Last week Heartland MLS released the September home sales statistics so it’s time to tell you about Armour Hills activity for last month.  Fewer units sold, but average sales price is way up over last year:

In Sept 2013, 5  homes sold.  The average list price was $273,180 and the average sales price was $271,260.  Average days on market: 25.

In Sept  2012, 11  homes sold.  The average list price was $194,870 and the average sales price was $189,610.  Average days on market: 85.

That’s a huge jump in average sales price, and less days on market.  Our neighborhood has had higher average sales prices overall this year; part of the reason this month for the big jump was in Sept 2012, the majority of the homes sold for under $200K–not normal for Armour Hills.

Let’s compare year-to-date figures:

In the first nine months of 2013, 61  homes sold with an average sales price of $261,468 and 62 days on market.

In the first nine  months of 2012, 82 homes sold with an average sales price of $219,205 and 82 days on market.

Although fewer homes are selling this year, the average sales price is up 19% year to date over 2012–a huge increase!  In addition, last year lower priced listings were more prevalent due to several  short sales and foreclosures in the subdivision.

As of this writing, there are 18 homes for sale in Armour Hills, with an average price of $253,720 and 88 days on market.

Armour Hills Home Sales Stats – Aug 2013

Every month I post home sales statistics for Armour Hills and the Brookside zip code of 64113.

Starting this month, I’ve got a simple and easy to read chart for the stats, showing all the information I used to post in paragraph form (click on the chart to increase its size, then lick on your “back” button to return to this page).

I think this looks much better: As is the usual pattern, sales are slowing down as we head into the end of the year.  The average list  price in August is virtually unchanged from 2012, although the average sales price is up almost $10,000.  Year-to-date shows the biggest change, as  the average  Armour Hills home sales price is way up over last year.  Just about every month this year,  prices are up in our neighborhood from 2012.

As of this writing, there are 15 homes for sale in Armour Hills, with an average list price of $245,206 and 48 days on market.  Good news for home sellers and home buyers!

Every month I check home sales stats in Armour Hills, and for the past few months the numbers are the same–prices are up!  We are in peak homebuying season right now; as we head into the cooler months, sales will slow down.  Still, this has been an excellent  year for home sales in our neighborhood.

In June 2013, thirteen homes sold.  Average list price was $272,511 and average sales price was $266,188.  Average days on market was 51.  

In June 2012,  fifteen  homes sold at an average price of $222,660  and 106 days on the market.

Although two fewer homes sold this year, you can see that the average sales price is way up over last year. In addition, the average days on market is less than half of last year.

Now let’s compare to year-to-date figures:

From Jan-June 2013, forty  homes have sold  at an average price of $256,488 and 76  days on market.

From Jan-June 2012,  thirty-five  homes sold at an average price of $219,453 and 98 days on market.

Year to date, sales prices are way up as well.  As of this writing, there are 17 homes for sale in Armour Hills at an average list price of $251,353.  

If this trend continues,  I think we will end up with the highest average home sales price for Armour Hills in the past 5 years!  There are still plenty of active buyers looking for Brookside homes, and I predict sales will be strong for the next couple of months.

Wow, look at these average home sale prices for Armour Hills!  We are in peak home buying season, and prices are way up compared to last year.  Let’s examine May 2013 home sales for Armour Hills:

In May 2013, ten homes sold.  Average list price was $266,420 and average sales price was $262,650.  Average days on market was 52 days.  

In May 2012,  seven homes sold at an average price of $232,429  and 90 days on the market.

More homes are selling–that has been a steady trend all year.  And as you can see, average sales prices are way up; days on market way down compared to one year ago.  

Now let’s compare to year-to-date figures:

From Jan-May 2013, twenty-six  homes have sold  at an average price of $251,445 and 89  days on market.

From Jan-May 2012,  twenty homes sold at an average price of $217,048 and 93 days on market.

More homes are selling this year over last. Average prices are way up as inventory is low, demand is strong and sellers areoffering well maintained, attractive homes for buyers to consider.  Also, there are not as many foreclosures and short sales this year.  Our neighborhood continues to be a desirable location for homeowners, and the higher prices benefit both buyers and sellers.   As of this writing, there are 14 homes for sale in Armour Hills, at an average list price of  $$242,839.

