Waldo Home Sales Report – November 2025

Here we are, at the end of the year…I hope everyone is enjoying the season, a few extra days off work and more time to visit with friends and family! Waldo home prices continue to increase; there are still some “bargains” out there if you are willing to fix up a property. Let’s take a look at the numbers; the boundaries I am using for these single family home sales are Gregory to 85th St and State Line to Holmes:

Home values rose 13% compared to November 2024; about the same number of homes sold, with most going under contract within a week or so. The lowest closed price was $71,000 and the highest was $427,500. Here are the year-to-date numbers:

You see a very healthy increase in the number of homes that changed owners year to date: 9.9%! I think homebuyers are just now used to interest rates staying around the 6.25% mark. Prices are up almost 2%. Currently there are 27 single family homes for sale in Waldo, with a median list price of $260,000 and 66 days on market. Prices range from $145,000 to $599,950.

Waldo Home Sales Report – June 2025

We are at the halfway mark for home sales this year; and the busy Spring buying and selling season is slowing down. Home prices in Waldo were way up last month compared to a year ago; the YTD figures are a little different. Let’s take a look; the boundaries I am using for the stats are Gregory to 85th St and State Line to Holmes:

You can see the median sales price jumped up by 15%; even the list price is 20% higher than June 2024. The reason for this is more of the larger and more expensive homes towards the north and west part of Waldo changed owners. The number of homes sold dropped a bit; most homes sell quickly once they hit the market. The lowest closed price was $135K and the highest was $759,000! Here are the year-to-date figures:

These numbers tell a different story–the median sales price is down 3% for the year, yet the number of homes sold is up by15%! Waldo is still a pretty affordable area for first time buyers, which is one reason sales remain steady. Currently there are 29 single family homes for sale, with a median list price of $275,000 and 13 days on market.

Waldo Home Sales Report-2021

Every month I post single family home sales stats for Waldo, and each January I write a year end recap with comparisons to the past few years. Waldo home values really exploded last year, due to not enough inventory and multiple offers common. How much higher will they go? The market doesn’t seem to be slowing down at all. So here are the numbers, using sales in the boundaries of Gregory to 85th/State Line to Holmes:

More numbers for you: Waldo home values increased 13% last year, and median sold prices are up 46% since 2017. (Neighbor Brookside had an increase of 14% in 2021.) The lowest closed price last year was $19,600 and the highest was $605,000.

Ready for the latest Waldo home sales stats? Yes, prices continue to rise, and yes, homes are selling quickly. If you are trying to buy a home in Waldo–don’t get discouraged! Stay the course, be prepared and eventually it will work out. This report reflects the Waldo boundaries of Gregory to 85th St and State Line to Holmes.

Another big increase in Waldo home values over last year–18% year-to-date. Currently, there are just ten single family homes for sale in Waldo, with a median list price of $240,000 and 8 days on market. Prices range from $109,000 to $429,000.

Waldo Dec 2020 Home Sales Report and Yearly Comparison

Ah yes, I’m a few days late posting this information but still relevant! Waldo has been one of the hottest neighborhoods for buyers these past few years and 2020 was no exception! The stats below reflect the Waldo area in the boundaries of State Line to Holmes and Gregory to 85th St. First, we’ll look at the December numbers:

The median sales price crept up a bit over last year, the same number of homes closed, the big difference is in days on market: most homes went under contract within 2 days of listing. The lowest sales price in December 2020 was $125K and the highest was $405K.

Wonderful Waldo is hot!!!! Home values up just under 5% in one year, and 37.8% since 2016. Real estate…can be an excellent investment! I wish there was more inventory to meet the demand because multiple offers are still quite common, pushing prices way up. Currently there are just two single family homes for sale in Waldo, with a median price of $203,700 and 31 days on market.

Waldo Home Sales Report April 2020

Waldo home prices have been rising fast–will the pandemic slow down the market?  Prices in the Brookside/Waldo area have taken a dip, but I still see strong demand for homes in these areas.  Let’s take a look at the numbers for Waldo, using the boundaries of State Line to Holmes and Gregory to 85th:

Home prices down about 4.5% compared to April of last year. However, note that sellers were getting over list price for their properties.  This may be due to bidding wars as a result of lower inventory.  Below are the year-to-date comparisons:

Year-to-date, prices have fallen just over 4%.  Currently there are eleven active single family listings in Waldo, with an average price of $279,900 and 14 days on market.

Waldo Home Prices Continue Upward Trend – Stats for May 2015

I am a bit behind in reporting home sales stats for Waldo…it’s the busy home buying season!  I thought the week leading up to July 4 would be slow, but for me, it turned out to be busier than a regular work week!  Sales continue to be strong in Waldo; the area I am reporting on is State Line-Holmes and Gregory to 85th St.

