Brookside Home Sales Stats – Jan 2015

It’s a brand new year for home sales in Brookside!  In 2014, 291 single family homes sold in our Brookside zip code of 64113.  That’s about 24 per month.  We are getting off to a slower start in 2015–that’s because there is a lack of desirable inventory in the $200-$350K price range.  Let’s look at the numbers:

In January 2015, eight homes sold in the Brookside area.  The median list price was $279,500 and the median sales price was $275,000.  Average days on market: 23.

In January 2014, thirteen homes sold.  The median list price was $299,950 and the median sales price was $295,000.  Average days on  market:  38.

Bonus numbers!  Note the wide range of prices in our zip code:

Highest closed sales price in 2014 was $1.445 million; lowest was $160,100.

Highest closed sales price in January 2015 was $930,000 and lowest was $170,000.

Although we are behind compared to one year ago, I’m not concerned.  January is typically a slow month for home sales, and inventory is still low.  The busy spring buying season is just around the corner so these numbers will go up as we head into warmer weather.

Currently there are 60 single family homes for sale in Brookside (zip 64113) with a median price of  $409,000  and  123 days on market. That higher median sales price reflects the lack of lower priced inventory–those homes get snapped up quickly and the higher priced homes sit on the market longer. The lowest price listed home is $$210K; the highest is $4.450 million.

Brookside Home Sales – November 2014

For the November Brookside homes sales report…fewer than half the number of homes sold last month as compared to October 2013.  However, not an unusual stat for this time of year!  Let’s examine Brookside single family home sales for the month of November 2014 with a comparison to last year, as well as year-to-date figures.  I am using sales from the main Brookside zip code of 64113:

In November 2014, 9 homes sold (compared to 25 in October).  Median list price was $299,950, and median sales price was $287,000 with an average of 34 days on  market.  The lowest priced home sold  was $117,000 and the highest was $635,000.  

In November 2013, 14 homes sold.  The  median list price was $235,000 and the median sales price was $228,000 with 35 days on market.  

Fewer homes sold, but median price was way up.  This tells us  more expensive homes closed–which coincides with the lack of inventory for the buyers in the $200-$250 price range.   

Looking at year to date figures:

From Jan – November 2014, 263 homes have sold at a median sales price of $306,000 and 39 days on market.

From Jan – November 2013, 270 homes sold at a median sales price of $300,000 and 42 days on market.  

This year is trending to be similar to 2013 home sales, with about the same number of homes sold but a higher sales price.  Good news for homeowners–and, yes, buyers as well.  They know they are investing in a neighborhood that has an upward trend of home equity growth!  

Currently there are 68 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $379,950 and 105 days on market.  The lowest priced home is at $170,000 and the highest price is the house at 5650 Ward Parkway, built for Tom Pendergast, at $4.45 million.    (All figures taken from Heartland MLS and deemed reliable but not guaranteed).

Brookside Home Sales Slower in Aug 2014

Brookside sales continue to slow down as we head towards the end of the year.  The usual pattern follows strong sales in the spring and summer months; then fewer closings as the weather turns cooler.  Here are the August single family home sales  numbers for the Brookside area, using zip code 64113:

In August 2014, 23 homes sold.  Median sales price was $261,000 and 28 days on  market.  The lowest sales price was $222,250 and the highest was $355,000.  

In August 2013, 34 homes sold.  The  median sales price was $279,900 and 87 days on market.   The lowest sales price was $173,000 and the highest was $1.525 million.

An explanation for the drop in the median sales price would include the fact that the highest price sale this August was well under $1million. Most buyers purchased homes in Brookside  under $400K.  What is concerning is that fewer homes overall are selling, compared to last year. Checking year to date figures:

From Jan-August  2014, 186 homes sold at a median sales price of $311,000 and 36 days on market.

From Jan-August  2013, 216  homes sold at a median sales price of $291,000 and 47 days on market.  

Note that the days on market are fewer, for the month and year to date.  Buyers are snatching up the moderately priced homes in our zip code that are updated and move in ready.  The higher priced or overpriced homes that need updating continue to sit on the market.  

Currently there are 99 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $409,857.  The lowest list price is $175,000; the highest is $4.445 million.  Average days on market:  86.  Note that 60 of the 99 homes are priced over $350,000.  There is still a strong demand for updated Brookside homes priced under $350K–if  you have one ready to sell!

