My subdivision of Armour Hills in Brookside continues to be one of the most popular areas for buyers–as noted here, homes go under contract very fast, very close or over the asking price. Let’s look at the details for last month:
September 2020 | September 2019 |
Median list price: $349,475 | $342,500 |
Median sales price: $350,750 | $342,500 |
No. of homes sold: 16 | 8 |
Days on market: 4 | 3 |
Prices are up a bit from last year – 9 of the 16 homes that closed were at or over the list price. Also, twice as many houses sold! Here are the year-to-date numbers:
Jan-Sept 2020 | Jan-Sept 2019 |
Median list price: $347,000 | $345,000 |
Median sales price: $343,250 | $345,000 |
No. of homes sold: 72 | 69 |
Days on market: 5 | 11 |
We see these figures are just about the same as last year–as we get into the colder months, the number of homes sold may drop as traditionally, not as many listings in the last quarter of the year. Still, very healthy home values for Armour Hills! Currently there are just three active listings, with a median price of $319,000 and 7 days on market.
