Armour Hills Home Sales Report-February 2023

You may have heard national news reports saying “home prices are falling”…just remember, all real estate is local and while that may be true in some areas, KC resale home prices are still pretty stable. You’ll see from the report below that Armour Hills properties have slipped compared to last year, but the priced right houses are still selling quickly.

The median sales price was just a bit higher than February 2022, and the Feb 2023 sold price was over the median list price. The highest sale last month was $680,000 for an expanded, flipped home that was priced at $695K. Let’s look at the year-to-date numbers:

You can see from this chart that buyers are usually paying list price or above; although prices are down about 10% over last year. So you can argue that “prices are falling” yet there is still a lot of demand because homes are selling fast and usually for over the asking price. It’s always changing!!! Currently there is one home for sale in Armour Hills, priced at $599,950 and 18 days on market.

Armour Hills Home Sales Report-November 2022

The higher interest rates haven’t dampened home sales in Armour Hills! Prices are up, although homes are staying on the market just a little longer than last year. Here are the stats:

Home prices closed 19.5% higher than November 2021; about the same number of homes changed ownership and final sold price was slightly lower than list price. The lowest closed sale was $200,000 and the highest was $512,000. Let’s look at year-to-date figures:

Consistently, buyers are paying over asking price for Armour Hills homes (8% for the year), and those houses listed go under contract quickly. Home values are up 12% compared to same period last year. As of this posting, there are no houses in Armour Hills for sale. Happy 2023 to all my readers!

Hope everyone had a relaxing holiday last week! Time to enjoy all the leftovers…! I have one more October sales report to post, regarding home sales in Armour Hills:

Every house that closed last month was over the list price, and the lowest price was $415K. Interesting fact about the highest closed price: $50,000 over the list price; buyer purchased “sight unseen”. WOW. Below are the year-to-date numbers:

Armour Hills isn’t following the Brookside trend this year–more homes have sold so far and values are up 12%! Homes are going under contract quickly with most buyers paying over asking price. Currently there are just two homes for sale in Armour Hills, both have been on the market for a several months–median list price is $449,950 and 98 days on market.

Armour Hills Home Sales Report – September 2022

It seems there are daily news stories about the housing market; prices falling, sellers dropping prices, there isn’t enough inventory, there is too much inventory, interest rates on the rise…yes, the market changes every day and it’s all true in one way or another. Here in Armour Hills in Brookside, homebuyers are still snapping up the houses that are well priced and well maintained. Let’s take a look at the details:

Although the median closed price was a little lower than list, compared to September 2021, values are up 15%! The lowest closed price was $345,000 and the highest was $540,000. Here are the year-to-date numbers:

Overall, home prices are up about 9% this year in Armour Hills, and most homes sell at or above list price. Currently there are six homes listed, with a median price of $421,000 and 21 days on market.

Armour Hills Home Sales Report- June 2022

Home values in Armour Hills continue to rise, and last month we had the third highest closed sale ever–it’s very rare for an Armour Hills house to sell for over $700K but it happened again! Here are the stats for this Brookside subdivision:

Overall, home values are up 23% compared to June 2021! The highest sale last month was $701,000 on a list price of $660,000. The lowest sale was $365,000.

Compared to the first six months of last year, home values are up 14%; buyers are paying 6% over asking price. With interest rates rising, we’ll see how the end of the year shakes out–if prices come down somewhat. There is still a lot of demand so I don’t foresee a big plunge in home sales at all. Currently there are five homes listed in Armour Hills with an average price of $405,000 and ten days on the market. The ten day figure shows you that at least some homes are not going under contract within 48 hours of listing. Of those five homes, all listed within the three weeks, three of them have had price reductions.

Armour Hills Home Sales Report – March 2022

Let’s start with another example of how far some buyers will pay over asking price….in March, an Armour Hills home sold for $52K over the list price!. With interest rates on the rise, will buyers pull back on the bidding wars? We will find out…my guess is there will still be multiple offers for the most desirable, updated homes, but instead of 15 offers, perhaps 5-8 offers. Here are the March stats for Armour Hills in Brookside:

Sold prices are up16% over the same period last year. The highest closed price so far this year in Armour HIlls was $535,000. As of this post, there are no homes in Armour Hills for sale; there are 12 under contract.

Armour Hills Home Sales Report-2021

Hi Neighbors! Our subdivision had a healthy increase in home values last year, with most properties going under contract within a couple of days. Prices will not be going down in 2022–that’s a pretty safe prediction! Here are the numbers:

The increase in value from 2020 to 2021 was 10.4%, and the increase from 2017 to 2021 was 21.6%. I find it interesting that fewer homes sold; homeowners are staying put in our beautiful neighborhood! The highest sales price last year was a whopping $703,000, and the lowest was $212,000. Note most buyers are paying over list price.

The busy buying and selling season is just a few weeks away–if you plan to be a buyer / seller, now is the time to plan and plot strategy!

Armour Hills Home Sales Report-August 2021

Last month, Armour Hills had it’s highest recorded home sales price of the year–and that final price was $53,000 over the list price! As I reported in last week’s blog, some Brookside homes have sold for $100,000 over asking price. That is too crazy! An over $700K price for an Armour Hills house just shows the reach some buyers have to get what they want. The high price tag affected the big jump in the median sales price compared to Aug 2020. Here are the numbers:

Well neighbors, the Armour Hills subdivision in Brookside hit a record last month for the highest recorded sale of a single family home. Hard to believe, but someone paid $130,000 over the list price! How crazy is that? Let’s look at the numbers:
