Brookside Home Sales Report-May 2022

May is one of the busiest months for home sales–and although Brookside had fewer closed transactions last month, prices are still way up. Here are the stats for single family home sales in Brookside, using the main Brookside zip code of 64113:

Although overall, home values were down compared to May 2021, buyers still paid about 5% over asking price. The lowest closed sale last month was $360K and the highest was $1,575K ($75,000 over list price!). Here are the year-to-date numbers:

Following the YTD trend, buyers are paying about 5% above asking price and values are 10% higher over last year. We will see in the coming months if the higher mortgage rates slow down the Brookside market and/or affect the prices. I am seeing some price reductions in Brookside and homes staying on the market longer…one thing for sure, the market is always changing!

Currently there are 17 active listings in Brookside, ranging in price from $365K-$4,000,000. Five homes are priced over $1million; only three are listed under $400,000.

Brookside Home Sales Stats-January 2022

We are starting off the year with….just crumbs out there for homebuyers! The lack of inventory is startling! As we get into the warmer months, more listings will pop on. In the meantime, as usual, any new listings get snatched up very quickly. Let’s take a look at the stats for what sold last month in Brookside, using the zip code 64113, single family homes.

There was a 35% increase in the median price of a home compared to a year ago! However, note that we had two million dollar plus sales last month, and the lowest sales price was $370,000; the highest was $2.25 million. Buyers still paying at or over list price.

Currently there are just five homes for sale in Brookside, with a median asking price of $575,000. Two of the five homes are over $1,000,000; all are over $500K. Days on market is 49–primarily due to one very overpriced listing (in my opinion) that’s been lingering on the market for over a month, priced just over $1 million.

So we made it to another year, welcome 2022! From all indications, the housing market for Brookside and Waldo will be just as competitive as it was last year. Not enough inventory for all the wanna be homebuyers. In this blog, I’m giving you sales stats for 2021 with a comparison to the previous four years, for single family homes in the main Brookside zip code of 64113. . You’ll see home values took the biggest jump in 2021:

In the past five years, Brookside homes have jumped 22.7%, with the largest increase from 2020 to 2021: 14%. The number of homes sold per year has been rising steadily. And you’ll note in 2021, the median sales price was higher than the list price. Last year the highest sold price was $4.2 million, and the lowest was $212,000.

If you are thinking of buying or selling in Brookside this year–start getting prepared now! Sellers can make a plan for decluttering, repairs, paint touch ups and deep cleaning; buyers can get finances and budget in order while talking to agents/lenders and get familiar with the process. It’s going to be another busy year!

During this rather boring time of year (unless the Chiefs keep winning!)….we have KC Restaurant Week to break the monotony! This is the time to check out some eateries you haven’t been to before…and there are so many to choose from. Over 180 restaurants are participating in this year’s event!

Kansas City Restaurant Week is happening January 14-22, 2022. A portion of the earnings will be donated to the Guadalupe Centers–KC’s largest Hispanic association, providing education, health care and other social services in our area for over 100 years now. Reservations fill up fast, especially on weekends, so make your plans now if you plan to dine in. Some places are offering delivery and carry out options.

It’s time to report the November single family home sales for Brookside, and although there was a dip compared to last year, overall prices are way up comparing 2021 to 2020.  Here are the stats, using the main Brookside zip code of 64113:

The number of homes closed and days on market are consistent; and many buyers are still paying over list price.  The median price is lower because last November, there were three sales over $1,000,000 and none last month.  The highest sales price was $532,500.  Here are the year-to-date numbers:

The highest priced sale this year so far is $4.2 million.  Units sold are ahead of last year at this time and sales prices are up 15%!  Currently there are 14 active listings in Brookside, with a median list price of $545,000 and 48 days on market. Prices range from $450K to $4 million.

Brookside in the Fall….a messy palate of bright and vibrant colors on trees, bushes, lawns…it’s my favorite time of year in the  neighborhood!  Of course, Brookside homes are attractive any time of year and although last month there was a dip in values, the YTD numbers are still very strong.  Let’s look at the statistics for single family home sales in Brookside, using sales figures from the main Brookside zip code of 64113:

Prices dipped 4% compared to last year; homes went under contract much faster. Fun fact:  the highest sale last month was $1,135,000–$40K over the list price.  Below are the year-to-date numbers:

Compared to last year, Brookside home values are up 16% and most homes sell for list price or above.   Currently there are 23 active single family homes for sale in Brookside with a median list price of $565,000 and 23 days on market. The majority of listings–17-are priced over $500,000.

Brookside Welcomes a New Full Service Breakfast Restaurant!

The core shopping area of Brookside  offers many restaurant choices:  Italian, American, Mexican, sushi, burgers, etc for lunch and dinner.  What’s missing?  A  full service breakfast spot: welcome HomeGrown Kansas City Brookside, recently opened at 338 W 63rd St, in the former Avenues Bistro. 

Manager Mark Androes says this location is the  fourth one for the small chain; the other three are in Wichita.  Owners Jon and Lauren Rolph have a specific mission for all of their eateries:  Cultivate Kindness. They believe “if we help each other start the day right, we’re certain we will also awaken a chain of positive acts that cultivate kindness throughout our community.”  The Rolphs specifically wanted to be in the Brookside area and be part of our neighborhood.  Mark says “when people come in and are greeted with genuine kindness, we think it will spread to other neighbors and through the city”.

HomeGrown has a cozy, warm vibe and everyone I encountered during my visit was sincerely friendly.  It’s a spacious restaurant—seating 140—with  counter spots too. Large windows frame the corner building, inviting passers-by inside.  But let’s get to the food:  HomeGrown makes most everything onsite and uses local purveyors like Shatto Milk, Farm to Market breads and Scavuzzo meats. They even make their own granola and raspberry jam.  Some of their best sellers include the avocado toast, biscuits and gravy, salsa verde pork and egg, and lemon pop tarts.  HomeGrown is open for lunch as well—serving salads and sandwiches.

A couple of other things to mention:  HomeGrown also has Family Packs you can pre order: sammies, egg bakes, pancakes and scrambles—perfect when family and friends come by for a Chiefs viewing party or the holidays.  On busy weekends when there tends to be a wait—you can hop on Yelp, put your name on the list, and know when to come in.  I also wanted to mention a unique way they spread kindness is through their kids’ menu: children color on the paper and write greetings to a friend or relative; then drop it in the mailbox on the way out. We are halfway through the year and there isn’t a slowdown in the demand for Brookside homes–most homes are still closing at over asking price and go under contract within a few days. Here are the stats for June 2021, single family home sales, using the main Brookside zip code of 64113:

Fewer homes on the market means fewer homes sold, which in turn means home prices go up. Compared to last year, home values have risen 11.49% this year–amazing! Currently there are 19 active single family homes for sale in Brookside, with a median price of $595,000. Fourteen homes are priced over $500K; four of those are over $1,000,000.

Brookside Sidewalk Sale This Weekend July 8-10

It’s time for the annual Brookside Sidewalk Sale, happening this weekend July 8-10, 2021! Hours are 10am-6pm each day; stroll around Brookside checking out the various sales and special deals. Don’t forget to plan a stop for a beverage or meal as well!

You can also take advantage of the Shred Event on Saturday, starting at 8am until the trucks are full. Limit two boxes; drop off is in the parking lot behind Jalepeno’s next to the tennis courts.
