Brookside Home Sales Report-June 2022

Here we are at the halfway point of home sales this year…and my, how the market has changed since January! Primarily regarding the higher interest rate. There is still quite a bit of demand though, and prices are still rising. Let’s take a look at last month’s stats first for Brookside, using the primary zip code of 64113:

The highest sale last month (and so far for 2022) was $2.85 million, which was $101K over the list price! The lowest closed price was $340,000. Final sales prices were about 3% below last June.

Overall, buyers are still paying just under 4% over the asking price; and home values are up 6.74% compared to the first half of 2021. We’ve had fewer sales this year; most Brookside houses are still going under contract within 48 hours of listing. Currently there are 14 active single family home listings in Brookside, with an average list price of $487,500 and nine days on the market. Prices range from $300K to $4,000,000.

Brookside Home Sales Report-February 2022

Last month’s snow storms seem so far away, as Spring is here! I hear the birds chirping in the early morning hours–wake up everyone! Home prices aren’t falling like the snow did, interest rates creeping up like the tempertures–it’s going to be another hectic spring for homebuyers and sellers. Here are the stats for single family home sales in Brookside, using the main zip code of 64113:

Last month there were two $1,000,000+ sales; one of those homes had sat on the market for almost a year. There were several homes that closed over $500K+ last month, so that accounts for the big jump in median sales price and longer days on market. Here are the year to date numbers:

Just looking at the numbers, you could say home prices are up 38% over last year. But the several, higher closed sales prices in February pushed the median price up. The same number of homes sold; days on market longer as a few of the homes took a while to go under contract.

Currently there are just five homes for sale in Brookside’s zip code of 64113, at a median price of $1.1 million! Two of the homes are just over one million dollars; one is $4,000,000. Those new, moderately priced listings that go on the market every week are getting snapped up so fast in bidding wars. Hence, not enough inventory for buyers.

We are seeing double digit increases in Brookside home values; houses continue to sell very fast and at over the list price.  This is the same news I have been delivering for the past several months!  Here are the stats for Brookside, using the main Brookside zip code of 64113:

Last September we were still pretty much hunkered down due to COVID-19 pandemic spread; this year things have loosened up as more people are vaccinated and that affects everything.  Last month we had one sale over $1,000,000.  There was a 17% increase in values compared to Sept 2020.

In today’s report, some interesting news: it’s not just the moderately priced homes that have multiple offers and sell over asking price–as last month’s stats show, big spenders in Brookside are willing to spend way, way over the list price when they want a home. These are the sales figures for Brookside, using the main Brookside zip code of 64113, single family homes:

Home values were up 15% compared to August 2020. The median sales price is high because eighteen homes sold at or over the list price, including at least two homes that sold for over $100K beyond the list price! The lowest closed price last month was $247,000.

More homes have sold at this point in the year as compared to 2020, and overall, prices up 20%! Most homes go under contract within 48 hours of listing. I think as we get into the colder weather and even less inventory, prices may stabilize. Currently there are 26 homes listed in Brookside, with a median price of $535,000. Over half the homes are priced over $500K, including 5 that are over $1,000,000.

Brookside Home Sales Report-June 2020

We are halfway through 2020, and despite the ongoing pandemic, Brookside home values are up–and down. Looking at monthly comparison (June 2020 to June 2019), prices are higher. There was a dip in the YTD figures. Here are the details, checking single family home sales in the main Brookside zip code of 64113:

Last month, prices were up 13.5% over June 2019. Eleven homes listed at over $500,000 closed, and just a few less homes sold this year. Let’s take a look at the year-to-date numbers:

Home values are down 3% compared to 2019. Note, however, during the first half of 20919 there were seven $1million+ homes that closed; this year just one so far. Also, 22% fewer homes sold but I think that’s because of COVID 19. Many sellers decided to delay, or not list during the usually busy spring season. We are seeing more homes hit the market now. Interest rates are so low –below 3%!–that I think sales in the $500K and under category could be very strong for the next few months.

Currently there are 30 active single family homes for sale in Brookside; 13 of those are priced over $1,000,000.

Three months into the pandemic and home sales in Brookside and Waldo are strong…for those updated homes priced under $400K.  Still, values have slipped since last year.  Let’s take a look at the specific numbers, using the main Brookside zip code of 64113:

Several of the homes that closed last month were at or above list price; five homes priced over $500K sold quickly.  Still, prices were a little lower and fewer homes sold–probably because some sellers decided to stay put during the coronavirus emergency.

Sellers are still getting very close to list price, even though values have dropped a bit.
