

Brookside Home Prices Trending Upward – July 2015 Stats

We are at the halfway mark for 2015 home sales….so how are we doing here in Brookside? Home values are up!  Let’s examine the single family home sales for June 2015 in the Brookside zip code of 64113:

In June 2015, 56 homes sold.  The median list price was $325,000 and the median sales price was $325,000.  Average days on market: 30.

In June 2014, 29 homes sold.  The median list price was $294,000 and the median sales price was $286,000.  Average days on  market: 15.

The lowest sale price last month was $115,100 and the highest was $1,8 million–that was the newer built house on Meyer just east of the fountain that has been on the market for a couple of years now.    

Note the median list price and sales price were the same:  sellers are getting very close to their asking price, if priced properly.  This reflects the lack of desireable inventory for buyers to choose from when home shopping.  

Checking year to date figures:

From January through June 2015, 174 homes sold with a median list price of $325,000 and median sales price of $320,000 and 41 days on market.  

From January through June 2014, 132 homes sold. The median list price was $304,900 and median sales price was $295,000 and 33 days on market.

So far Brookside home values are up 8.47% compared to last year.

Currently there are 70 single family homes for sale in the Brookside zip code of 64113, with a median list price of $479,950.  In the sought after price range of $200-$300K, only 14 homes are listed.  In contrast, 32 homes are priced at over $500K, with ten over the $1million mark. As I write this blog today, the Wall Street Journal has a front page story about the lack of inventory across the US for home buyers–in many markets, buyers have to go several thousand dollars over the asking price to secure the contract. Yes, that has happened in our metro area as well.

Annual Brookside Bluegrass Festival – July 19, 2015

flatt posterThis Sunday, July 19, the annual Brookside Bluegrass Festival is happening at the Wornall Road Baptist Church, 400 W Meyer. Outside entertainment with local bands, food, and games for the kids begins at 4pm…and all are welcome!

The featured artist this year is Flatt Lonesome, a six member band that plays bluegrass with soaring harmonies, laced with traditional country sounds, progressive jams and gospel music.  The band was named Emerging Artist of the Year for 2014 by the International Bluegrass Music Awards program.  So if you like to see emerging, buzzed-about musicians in small, intimate spaces…this is the show for you as the group will perform in the church!

The Brookside Bluegrass Festival benefits athletic programs at neighboring Southwest High School.  Tickets for the show range from $12-$25, and are available online at brooksidebluegrass.com.

Brookside Sidewalk Sale July 9-12, 2015

brookside sidewalk saleWho doesn’t love browsing in Brookside?  Even better if you can pick up a few bargains!  The annual Brookside Sidewalk Sale starts Thursday July 9 and runs through July 12.

Many shops will be participating and showing off their discounted items each day along 63rd St east of Wornall.  I especially like stopping by Worlds Window–two years ago I bought a sterling silver ring at the sale for $10 that my daughter has ‘borrowed’ and never returned!  Also of note is 5B and Co. Candlemakers on Brookside Plaza–they have a “Beach Blanket” scent I want to try…to get me geared up for our upcoming Florida vacation!

And remember, the Brookside Farmers’ Market is open on Saturday mornings, with more and more fresh fruits, vegetables and baked goods every week. Summer’s bounty is here!  You can stock up on fresh food as well as bargains Saturday morning in Brookside.

Waldo Home Prices Continue Upward Trend – Stats for May 2015

I am a bit behind in reporting home sales stats for Waldo…it’s the busy home buying season!  I thought the week leading up to July 4 would be slow, but for me, it turned out to be busier than a regular work week!  Sales continue to be strong in Waldo; the area I am reporting on is State Line-Holmes and Gregory to 85th St.

In May 2015, 36 homes sold with a median list price of $175,000 and a median sales price of $174,000 with 37 days on market.  The lowest closed sales price was $41,000 and the highest was $375,000.

In May 2014, 41 homes sold with a median list price of $139,950 and a median sales price of $139,150 with 31 days on  market.  The lowest closed sales price was $23,000 and the highest was $279,000.

The May 2015 median price was higher than normal due to the $375K sale–that is a high home price for the Waldo area, however there is a pocket of homes west of Wornall that can bring the higher than normal price.  Note the days on market are virtually the same–which is good for home sellers, knowing the average length of time to get a home under contract is just over 30 days. Also, the final sales price is close to the list price.

Checking year to date figures:

From January through May 2015, 130 homes sold with a median sales price of $158,500 and 35 days on market.

From January through May 2014, 126 homes sold with a median sales price of $140,000 and 49 days on market.

Sales prices are up for the year, along with fewer days on market in Wonderful Waldo!

Currently there are 44 homes for sale in Waldo, with a median list price of $140,000  and  55     days on market.

Armour Hills Home Values Up Over 7% YTD-May 2015 Stats

PrintGood morning neighbors!  I have positive news to report again about home values in our Armour Hills subdivision.  Prices are up–some sellers are getting over the asking list price!  As a Realtor, I do not advocate offering a price that is significantly over the posted price.  (it is happening very often this spring in the Prairie Village homes priced from $225-$300K).  Still, it’s all about what the house is worth to a particular buyer….and the appraiser of course!  Here are the home sales stats for Armour Hills in Brookside, Kansas City MO for the month of May, 2015:

In May 2015, eleven homes sold with a median list price of $256,900 median sales price of $262,000 and 36 days on market.  

In May 2014, nine homes sold with a median list price of $259,000; median sales price of $252,000 and 76 days on the market.  

The median sales price was higher than list price in May because: one home sold for $8500 over list price; another home sold $7000 over list price and a third sold $3000 over list price. When you take those three homes out of the equation, the median list price was $256,900; sales price $255,000–very close to asking price.

Checking year-to-date figures:

From January through May 2015, 35 homes have sold with a median sales price of $262,000 and 36 days on market.

From January through May 2014, 27 homes sold with a median sales price of $243,000 and 34 days on market.   

Generally, homes are going under contract within one month of listing.  Median prices are 7.5% over the same period in 2014.  Currently we have 8 homes for sale in Armour Hills, with a median list price of $269,000.  The lowest priced home is $174,900 and the highest is $300,000.

Brookside Home Prices Still Rising- May 2015 Stats

How is your summer so far this year?  Are you admiring all the bright green grass and blooming flowers in Brookside?  Many potential homebuyers are…prices are up once again for May, 2015.  We are in the middle of the busiest part of the year for home sales, and Brookside continues to be a desirable location for new residents.  Let’s look at the single family home sales for May, 2015 for the main Brookside zip code of 64113:

In May 2015, 46 homes sold.  The median list price was $320,000 and the median sales price was $3310,000.  Average days on market: 29.

In May 2014, 36 homes sold.  The median list price was $304,900 and the median sales price was $293,000.  Average days on  market: 32.

The lowest sale price last month was $165,500 and the highest was $1,165,000 on the 800 block of W 55th St, cash.  

Checking year to date figures:

From January through May 2015, 118 homes sold with a median list price of $325,000 and median sales price of $319,000 and 47 days on market.  The $1.6 million sale referenced above is the highest for the current year.

From January through May 2014, 103 homes sold. The median list price was $314,000 and median sales price was $300,000 and 37 days on market.

So far Brookside home values are ahead of last year by 6.3%!  

Currently there are  63 active single family homes for sale in Brookside (zip 64113) with a median price of  $475,000  and 48 days on market. Ten homes are priced over $1million; 26 of the 63 for sale have a price tag over $500,000.  This pushes the median price up.  Still a lack of good inventory for buyers in the $250-$350 range.

