Waldo Home Sales Report-March 2021

Homebuyers continue to snap up homes in Waldo, driving prices higher. And we are just now getting into the most popular buying months of the year! Here are the sales stats from Waldo, using the boundaries from Gregory to 85th St, State Line to Holmes:

March 2021                                                                                  March 2020

Median list price:    $237,500                                                   $228,000

Median sales price:    $252,500                                               $230,000

No. of homes sold:          26                                                          31

Days on market:              2                                                             31

The lowest closed price last month was $136,000 and the highest was $400,000. Home values up 9.78% compared to March 2020.

Here are the year-to-date figures:

Jan-March 2021                                                                        Jan-March 2020

Median list price:       $250,000                                               $210,000

Median sales price:    $263,500                                              $210,750

No. of homes sold:       71                                                 62

Days on market:           3                                                             28

Look at the difference between the median sales prices: 25% higher this year, and homes are going under contract in a matter of days. Buyers are consistently offering over list price on contracts. I’ve been saying that for months and don’t see any change in the foreseeable future.

Currently there are just five homes for sale in Waldo, with a median list price of $249,000 and four days on the market.