Brookside Home Sales Report – August 2013

Today is September 1..I’m a bit late getting out the home sales stats for the Brookside zip code of 64113!  My apologies, time just slipped away.  I’m happy to report that the upward trend of increasing home values/units sold for our neighborhood continues, as it has all year.  Here are the details:

In July 2013, 36  homes sold.  The average list price was $437,803 and the average sales price was $429,464.  Average days on market: 65.

In July 2012, 34  homes sold.  The average list price was $341,804 and the average sales price was $330,384.  Average days on market: 98.

You can see there was a huge jump in the average sales price. Why?  Because in this zip code we have home prices ranging from $150K-$1million+.  In July of this year, three home sales were over $1million.  This skews the average sales price way up.

Let’s compare year-to-date figures:

In the first seven months of 2013, 187  homes sold with an average sales price of $351,048 and 88 days on market.

In the first seven months of 2012, 169 homes sold with an average sales price of $314,732 and 112 days on market.

Again we see average prices up from the same time period in 2012. We’ve had four $1million+ sales this year so far, and 21 sales over $500K. Last year, in January -July there were two million dollar plus sales and 19 homes sold over $500K.  There seems to be more upper bracket home buyers in the market this year.

Currently there are 88 homes for sale in zip 64113, with an average list price of $697,636.  Eleven homes are priced over $1million. The most expensive home for sale in our zip code is the old “Applebee’s” house at 5550 Ward Parkway, priced $50 shy of $5 million.

Brookside Home Sales Stats – June 2013

 

Checking the Brookside home sales statistics for June 2013 (single family homes in zip code 64113), there’s been a bit of a bump in the road compared to the previous months of this year.  Unit sales and average price is down, reversing the trend we’ve seen since January.  Let’s look at the numbers in detail:

In June 2013, 38  homes sold.  The average list price was $313,949 and the average sales price was $308,499.  Average days on market: 45.

In June 2012, 53  homes sold.  The average list price was $329,457 and the average sales price was $319,169.  Average days on market: 117.

Last month (May 2013), the average sales price in Brookside was $395,684.  Why the  large drop?  In this zip code, we have home prices ranging from $150K-$5million.  When several of the upper bracket homes sell in one month (those priced over $500K), the average sales price is pushed way up.  That’s what happened in May.  In June, the highest sales price was $545K.  In May 2013, there were four sales over $500,000, including one well over $1million. So we had a much lower average sales price in June.  

Let’s compare year-to-date figures:

In the first six months of 2013, 150  homes sold with an average sales price of $333,141 and 94  days on market.

In the first five months of 2012, 135 homes sold with an average sales price of $310,790 and 116 days on market.

Overall, prices are up this year, and it’s taking less times for homes to sell.  That’s a good trend!

Currently there are 82 single family homes for sale in zip 64113, with an average price of  $769,058.  The average sales price is high because 35 of the 82 homes for sale are priced over $500K.  As of this writing, the highest priced home is at 5550 Ward Parkway, priced at $50 shy of $5,000,000.

Brookside Home Sales Report Feb 2013

The busy spring home buying season is here, and  are very strong so far in 2013.  Our Brookside neighborhood is experiencing fast sales and higher average sales prices.  Here are the home sales stats for February 2013 and a year-to-date comparison with 2012 for the main Brookside zip code of 64113:

In February 2013, 14  homes sold.  The average list price was $368,032 and the average sales price was $356,910.  Average days on market: 135.

In February 2012, 11 homes sold.  The average list price was $315,286 and the average sales price was $296,289.  Average days on market:  144.

Average sales price from one year ago is 20% higher!  Days on market is slightly less.  This is great news for sellers–home values are increasing, which means your home has more equity.

Let’s compare year-to-date figures:

In the first two months of 2013, thirty homes sold with an average sales price of $305,493 and 102 days on market.

In the first two months of 2012, twenty homes sold with an average sales price of $318,734 and 134 days on market.

Note that the average price for 2013 is a bit less.  The reason?  More expensive homes sold in 2012 and fewer homes sold, pushing the average price up.  In 2013 we’ve had more units sold and fewer days on market–that is the right direction for a healthy market.  