In May 2015, 36 homes sold with a median list price of $175,000 and a median sales price of $174,000 with 37 days on market.  The lowest closed sales price was $41,000 and the highest was $375,000.

In May 2014, 41 homes sold with a median list price of $139,950 and a median sales price of $139,150 with 31 days on  market.  The lowest closed sales price was $23,000 and the highest was $279,000.

The May 2015 median price was higher than normal due to the $375K sale–that is a high home price for the Waldo area, however there is a pocket of homes west of Wornall that can bring the higher than normal price.  Note the days on market are virtually the same–which is good for home sellers, knowing the average length of time to get a home under contract is just over 30 days. Also, the final sales price is close to the list price.

Checking year to date figures:

From January through May 2015, 130 homes sold with a median sales price of $158,500 and 35 days on market.

From January through May 2014, 126 homes sold with a median sales price of $140,000 and 49 days on market.

Sales prices are up for the year, along with fewer days on market in Wonderful Waldo!

Currently there are 44 homes for sale in Waldo, with a median list price of $140,000  and  55     days on market.

Waldo Home Sales – October 2014

 

It’s time again to report October 2014 home sales stats for Waldo.  People often ask me what the boundaries of Waldo are, and I don’t have a firm answer for them!  For purposes of this market update, the area I focus on is single family home sales between State Line east to Holmes, and Gregory south to 85th St.

In October 2014, 42 homes sold with a median sales price of $140,000 and 49 days on market.  The lowest home sale price was $37,500 and the highest was $247,500.

In October 2013, 19 homes sold with a median sales price of $133,500 and 55 days on market.  The lowest home sale was $42,000 and the highest was $243,000.

You can see a big difference in the number of homes sold–twice as many this year compared to last.  The average sales price was higher as well, and a few less days on market.  Here are the year-to-date figures:

From January – October  2014, 288 homes have sold with a median price of $145,500 and 46 days on market.  

From January – October 2013, 290 homes sold with a median price of $142,000 and 49 days on market.

Overall, Waldo is on pace with last year’s sales figures, with an increase in the average price.  Good news for the neighborhood!

Waldo Home Sales Report – June 2014

Although we are into the month of August, I am reporting June home sales stats for Waldo now…as the July figures won’t be ready for another week or so.  Sales in Waldo were slower compared to the same month one year ago.  The  geographic area I’m using for Waldo is: State Line to Holmes and Gregory to 85th St.

In June 2014, 29 homes sold with a median price of $138,000 and 88 days on market.  The lowest home sale was $85,000 and the highest was $347,500.

In June 2013, 40 homes sold with a median price of $183,500 and 57 days on market.  

Average sales price was done from one year ago and houses sat on the market longer before an offer was confirmed. The big drop in average sales price is due to more expensive homes selling in the area.

Here are the year-to-date figures:

From January – June  2014, 153 homes have sold with a median price of $140,000 and 75 days on market.  

From January – June  2013, 163 homes sold with a median price of $145,000 and 78 days on market.

So we are seeing a bit smaller number of homes sold compared to 2013–days on market are virtually the same and the average price is down.

When looking at average sales prices for the Waldo area, remember that there is a wide range of home sizes and prices.  The houses on the eastern side are generally smaller and less expensive; as you move closer to State Line, the homes are larger and go up  in price.  When several homes sell in western Waldo, the average price kicks up.

Currently there are 77 homes for sale in Waldo, with a median list price of $130,000 and 83 days on market.  The lowest price home is $19,900 and the highest is $294,900.  (All figures taken from Heartland MLS; deemed reliable but not guaranteed).

Waldo Home Prices Up During Spring Buying Season

 

Good news to report regarding Waldo area home sales–prices are up!  Let’s check the April 2014 single family home sales stats and also compare year-to-date figures to one year ago. The boundaries I’m using for Waldo are: State Line to Holmes and Gregory to 85th St,

In April 2014, 26 homes sold with a median price of $143,000 and 62 days on market.  The lowest home sale was $55,510 and the highest was $428,000.

In April 2013, 30 homes sold with a median price of $120,500 and 119 days on market.

Prices were way up this April and the days on market were much less.

Here are the year-to-date figures:

From January – April 2014, 81 homes have sold with a median price of $136,000 and 86 days on market.  

From January – April 2013, 80 homes sold with a median price of $110,000 and 95 days on market.

So far, Waldo home prices are up 23% from last year, and selling faster…good news for home sellers. Note the $428K sale this year is a rare higher price for a Waldo area home.
