Waldo Home Sales Report-November 2023

Here we go…into two weeks of holiday hoopla, multiple trips to the grocery store, airport runs, packing and unpacking, enjoying those special home cooked recipes and seeing the innocent joy of the season on every kid’s face. Is this too sentimental?? OK let’s get on with the show…below are single family home sales for Waldo last month; I use the street boundaries of State Line-Holmes and Gregory to 85th for the report:

There are some interesting stats here; compared to Brookside, the number of homes sold increased compared to a year ago, and prices rose by 22%!! I suspect some buyers finally got used to the fact that interest rates are not going down to 3%, or even 5% anytime soon so they finally made a purchase. The lowest closed price was $70,000 and the highest was $525,000. Here are the year-to-date stats:

The trend for the year has been buyers paying a bit over the list price and prices increasing from last year. Still a lot of demand as you can see–most houses go under contract very quickly, within a few days. The number of homes closed decreased by 11%, due to interest rate hikes causing some buyers leaving the market.

Currently there are just 8 homes listed in Waldo, with a median price of $314,750 and 22 days on market.

Waldo Home Sales Report-October 2023

Well this month is certainly slipping away fast…as the last two months of the year usually do!! So I’d better get these Waldo home sales stats out–and here they are–single family home sales for Waldo last month, using the boundaries of State Line to Holmes, Gregory to 85th St:

Waldo continues to be a strong market for sellers–you can see buyers paid about 6% over the list price last month; median sales price just a bit over 1% compared to October 2022. The lowest closed price was $180,000 and the highest was $405,000.

So far this year, Waldo home values are up about 3.5%; and 14% fewer homes have sold. There are currently 12 active listings in Waldo, with a median price of $302,250 and 26 days on market.

Waldo Home Sales Report August 2023

It seems like there is no shortage of homebuyers for Waldo as prices keep rising and buyers are paying over sticker price. Let’s take a look at last month’s sales, using Waldo boundaries of State Line to Holmes; Gregory to 85th St:

Look at the difference in the sales price compared to last year: up 37%!!! Buyers are paying over 7% of asking price and homes going under contract within a couple of days. The lowest closed price last month was $66,000 and highest was $537,500. Here are the year-to-date numbers:

So far this year, the number of sold homes is down just under 12% compared to last year. Home values are up 6.9%. Currently there are 12 single family homes listed in Waldo, with a median price of $312,500 and 12 days on the market.

Waldo Home Sales Report-July 2023

You may have heard via national news that home sales are down this year–partially due to the higher interest rate. That is true for Waldo as well–at least according to last month’s stats. Let’s take a look; I’m using data for single family homes using the boundaries of State Line to Holmes, Gregory to 85th St.

Most buyers are still paying over asking price; however prices last month dipped 12% from July 2022. Also, 44% fewer homes sold. Why? I think many first time buyers have dropped out of the market for now due to the higher interest rates. That’s one reason….their budget can’t stretch enough for what they want. The lowest closed price last month was $170K and the highest was $452K. Her are the YTD numbers:

Looking at the year-to-date trend, home values are up almost 6.5% and 9% fewer homes have changed hands this year. Currently there are 8 single family homes for sale in Waldo, with a median price of $339,000.

Waldo Home Sales Report – June 2023

Waldo is experiencing double digit increases in home vales compared to last year–how long will this continue?? Certainly buyers cannot “wait for a deal” ; that’s a phrase I hear often as an agent! The best time to buy is when you are financially ready! Here are the stats for single family home sales in Waldo, using the boundaries of State Line to Holmes; Gregory to 85th St:

Yes it’s the same story…most buyers paying over the asking price and homes going under contract within 48 hours. The median price for June 2023 was 33% over June 2022!! Lowest closed price last month was $140K and the highest was $457K. Here are the year-to-date numbers:

We are consistent in the number of homes closing YTD; values up 11% so far this year. It seems buyers have adjusted to the higher interest rates as there is still so much demand.

Currently there are 12 homes for sale in Waldo; two of these are new construction. The median sales price is $300,000 and 10 days on market.

New Gift Shop and Design Studio Opens in Waldo

Waldo is welcoming yet another new, locally women owned shop just east of McLain’s Bakery!   It’s exciting to report small businesses are thriving in our neighborhood!  Read on to find out more about Ampersand Design Studio at 211 E Gregory. There are so many attractive and colorful items here for sale; you will see why the owners describe the shop “where color and pattern come to play”.

