Armour Hills Homes Sales Report- June 2023

The home sales report for Armour Hills last month shows fewer homes closed yet prices still going up. Sound familiar? It’s happening city-wide this year. Let’s take a look at the details; I’m posting stats about Armour Hills, a large subdivision in Brookside:

Last month buyers paid almost 11% over the asking price for Armour Hills properties, and 1/3 fewer homes closed. The lowest sales price was $425K and the highest was $541K.

The YTD figures show us that home values in Armour Hills are up 3.8% so far, although fewer homes changed ownership. Buyers are paying an average of 5% over the list price. This is the halfway mark for 2023 sales in Armour Hills; the 3.8% increase is normal; fewer homes selling can be attributed to fewer people want to sell (and give up a low interest rate) and deciding to stay put for now.

Currently there are two homes for sale in Armour Hills, with a median list price of $402,500 and three days on market.

Armour Hills Home Sales Report-May 2023

I‘m a bit late posting these stats in early July…it’s a holiday week after all!! Home sales are still strong in Armour Hills; fewer homes sold compared to last year. Let’s take a look at the numbers:

You can see that buyers paid list price or above on the closed sales in May; the lowest closed price was $376,500 and the highest was $575,000. Far fewer homes closed compared to May 2022; home values up 22%. Here are the year-to-date figures:

Sales prices are consistent with last year, however 38% fewer homes have closed. Sellers can be reluctant to sell due to the record low interest rate on their mortgage and lack of inventory combined with higher prices. Still, buyers want to live in Armour Hills and most homes are under contract within just a few days of hitting the market.

As of today there are zero homes for sale in Armour Hills, that will change in a day or so! Fifteen homes are under contract, waiting to close.

Armour Hills Home Sales Report-February 2023

You may have heard national news reports saying “home prices are falling”…just remember, all real estate is local and while that may be true in some areas, KC resale home prices are still pretty stable. You’ll see from the report below that Armour Hills properties have slipped compared to last year, but the priced right houses are still selling quickly.

The median sales price was just a bit higher than February 2022, and the Feb 2023 sold price was over the median list price. The highest sale last month was $680,000 for an expanded, flipped home that was priced at $695K. Let’s look at the year-to-date numbers:

You can see from this chart that buyers are usually paying list price or above; although prices are down about 10% over last year. So you can argue that “prices are falling” yet there is still a lot of demand because homes are selling fast and usually for over the asking price. It’s always changing!!! Currently there is one home for sale in Armour Hills, priced at $599,950 and 18 days on market.

Armour Hills Home Sales Report-January 2023

The home sales stats for Armour Hills last month reflect how much the housing market has changed in just one year. Remember, one year ago, interest rates were around 3% and sales were soaring! Let’s take a look at the numbers for this 900+home Brookside subdivision:

The median sales price dropped by 35% compared to one year ago! However, note that these stats reflect just three homes that closed. It’s worth looking at a few details, too. Just one home closed last month over the list price; the other two listings lingered on the market for several weeks as the list price dropped. The highest sold price was $565K, originally listed at $680K! The lowest closed price was $270,000.

Currently there are four listings for sale in Armour Hills, ranging in price from $335,000 to $715,000. The house priced at $715K (originally listed at $735K) was purchased in summer 2021 for about $50K over the list price (which was $649K)–so probably a bidding war. Now the price is $715K, less than two years later–and the market is very different now as interest rates doubled. There are still properties that command multiple offers–when they are priced at market value. It will be interesting to see what this property sells for.

Armour Hills December 2022 Home Sales Report and Year End Recap

Another year of home sales in Armour Hills and I’m ready to report the specifics! Closed prices were off last month compared to December 2021; overall though, Armour Hills is still one of the most popular Brookside subdivisions for homebuyers! Let’s look at the specifics:

The lowest closed price last month was $290,000 and the highest was $477,000. The median price was down 7% compared to a year ago. Below, let’s take a look at sales numbers from the past five years:

The trend is…higher prices! Since 2018, the median sales price for an Armour Hills house has risen 35%! Last year, buyers paid about 7% over the list price. The number of homes that changes owners each year is pretty consistent. This neighborhood is always one of the most popular for buyers looking in Brookside, and I don’t see that changing.

Armour Hills Home Sales Report-November 2022

The higher interest rates haven’t dampened home sales in Armour Hills! Prices are up, although homes are staying on the market just a little longer than last year. Here are the stats:

Home prices closed 19.5% higher than November 2021; about the same number of homes changed ownership and final sold price was slightly lower than list price. The lowest closed sale was $200,000 and the highest was $512,000. Let’s look at year-to-date figures:

Consistently, buyers are paying over asking price for Armour Hills homes (8% for the year), and those houses listed go under contract quickly. Home values are up 12% compared to same period last year. As of this posting, there are no houses in Armour Hills for sale. Happy 2023 to all my readers!

Hope everyone had a relaxing holiday last week! Time to enjoy all the leftovers…! I have one more October sales report to post, regarding home sales in Armour Hills:

Every house that closed last month was over the list price, and the lowest price was $415K. Interesting fact about the highest closed price: $50,000 over the list price; buyer purchased “sight unseen”. WOW. Below are the year-to-date numbers:

Armour Hills isn’t following the Brookside trend this year–more homes have sold so far and values are up 12%! Homes are going under contract quickly with most buyers paying over asking price. Currently there are just two homes for sale in Armour Hills, both have been on the market for a several months–median list price is $449,950 and 98 days on market.

Armour Hills Home Sales Report – September 2022

It seems there are daily news stories about the housing market; prices falling, sellers dropping prices, there isn’t enough inventory, there is too much inventory, interest rates on the rise…yes, the market changes every day and it’s all true in one way or another. Here in Armour Hills in Brookside, homebuyers are still snapping up the houses that are well priced and well maintained. Let’s take a look at the details:

Although the median closed price was a little lower than list, compared to September 2021, values are up 15%! The lowest closed price was $345,000 and the highest was $540,000. Here are the year-to-date numbers:

Armour Hills Home Sales Report-July 2022

Buyers keep flocking to Armour Hills as a Brookside home location; although the number of homes closed last month was less than the previous year. I suspect this was due to the higher interest rates that kicked in this Spring. Let’s take a look at the numbers:

Home values are up 3.7% compared to July 2021. Of the five properties that closed last month, the lowest price was $375,000 and the highest was $452,000 (which was $51K over the list price!). Here are the year-to-date numbers:

Compared to the same period last year, home prices are up 7.4% in Armour Hills, and we are on track with the same number of properties changing owners. Currently there are four active listings, ranging from $329,000-$439,900 and 31 days on the market.

Armour Hills Home Sales Report- June 2022

Home values in Armour Hills continue to rise, and last month we had the third highest closed sale ever–it’s very rare for an Armour Hills house to sell for over $700K but it happened again! Here are the stats for this Brookside subdivision:

Overall, home values are up 23% compared to June 2021! The highest sale last month was $701,000 on a list price of $660,000. The lowest sale was $365,000.

Compared to the first six months of last year, home values are up 14%; buyers are paying 6% over asking price. With interest rates rising, we’ll see how the end of the year shakes out–if prices come down somewhat. There is still a lot of demand so I don’t foresee a big plunge in home sales at all. Currently there are five homes listed in Armour Hills with an average price of $405,000 and ten days on the market. The ten day figure shows you that at least some homes are not going under contract within 48 hours of listing. Of those five homes, all listed within the three weeks, three of them have had price reductions.