Currently there are  80 single family homes for sale in zip 64113, with an average price of   $682,126  and 157 days on market.   The average list price is very high; usually it is in the lower to mid $300,000 range. However, 30 of the 80 homes currently for sale are priced over $500,000 and ten of the 30 are priced over $1,000,000.  There are many ‘upper bracket’ homes for sale which pushes up the average sales price.

Brookside’s $2.5 mil home sold in 2012

You’ve probably heard recent national news reports on how much better the housing market did in 2012 over 2011.  Figures for the Kansas City area are up as well.  This blog will focus on sales stats for the Brookside area, zip code  64113.  Good news all around!

In 2012, 296 single family homes sold.  The average list price was $354,974 and the average sales price was $337,524.  Average days on market: 114.

In 2011, 211 single family homes sold.  The average list price was $321,574 and the average sales price was $303,076.  Average days on market:  139.

It’s worth noting six homes sold for over $1,000,000, in 2012, with the highest sales price at $2.5 million.  The lowest sold home price was $72,000. In 2011, four homes over $1 million sold, with the highest sales price being $1.6  million.

Figuring the percentages, home sales were up in Brookside 30% over 2011, and the average sales price was up 10%.

The higher priced home sales push up the average price, and it’s encouraging to see so many more homes sold.  Brookside is back on the upward curve for increasing home values!  This is important for sellers as well as buyers.  Sellers are recouping more of the equity lost in the housing crash, and buyers can be confident they are purchasing a home in a desirable area with increasing home values.

Brookside Home Sales Stats November 2012

I hope everyone is enjoying the holiday season!  Some folks will be celebrating Christmas in new locations next year–I’ve sold three homes in the past month, thank you Santa.  The market for Brookside homes continues to climb as you can see from the November 2012 home sales statistics.  Below I have recapped last month’s sales for the main Brookside zip code of 64113, along  with a comparison to one year ago and year -to-date figures:

In November 2012, 23 single family homes sold.  The average list price was $474,961 and the average sales price as $448,991.  Average days on market: 159.

In November  2011, 22 single family homes sold.  The average list price was $383,625 and the average sales price was $344,813.  Average days on market:  176

That’s a large jump in the average sales price–almost $100,000!  However, when  more expensive homes sell (over $500K), the average price jumps.  These pricey  homes are not lingering on the market as long as they once were–they are selling faster.

Checking year-to-date figures:

From January-November  2012, 278 single family homes sold with an average sales price of $341,475 and 115 days on market.

From January-November  2011, 196 single family homes sold with an average sales price of $307,185 and 143 days on market.

Again we see the average sales price much higher this year, which has been consistent for the past several months.  I think final 2012 unit sales and average price will surpass 2011  by almost 10%.  Spring buyers won’t be able to bargain  substantial dollars off the list price with higher comparable priced sold properties. And if you are a seller…get ready to take advantage of the upcoming busy spring market!

Brookside Home Sales Stats October 2012

Brookside home values continue to climb over last year–good news for sellers AND buyers.  Sellers are getting more money for their properties and buyers know they are purchasing in a desirable, valuable area.  Here are the home sales stats for October 2012 in the main Brookside zip code of 64113:

In October 2012, 29 single family homes sold.  The average list price was $482,245 and the average sales price as $429,287.  Average days on market: 159.

In October 2011, 12 single family homes sold.  The average list price was $397,096 and the average sales price was $372,371.  Average days on market:  238.

Checking year-to-date figures:

From January-October 2012, 255 single family homes sold with an average sales price of $331,777 and 111 days on market.

From January-October 2011, 174 single family homes sold with an average sales price of $302,428 and 138 days on market.

Although we’ve seen consistently higher averages sales prices this year, the Oct 2012  figures  show a large jump.  Part of the reason is there were two multi-million dollar homes sold in October that pushed up the average sales price.

As we get into the holiday season and winter weather, sales will slow down.  Still, I think this year Brookside has seen a full recovery from the bottom of the housing crash.  Interest rates should stay low, and I expect Spring of 2013 will be very strong for sales in our area.

Brookside Home Sales Report September 2012

WOW, the figures I have to report this month for housing sales in Brookside are pretty amazing!  More homes are selling, and at higher prices.  Buyers believe in the value of  a Brookside address…that is obvious from the increased prices and all the renovations and room additions you see while cruising through the neighborhood blocks.