Second Annual PorchFestKC Happening June 13 in Kansas City

porchfest logoThis Saturday, June 13 is the second annual PorchFestKC in the West Plaza area. It’s an event not happening in Brookside or Waldo, but I’m writing about it anyway because it’s such a fun, unique happening…and perhaps someone will be inspired to organize a PorchFest for Brookside!

PorchFestKC is a free music festival, where residents offer their porches and front yards to local musicians to play for the afternoon.  The general boundaries for the event are: Westport Road to 47th St, Genessee to Terrace.  More than 100 different bands are expected to perform on nearly 40 porches and — potentially 6000 people will be walking around the neighborhood, soaking up the music.  You’ll hear various types of music, and all performances are acoustic or ‘near acoustic’.

KathrynWe can thank Brookside resident Kathryn Golden for bringing PorchFest to Kansas City. It is a national event, and Kathryn attended one in Napa, CA  (there are about 30 PorchFests in North America this year) .  When she moved back to Kansas City, Kathryn wanted to ‘make a project for herself’ and decided to organize the event in her (then) West Plaza neighborhood.  It is a huge commitment of her time:  she reviews all applications for the bands, organizes the volunteers, solicits sponsors and manages the media.  This year there will be a few food trucks scattered about, and you may see some pop up art for sale in the yards.

A few other items to note if you plan to attend:  all musicians play for tips only,  so visitors are encouraged to bring a pocketful of small bills and tip those performers you listen to. Parking is virtually non existent as this is a tight residential area–so plan on parking the car elsewhere (or carpool, ride the bike, etc) and walking to the festival.  Bring a lawn chair if you like.  This is a family friendly, alcohol-free event. Armour Hills Home Prices Continue to Rise–April 2015 Stats

PrintYes, it’s early June and today I am reporting single family home sales for Armour Hills forthe month of April 2015.  I will post the May stats next week.  Prices continue to rise in Brookside!   Let’s examine the numbers:

In April 2015, five homes sold with a median list price of $275,000; median sales price of $269,500 and just 19 days on market.  

In April 2014, eight homes sold with a median list price of $230,000; median sales price of $222,000 and 54 days on the market.  

The lowest sales price in April 2015 was $200,000; the highest was $315,000.

Checking year-to-date figures:

From January through April 2015, 23 homes have sold with a median sales price of $265,000 and 34 days on market.

From January through April  2014, 18 homes sold with a median sales price of $239,950 and 28 days on market.   

Looking at the year to date figures, median sales prices have jumped way up from last year.  Keep in mind, however, we have a wide range of prices in Armour Hills–if more of the larger, higher priced homes sell, then the median price rises as well. Our neighborhood continues to attract buyers willing to pay top dollar for well maintained, updated homes!

Currently there are 12 active listings in Armour Hills, with a median sales price of $255,000 and 33 days on market.

Brookside Home Sales – Stats for April 2015

It’s June 1, and I am today reporting Brookside closed single family home sales for the month of April 2015.  Prices continue to rise in our neighborhood!  Let’s examine the numbers:

In April 2015, 27 homes sold in the Brookside area.  The median list price was $389,900 and the median sales price was $380,000.  Average days on market: 31.

In April 2014, 24 homes sold.  The median list price was $350,000 and the median sales price was $3345,000.  Average days on  market: 37.

The lowest sale was $200K.  There were seven sales over $500,000, with the highest closed sales price at $1.1 million in the Sunset Hill subdivision.

Checking year to date figures:

From January through April 2015, 72 homes sold with a median list price of $325,000 and median sales price of $320,000 and 49 days on market.

From January through April 2014, 67 homes sold. The median list price was $320,000 and median sales price was $307,000 and 38 days on market.

So far Brookside home values are ahead of last year by 4.2%.  There is still a lack of good quality, updated inventory in the $200-$300K price range.

Currently there are 31 single family homes for sale in Brookside (zip 64113) with a median price of 439,950 and 44 days on market. The lowest list price is $159,900 and the highest is $2.25 million.
