Brookside Home Sales Report – August 2024

The home sales stats for this month–and year to date–capture the idiosyncratic market we are in. Home prices are down, yet buyers still paying over asking price. Interest rates have trickled down, yet not enough inventory for those who want to buy. Let’s take a look at the details; I’m using the main Brookside zip code of 64113 for the numbers:

You can see that the median sales price dropped 6.5% from last August; yet buyers paying about 3% over the asking price. More homes changed owners as well and still go under contract quickly. There were five $1,000,000+ sales last month; the lowest closed price was $350,000. Here are the YTD figures:

So far this year, prices are down slightly, just 1.2% and the number of homes sold remains steady. We are still experiencing some bidding wars! Buyers are paying about 4% over list price. Currently there are 23 homes for sale in Brookside, with a median price of $635K; eight homes are listed at over $1,000,000.

A Chat with Sean Ackerson of the Brookside Business Association

A few weeks ago I posted a blog after meeting up with the new Waldo Business Association Executive Director, Chelsea Kapka.  I thought it would be a good idea to also chat with the Director of the Brookside Business Association Sean Ackerson, for an update on what’s going on in Brookside as well!

Sean reports that Brookside remains a healthy, desirable location for businesses  (certainly home sales remain strong in the area!).  Although World’s Window has closed, LADYCO recently moved into a larger location, and CYCLEBAR is now open.   A new bank is going into the former Bank of America location,  a few steps west of  Mike’s Liquors, and Meddy’s, a Wichita chain of Mediterranean restaurants, is taking over the former Panera location.  Nothing is happening that Sean is aware  of in the former Fiddly Fig location;  a member of Block Real Estate Services purchased the building and for some reason, staged a fire truck out in front.  That was a surprise to Sean; he says many people walking the area end up using it as a photo op!

Another unexpected development was the “Brookside Local” shop at the new KCI. Described as “a thoughtful array of travel essentials, indulgences, and last minute giftable treats, presented in a space that pays homage to the vibrant neighborhood of Brookside”, Sean first learned about the space when merchants started calling, asking why they didn’t get a chance to display their local goods for sale in the space.  Apparently the Las Vegas based company who coordinated the retail areas didn’t contact the Brookside  association when planning:   reps approached a couple of stores directly (SKIN and Topsy’s) to provide items in the shop, and they used the iconic Brookside awning colors and  typeface  during the build out. Other Brookside merchants were confused regarding the lack of communication and opportunity; Sean didn’t know what happened and technically, this is a rip off of the Brookside image without permission.  Eventually the mystery was solved and Sean is in touch with KCI for better coordination.

One upcoming issue farther down the road: street improvements to Meyer Blvd and 63rd St.  Meyer is under the KC Parks and Recreation department; 63rd is not, so two different entities at City Hall need to coordinate and agree…of course, any suggested plans move ….very…..slowly…..The Association would like to see changes that reduce traffic speed, create dedicated turn lanes, and add a bike lane along one side of 63rd.

Overall, “many businesses are thriving like never before” says Sean and although it hurts to lose World’s Window, there are new businesses coming in and this “isn’t the first time Brookside has been through a transition. The new places that open help everyone.”

The neighborhood residents are very, very supportive of local businesses and the fact that we have such unique shops and restaurants here –that’s a big part of Brookside’s charm and what draws outsiders to the area. THANK YOU for being loyal to our area Brookside merchants!

Brookside Home Sales Report-June 2022

Here we are at the halfway point of home sales this year…and my, how the market has changed since January! Primarily regarding the higher interest rate. There is still quite a bit of demand though, and prices are still rising. Let’s take a look at last month’s stats first for Brookside, using the primary zip code of 64113:

The highest sale last month (and so far for 2022) was $2.85 million, which was $101K over the list price! The lowest closed price was $340,000. Final sales prices were about 3% below last June.

Overall, buyers are still paying just under 4% over the asking price; and home values are up 6.74% compared to the first half of 2021. We’ve had fewer sales this year; most Brookside houses are still going under contract within 48 hours of listing. Currently there are 14 active single family home listings in Brookside, with an average list price of $487,500 and nine days on the market. Prices range from $300K to $4,000,000.

Bike Shop Changes Owners in Waldo

I am SO glad to be back writing a blog about a new business in the Brookside/Waldo area!   There is another bike shop option in our neighborhood–offering electric bikes!

Pedego Kansas City opened in mid March, in the space of the former Family Bicycles at 7335 Broadway.  This is the second dealership for local Brookside resident Dan Cain, who has another store in Columbia MO along the Katy Trail.   Pedego is the number one brand of electric bikes in America, according to Navigant Research.

When I stopped by the store recently, Dan explained that each bike is ordered, assembled and delivered to specifically fit its owner.  There are several designs:  cruisers, commuters, folding latch, fat tire, mountain and tandem–each style built to perform on a specific terrain. The shop also carries a full line of helmets, baskets/bags, and Pedego branded wear.    The bikes are powered by a line of lithium-ion batteries, with ranges of 20-70 miles per charge depending on the specific battery.  The bikes operate with pedal assist, throttle, or as a regular bike.   Each comes with a five year warranty.

Curious about riding an electric bike?  Give it a try—Pedego Kansas City offers rentals as well, starting at just $10 per hour.  There are group discounts and weekly rates.  You can also stop by the store and take a test drive in the large parking lot in front of the shop.  Dan noted that due to COVID-19, just two patrons are allowed in the shop at this time, and he regularly disinfects everything with a hospital grade disinfectant.

I also wanted to mention that long time bike repair expert Bruce Homstead is back at the shop, working on Pedego and regular bikes for repair—so feel free to bring your manually powered bike in when it needs a tune up or repairs.

Pedego Kansas City is open Tuesday through Saturday from 10am-6pm; Saturday 9-4 and Sunday 12-4. Stop in and try a new bike adventure!
