Waldo Brews Tour – Happening Soon!

Think of all the great locally owned places you can hang out with friends in Waldo..coffee shops, bars, restaurants.  The upcoming Waldo Brews Tour gives you and your friends the opportunity to visit many of your favorite spots…and perhaps discover some new ones!

The tour runs from noon-6pm on Saturday June 7–you can make a day of it or just spend a couple of hours visiting a few places.  Coffee, tea, adult beverages and food are available…stops on the tour include Front Range Cafe, Kansas City Bier Company, City Barrel Pizza+Patio, Emilie’s French Teas; visit the Waldo Events page for the most up to date list. 

Here’s how it works–purchase your ticket online, then pick up your ticket at Lew’s or City Barrel.  The day of the event you will get a wristband when you board the bus that gives you access to transportation and the special discounts and deals at each location.  The bus will stop at all participating locations; the main bus pick up and drop off is Waldo Social at 75th and Wornall.  Buy your ticket this week – before June 1— for $15; $20 for purchases June 1 through the day  of event.  Besides the beverage deals, you’ll get a commemorative free band tee and koozie!

Waldo Home Sales Report-April 2025

The Spring homebuying season was very very busy in Waldo last month–the number of homes that changed owners was way up compared to last year! Let’s take a look at the stats; I’m using the boundaries of State Line to Holmes and Gregory to 85th street for the numbers, single family home sales.

The number of homes sold beat April 2024 numbers by over 100%! Waldo is a place homebuyers want to be! The median sales price was down about 8%; still, sellers are getting list price or over for many of the homes. The lowest closed price was $197,000 and the highest was $705,000. Below are the year-to-date numbers:

Checking these stats, home prices “dropped” just under 2% compared to last year; yet still many buyers pay over asking price. Sales are very strong–up 24% YTD. Currently there are 19 single family homes for sale in Waldo, with a median list price of $349,000; lowest listed price is $200K and the highest is $674,000.

Waldo Home Sales Report – January 2025

There are some interesting home sales stats to start off the new year in Waldo: more homes sold, yet average price is down. Hopefully the market is becoming a bit more normal and balanced. Let’s take a look at the details; I am citing single family home sales from State Line to Holmes and Gregory south to 85th St:

Compared to a year ago, home prices are down 4.7%, yet 42% more properties changed owners. For those who can buy, they have accepted the higher interest rates. The lowest closed price last month was $118,000 and the highest was $643,000. Currently there are 16 active single family listings in Waldo, with a median price of $272,500 and 44 days on market.

Waldo 2024 Home Sales Report – And 5 Year Comparison

Numbers tell a story….and Waldo home prices have remained remarkably steady compared to 2023. Of course, looking over the past five years-they have increased, which is what homeowners want!. In addition, the number of homes changing owners rose as well last year, and that’s a positive sign for those that want to buy. Let’s take a closer look, using the street boundaries of State Line to Holmes and Gregory to 85th St for the stats:

Many buyers are still paying over the asking price by about 1.5%, and homes don’t usually linger on the market longer than a few days. That has been the norm for a few years now. Buyers have accepted the higher interest rates, and 14% more properties sold in 2024 than 2023. Last year, the lowest closed price was $85K and the highest was $675,000 (a new build on Main St). Still, the number of homes changing owners has fallen 32% since 2021, when interest rates were much lower and houses more affordable. Since 2020, home values have gone up 30% in Waldo.

Currently there are 21 single family homes for sale in Waldo, with half of those priced over $300K. The lowest list price is $155,000 and the highest is $515,00.

Waldo Sip and Stroll Happening Tonight-Thurs Dec 5

One of the aspects of Waldo that people like best is that it is so walkable! The Waldo Area Business Association invites you to take advantage of that with the Waldo Sip and Stroll, tonight December 5 from 3-7pm.

The housing values in Waldo are up and down in this report; overall, though, prices remain fairly steady. These stats are taken from single family home sales in Waldo from State Line to Holmes and Gregory to 85th St:

Home values are down just about 12% compared to October 2023; and many buyers paid less than the asking price; that’s unusual. It could be that sellers overpriced their properties as you can see many homes sat on the market longer–almost a month. Yet I think the YTD numbers show the trends better:

Overall, prices are up just over 5% for the year, and about the same number of homes have changed ownership. Waldo seems to be a very stable market, with homes gaining in value. Many buyers are paying asking price or just over. This shows that Waldo remains a hot place for homebuyers! Currently there are 36 single family homes in Waldo for sale, with a median list price of $274,975 and 53 days on market.

Waldo had a large jump in the median sales price last month compared to September 2023; likely because more of the higher priced houses in Waldo closed. Let’s take a look at the details; I’m using single family home sales in the area of State Line to Holmes and Gregory to 85th St for these stats:

The median sales price last month jumped 32% over last year; of the 27 homes that closed, six of them were over $400K–a higher price point for Waldo. The lowest closed price was $180,000 and the highest was $620,000. Below are the year-to-date numbers:

The number of homes changing owners have remained steady; home values are up almost 7% this year and buyers are still paying over list price for many homes. Currently there are 25 single family homes listed in Waldo, with a median list price of $275,000 and 24 days on market.

So we are a couple of days into October and just slipping in these August Waldo home sales stats–took a few days of vacation!! Anyway, several houses for sale in Waldo, with a wide range of prices–usually the ones that sit on the market for a while don’t sell right away due to price and/or condition. Home values remain strong! Here are the numbers:

Prices dropped 7.5% compared to last August, yet many buyers still paying over asking price–last month by just under 1%. The lowest closed price was $113,750 and the highest was $540,000. Here are the year-to-date stats:

Looking at the numbers for the year, home prices are down slightly compared to a year ago yet most houses are selling very close to the list price. There are 30 active single family homes for sale in Waldo, with a median price of $284,000 and 46 days on market. Prices range from $139K to $669,000 (that’s the new build on Main between 75th and 79th).

You may have heard that home prices are coming down…and that may be true in some areas, because “all real estate is local” as the saying goes. Waldo, however, continues to see rising prices. Here are the July stats for single family home sales in this area: Holmes to State Line; Gregory to 85th St:

Prices were up 13% over July 2023 and most sellers are getting asking price or a bit over. Just about 42% more homes changed ownership and most do not sit on the market a long time. The lowest closed price was $100K and the highest was $532,000. Here are the year-to-date numbers:

These numbers, though, show the number of homes sold is down but not by much; prices are up just under 2% for the year. Remember, it usually takes 30-60 days for a house to close once it is under contract so the July 2024 closed sales likely went under contract in May and June, peak buying season. Currently there are 33 properties for sale in Waldo, with a median list price of $295,000 and 33 days on the market. Prices range from $160,000-$525,000. Waldo continues to be an affordable and desirable place to live!
