Waldo Home Sales Report-Sept 2016

Waldo continues to attract homebuyers this year..sales are strong, and sellers are getting very close to asking price for their homes. Wonderful Waldo is HOT for homebuyers!!!  Here are the September 2016 stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th:

September 2016:

Number of homes sold:    34

Median list price:              $177,000

Median sales price:          $173,750

Average days on market:    31

The lowest sales price last month was $82,000 and the highest was $293,000.  Final sales price was just under 2% of list price.

September  2015:

Number of homes sold:      34

Median list price:              $130,000

Median sales price:          $129,500

Average days on market:    23

Comparing Sept 2016 to Sept 2015 finds a jump in the median sales price–however, this year more of the higher priced homes sold, raising that median price. Notice how fast homes are going under contract–within 30 days of listing.

The trend for 2016 is higher prices, homes selling at or near list price  and homes selling faster.  Good news for Waldo home sellers–and buyers, because they can feel confident they are buying in a desireable area.                                  

Currently in Waldo, there are 33 single family homes for sale at a median list price of $158,000 and 51 days on market.

Waldo Home Sales – Jan 2016 Report

Waldo home sales are off to a strong start in 2016!  Usually this is a slower time of year for the market.  Let’s check the numbers…single family home sales in the Waldo area between State Line to Holmes and Gregory to 85th St:

In January 2016, 21 homes sold. The median list AND sale price was $163,950.  Average days on market:  62.

Not much bargaining between buyer and seller–buyers are paying at or close to list price. The lowest sales price was $37,000 and the highest was $320,000.

In January 2015, 14 homes sold. The median list price was $162,900 and the median sales price was $158,500. Average days on market: 46.  

More homes sold this January than last; and median sales price jumped up!

The home buying season is winding down now as we head into the cooler weather. However, Waldo homes have continued to sell well, and quickly, through the month of August.  Here are the single family home sales stats for Waldo, using the boundaries of  State Line to Holmes, and Gregory to 85th:

In August  2015, 23 homes sold with a median list price of $124,950 and a median sales price of $125,000 and 29 days on market.  The lowest closed sales price was $45,000 and the highest was $255,000.

In  August  2014, 21 homes sold with a median list price of $175,000 and a median sales price of $169,900 with 42 days on  market.  

As you can see, the sales price was a smidge higher than the list price–that could mean a few homes sold for over asking price, or closing costs were added to the list price.  The reason the median price this year was so much lower than last year was in August 2014: there were three sales in this geographic area over $200K, including one at $310K.  Most Waldo homes sell for under $200K, although the highest sale so far this year was $255,000.

Checking year to date figures:

From January through August 2015, 239 homes have sold with a median sales price of $154,500 and 34 days on market.

From January through August 2014, 204 homes had sold with a median sales price of $141,800 and 48 days on market.

Waldo home prices are up overall since last year, and on the market for fewer days.  Demand for updated, well priced homes in Waldo is strong! Currently there are 29 homes for sale, with a median list price of $127,500 and 72 days on market.

Waldo Home Prices Rise – Jan 2015

 

 

Although the cold winter weather that won’t seem to leave… house hunters are out,  snatching up homes in the Waldo area.  In 2014, Waldo home prices rose 2.89%–to a median sales price of $144,000 with 46 days on market, and 330 homes changed ownership.  Let’s look at the January 2015 home sales stats for Waldo–I am using the street boundaries of State Line east  to Holmes, and Gregory south to 85th St:

In January 2015, 15 homes sold with a median list price of $147,500 and a median sales price of $151,000 with 46 days on market.  

In January 2014, 15 homes sold with a median list price of $132,500 and a median sales price of $129,500 with 87 days on  market.  

Why was the sales price higher than the list price ?   A few reasons:  there could have been multiple offers on the property; the buyer may have financed some closing costs into the loan by adding to the list price; or some other type of  negotiation regarding repairs following inspections.  The takeaway here is that buyers are willing to pay the initial list price–or very close to it–for the best homes that come on the market. Comparing the numbers, home values up 11% over last year.

Overall, Waldo homes sales are off to a strong start in 2015!  Currently there are 29 single family homes for sale in Waldo (the boundaries I described above) with a median list price of $144,900 and 41 days on market.

Waldo Home Values Rise in 2014

Wonderful Waldo!  Overall, home prices rose in this area last year.   Waldo has always been a popular place to live, and I think even more so lately as we’ve had so many locally owned  new businesses move into Waldo.  Let’s look at single family home sales for Waldo, comparing 2013 to 2014; and we’ll start with stats for December.  The boundaries I’m using are State Line east to Holmes, and Gregory south to 85th St.

In December  2014, 23 homes sold with a median sales price of $170,000 and 30 days on market.  

In December 2013, 28 homes sold with a median sales price of $148,000 and 39 days on market.  

Comparing these two months, prices were way up in December 2014 compared to the previous year.  Now we will compare 2014 to 2014 single family home sales:

In 2014, 330 homes have sold with a median price of $144,000 and 46 days on market.  The lowest home sales price was $23,000 and the highest was $430,000.

In 2013, 332 homes sold with a median price of $139,500 and 50 days on market. The lowest home sales price was $15,000 and the highest was $372,000.

So, average sales prices in Waldo rose 2.89% in 2014, with about the same number of homes selling in six weeks’ time.  Waldo homeowners continue to gain equity lost during the recession, and there is a wide range of prices for homebuyers interested in this area.

Currently there are 36 active  single family listings  Waldo area, with a median list price of $136,000 and 78 days on market.

Waldo November 2014 Home Sales Report

As we head towards the end of the year, Waldo home sales have remained very consistent with last year–and prices are up!  Let’s look at the stats for Waldo single family home sales for November 2014, along with a comparison to last year:   The area I am focusing on  is single family home sales between State Line east to Holmes, and Gregory south to 85th St.  

