WOW, the figures I have to report this month for housing sales in Brookside are pretty amazing! More homes are selling, and at higher prices. Buyers believe in the value of a Brookside address…that is obvious from the increased prices and all the renovations and room additions you see while cruising through the neighborhood blocks.
Here are the home sales statistics for September 2012, plus year-to-date figures. I am using the main Brookside zip code of 64113 for this report on single family home sales:
In September 2012, 26 homes sold. The average list price was $315,063 and the average sales price was $303,453. Average days on market: 68.
In September 2011, 15 homes sold. The average list price was $243,170 and the average sales price was $228,843. Average days on market: 149.
(That’s right, an increase of almost $75K in the average sales price!)
Year to date, 226 homes have sold in zip code 64113, at an average sales price of $319,265 with 105 average days on market. From January-September 2011, 162 homes sold at an average price of $297,247 and 131 days on market.
These stats show the housing market in Brookside continues to outperform last year. More units are selling with higher average sales prices. Why the huge jump in average sales price from Sept 2011 to Sept 2012? A few reasons: 1) Brookside is an area where prices can range from very low ($125K) to very high (over $1million). More affluent buyers are purchasing the higher priced homes. Also, the number of short sales and foreclosures continues to shrink, pushing up prices for normal resale homes.
I expect we will see fewer homes sold on a monthly basis through the end of the year. I feel prices will remain strong, as there is a shortage of inventory right now for those people who must buy something during these slower months for sales. Also, many sellers take their homes off the market for the holidays or wait until spring to list.