(As a side comment, it is interesting how homeowners like to see strong average sales prices in their neighborhoods–yet when their Jackson County home is assessed with a higher value, they want to protest the tax hike!)

Examining the Armour Hills home sales report for last month, I see a little glitch–a  much lower average sales price than we’ve been experiencing recently.  Let’s look at the details:

In April 2013, four homes sold.  Average list price was $202,488 and average sales price was $207,643.  Average days on market was 69 days.  

In April 2012,  six  homes sold at an average price of $227,275  and 40 days on the market.

What happened?  Why the big drop in average sales price?  Why was the average list price lower than the average sales price?  Here’s my theory:  one foreclosure sold last month, and the list price was $66,000.  I think there was a bidding war  for the house, so the price was pushed up to  $115,000.  Because just four  homes sold, this one deal really affected the stats for the  month.

Now let’s compare to year-to-date figures:

In  2013, sixteen  homes have sold (January through April) at an average price of $244,442 and 103 days on market.

In  2012, thirteen homes sold the first four months of the year at an average price of $208,765 and 56 days on market.

More homes are selling this year over last.  Overall, average prices are up and will continue to rise as inventory is low, pushing prices higher.  This year, the overall days on  market is longer than last year, but I think that will balance out as we continue to experience strong sales in the busy spring buying season.  Already this year, several homes have been flipped by rehabbers, sending prices higher.  As of this writing, there are 18 homes for sale in Armour Hills, at an average price of  $267,300.

These home sales statistics for March 2013 show just how hot the real estate market is for Brookside right now!    I am reporting Armour Hills stats today, and will write about the Brookside zip of 64113 within the next couple of days.  The figures below show a big jump in average sales prices:

In March 2013, six homes sold.  Average list price was $275,625 and average sales price was $268,167.  Average days on market was 167 days.  Two homes sold  for over $300K.

In March 2012, four homes sold at an average price of $181,325  and 92 days on the market.

Now let’s compare to year-to-date figures:

In  2013, twelve  homes have sold (January through March) at an average price of $264,058 and 114 days on market.

In  2012, seven homes sold the first three months of the year at an average price of $192,900 and 71 days on market.

More homes are selling this year over last.  Average prices are way up and will continue to rise as inventory is low, pushing prices higher.  The average price of an Armour Hills home in March 2012 was unusually low–this can be attributed to more foreclosures selling last year, and some lower priced, fixxer-upper priced homes going under contract.  Although the average days on market is trending longer this year than last–this isn’t something to be alarmed about.  The houses that sit are the ones that need lots of work, or are in a foreclosure/short sale situation.  I’ve seen several Armour Hills homes go under contract this spring within a few days of being listed.

Rising home prices are good news for sellers and buyers.  Buyers can feel confident they are purchasing a home in an area with increasing home values.  Our subdivision continues to be a favorite destination for those who want to live in Brookside!

Home prices are on the rise in Armour Hills!  Although it’s officially April, I am just now publishing the February 2013 home sales stats for our neighborhood.  It’s good news worth waiting for as average home sales prices are way up:

In February 2013, four homes sold.  Average list price was $261,238 and average sales price was $257,375.  Average days on market was 79.

In February 2012, one home sold at a price of $195,000 and seven days on the market.

Now let’s compare to year-to-date figures:

For 2013, six homes have sold at an average price of $245,250 and 62 days on market.

In  2012, three homes sold the first two months of the year at an average price of $208,333 and 43 days on market.

These figures represent a big jump in average sales price and number of homes sold–and we are not even into the heavy buying months of April and May.  Buyers are out early this year, snapping up the well maintained, updated homes in our area and paying higher prices.  I expect this trend to continue the next several months.

Currently there are ten  homes for sale in Armour Hills, with an average list price of $245,760 and just 36 days on market. I know of at least three Armour Hills homes that were recently listed and sold within two days!  There is a lack of inventory right now, partially due, I think, to the two huge snow storms and spring break vacations.    

The housing slump is over!