In November 2014, 22 homes sold with a median list price of $125,000 and a  sales price of $124,950 with 36 days on market.  The lowest home sale price was $41,000 and the highest was $235,000.

In November 2013, 21 homes sold with a median list price of $129,000 and a sales price of $125,000 with 58  days on market.  The lowest home sale was $32,000 and the highest was $247,500.

Comparing these two months, the numbers are virtually the same. Homes sold almost two weeks faster  this year than last.  Here are the year-to-date figures:

From January – November 2014, 308 homes have sold with a median price of $143,000 and 48 days on market.  

From January – November  2013, 301 homes sold with a median price of $133,800 and 50 days on market.

Average sales prices are up in Waldo, and about the same number of homes are selling.  This is great news as the housing market continues to regain some of the value lost during the housing crash.  Currently there are 42 single family homes for sale in this Waldo area, with a median list price of $144,900 and 76 days on market.  Next month I will compare December figures and the important year end report.  Happy Holidays to everyone!

Waldo Home Sales – October 2014

 

It’s time again to report October 2014 home sales stats for Waldo.  People often ask me what the boundaries of Waldo are, and I don’t have a firm answer for them!  For purposes of this market update, the area I focus on is single family home sales between State Line east to Holmes, and Gregory south to 85th St.

In October 2014, 42 homes sold with a median sales price of $140,000 and 49 days on market.  The lowest home sale price was $37,500 and the highest was $247,500.

In October 2013, 19 homes sold with a median sales price of $133,500 and 55 days on market.  The lowest home sale was $42,000 and the highest was $243,000.

You can see a big difference in the number of homes sold–twice as many this year compared to last.  The average sales price was higher as well, and a few less days on market.  Here are the year-to-date figures:

From January – October  2014, 288 homes have sold with a median price of $145,500 and 46 days on market.  

From January – October 2013, 290 homes sold with a median price of $142,000 and 49 days on market.

Overall, Waldo is on pace with last year’s sales figures, with an increase in the average price.  Good news for the neighborhood!

Waldo Home Sales Prices Higher in August 2014

Fall is here, home sales are slowing down, and it’s time to look at the August 2014 single family home sales stats for the Waldo neighborhood.  The area I am focusing on for this market report  is State Line east to Holmes, and Gregory south to 85th St.

In August 2014, 22 homes sold with a median sales price of $169,600 and 42 days on market.  The lowest home sale was $49,000 and the highest was $305,000.

In August 2013, 34 homes sold with a median sales price of $151,000 and 46 days on market.  The lowest home sale was $44,150 and the highest was $292,500.

Average sales price is higher  from one year ago and days on market, virtually the same.  The number of units sold is down by 35%.

Here are the year-to-date figures:

From January – August  2014, 224 homes have sold with a median price of $144,000 and 46 days on market.  HIghest sales price so far this year is $430,000; lowest is $23,000.

From January – August 2013, 255 homes sold with a median price of $147,000 and 49 days on market.

The average sales price is now trending a bit lower; the number of homes sold is down 12% year-to-date compared to last year at this time. Nationally, home sales are slower and in the Brookside area (zip 64113) — the trend is pretty  much the same as in the Waldo area.  As the holidays get closer and the weather cools down–sales are slower.  There aren’t as many new listings coming on the market, so buyers have less to choose from.

Waldo Home Sales Report – June 2014

Although we are into the month of August, I am reporting June home sales stats for Waldo now…as the July figures won’t be ready for another week or so.  Sales in Waldo were slower compared to the same month one year ago.  The  geographic area I’m using for Waldo is: State Line to Holmes and Gregory to 85th St.

In June 2014, 29 homes sold with a median price of $138,000 and 88 days on market.  The lowest home sale was $85,000 and the highest was $347,500.

In June 2013, 40 homes sold with a median price of $183,500 and 57 days on market.  

Average sales price was done from one year ago and houses sat on the market longer before an offer was confirmed. The big drop in average sales price is due to more expensive homes selling in the area.

Here are the year-to-date figures:

From January – June  2014, 153 homes have sold with a median price of $140,000 and 75 days on market.  

From January – June  2013, 163 homes sold with a median price of $145,000 and 78 days on market.

So we are seeing a bit smaller number of homes sold compared to 2013–days on market are virtually the same and the average price is down.

When looking at average sales prices for the Waldo area, remember that there is a wide range of home sizes and prices.  The houses on the eastern side are generally smaller and less expensive; as you move closer to State Line, the homes are larger and go up  in price.  When several homes sell in western Waldo, the average price kicks up.

Currently there are 77 homes for sale in Waldo, with a median list price of $130,000 and 83 days on market.  The lowest price home is $19,900 and the highest is $294,900.  (All figures taken from Heartland MLS; deemed reliable but not guaranteed).

Waldo Home Prices Up During Spring Buying Season

 

Good news to report regarding Waldo area home sales–prices are up!  Let’s check the April 2014 single family home sales stats and also compare year-to-date figures to one year ago. The boundaries I’m using for Waldo are: State Line to Holmes and Gregory to 85th St,

In April 2014, 26 homes sold with a median price of $143,000 and 62 days on market.  The lowest home sale was $55,510 and the highest was $428,000.

In April 2013, 30 homes sold with a median price of $120,500 and 119 days on market.

Prices were way up this April and the days on market were much less.

Here are the year-to-date figures:

From January – April 2014, 81 homes have sold with a median price of $136,000 and 86 days on market.  

From January – April 2013, 80 homes sold with a median price of $110,000 and 95 days on market.

So far, Waldo home prices are up 23% from last year, and selling faster…good news for home sellers. Note the $428K sale this year is a rare higher price for a Waldo area home.
