Waldo home values have really shot up over the past five years..I remember when a buyer could purchase a cute, updated home north of 75th St for under $200K! First let’s take a look at December stats, and then YTD comparisons. I’m using the boundaries of State Line to Holmes; Gregory to 85th St.
December 2019 December 2018
Median list price: $222,500 Median list price: $222.500
Median sales price: $215,725 Median sales price: $220,000
No. of homes sold: 32 No. of homes sold: 16
Days on market: 21 Days on market: 16
Sold prices fell just under 2% compared to last December. Almost twice as many homes closed, and the days on market was a few days longer. Now we’ll check YTD figures for the past five years..you can see the values steadily increasing:
Year Median List Price Median Sales Price No. Sold DOM
2019 $225,000 $220,000 3 11
2018 $200,000 $205,000 369 19
2017 $175,000 $177,000 383 12
2016 $165,000 $166,000 38 20
2015 $159,900 $156,000 341 34
Waldo values were up 5.96% last year compared to 2018; and a whopping 39% since 2015. Homes are going under contract faster too. The lowest sales price in 2019 was $12,000 and the highest was $454,000. Currently there are 29 active listings, with an average price of $225,000 and 16 days on market. I think Waldo will continue to be a preferred destination for many first time buyers in 2020–and investors as well.
