Higher interest rates have resulted in fewer homes selling in the metro area–and Brookside is no exception. As borrowing rates have risen the past several weeks, fewer homes are going under contract and selling. Values remain strong. Let’s take a look at the numbers, using stats from the main Brookside zip code of 64113:
| september 2026 | september 2025 | |
|---|---|---|
| Median list price: | $649,000 | $537,450 |
| Median sales price: | $620,000 | $532,500 |
| Days on market: | 4 | 2 |
| No. of homes sold: | 11 | 28 |
There were three $1 million+ homes that closed last month; the highest sold price was $2.25 million (which was $199,950 over the list price!) and the lowest closed price was $370,000. The median sales price was 16.4% higher than last September; however, more higher priced homes sold. The number of houses changes owners was down 60%. Here are the year-to-date figures:
| jan-sept 2206 | jan-sept 2025 | |
|---|---|---|
| Median list price: | $609,450 | $599,000 |
| Median sales price: | $617,500 | $610,000 |
| Days on market: | 3 | 3 |
| No. of homes sold: | 174 | 199 |
Prices have risen about 1.2% so far this year; fewer homes have sold and many buyers are still paying over the list price to secure a property. Interesting that buyers feel the need to offer over the list price of a million dollar home! Currently there are 20 active single family home listings in Brookside, with a median price of $687,000 and 25 days on the market. Prices range from $310,000-$3.15 million. Most homes are priced over $500,000.