Owners Morgan Georgie and Carrie Kiefer met in design school at KU.  Both got jobs with Hallmark, in the creative department for gift wrap, photo albums and party goods.  After leaving the company, Morgan and Carrie started Ampersand, initially designing invitations and wall art and selling via their own website and Etsy.  Eventually they sold their colorful art and prints to Crate and Barrel, West Elm, Minted and other national companies.  They decided to open a storefront, and picked the Waldo location.  “We really love the close knit neighborhood here, the constant flow of foot traffic and everyone has been so warm and accepting” says Morgan.  They opened this space in April and business has been steady.  Future plans include special classes and workshops plus pop up events.

So what can you find in Ampersand?  There are useful and practical items like all cotton blankets, napkins, glassware, planters, KC branded tee shirts, some kids’ items and greeting cards, all featuring eye catching designs and bright colors.  Here, you’ll find just the right special and unique gift:  a decorative serving tray, pillows, hand towels, wall art, —or pick up a new pair of fun earrings!  In the back of the store is where the magic happens—Morgan and Carrie have their design studio set up there.  What inspires their art?  “We are inspired by exposing ourselves to new things” Morgan says.  “It could be an interiors magazine, a beautiful movie or even an artistically displayed plate at a favorite restaurant.  We get inspired by color, pattern, and typography everywhere we go.  We love what we do!”

Waldo Home Sales Report-April 2023

Waldo homes are continuing to sell quickly however prices have calmed down somewhat–and fewer homes are selling, no doubt due to a continued lack of inventory and much higher interest rates than April 2022. Let’s take a look at the numbers; I’m using the boundaries of State Line-Holmes and Gregory to 85th for this report:

The interesting fact about the sold price for last month was 1) it was above asking price, so buyers still paying more than list price and 2) the sold price was virtually unchanged from a year ago. With most homes selling within a few days of hitting the market, buyers have to be quick to see the new houses quickly. The lowest closed price last month was $175K and the highest was $470K. Below are the year-to-date numbers:

Waldo home values have risen 5% YTD compared to 2022. Note that 32% fewer homes have closed, and some homes are sitting on the market just a little longer. Currently there are just three single family homes for sale in Waldo, with a median price of $359,000 and 12 days on market.

Brookside Art Annual and Waldo Spring Fling Happen This Weekend

The weather forecast looks good for this weekend–fortunately for two outdoor events you can check out! The biggie is the 37th Brookside Art Annual, at 63rd St and Brookside Plaza.

Booths open tomorrow, Friday May 5, at 5pm. Enjoy browsing through all sorts of local and regional art: painting, sculpture, clothing, jewelry, photography and a few pieces that will certainly make you ponder…what is it exactly?? In addition there are things for the kids to do: arts and crafts and face painting plus several food and snack options. The Art Annual continues on Saturday from 10am-9pm and Sunday 11am-5pm.

Also happening on Saturday is the 2nd Annual Waldo Spring Fling, at the NE corner of Gregory and Wornall. This is a smaller, growing event and family friendly; several local Waldo businesses will have booths set up plus food trucks for noshing.

You can easily enjoy one or both outdoor events this weekend; remember to drive slowly near these two areas and watch for extra pedestrians and tight parking on side streets. Thank you for supporting our local Brookside and Waldo businesses and events!

Checking these Waldo home sales stats, here’s a synopsis: interest rates up, prices up, number of homes sold, down. There is still so much demand despite the higher interest rates that prices keep rising due to lack of inventory. Let’s look at the numbers:

Last month, fewer homes sold than Feb 2022; yet prices are way up-that median sales price rose 19%. The lowest closed price was $137,400 and the highest was $415,000. Now let’s see the year-to-date figures:

We are just a couple of days into March…and I am a bit late posting these January stats for Waldo home sales. No surprise here–prices keep going up! These are the sales figures for single family homes, using the boundaries of Gregory to 85th St; State Line to Holmes:

Home prices rose 16% compared to January 2022; and (some) homes are sitting on the market longer. Remember, a year ago, interest rates were around 3%. Still, that’s a pretty hefty increase in median sales price considering the interest rates have doubled. The lowest closed price was $152,500 and the highest was $470,000.

Currently there are 13 homes for sale in Waldo, with a median list price of $260,000 and 16 days on market.
