Armour Hills Home Sales Report – April 2025

Fewer homes sold yet at higher prices…that’s the story with Armour Hills home sales last month. The median price inched close to $600K–! The year-to-date numbers are a bit different though. Let’s take a look at the details:

The median sold price of $585,000 was 13.5% higher than last April; the number of homes that changed owners was down by a couple of units. The lowest closed price was $450,000 and the highest was $655,000-$15K over the list price! Year-to-date numbers below:

Compared to last year at this time, prices are off by just 1%; homes are sitting on the market a little longer (still selling quickly-within two weeks) and the number of homes dipped a little. Overall, Armour Hills remains a popular location for those buying in Brookside! Currently there is just one house for sale at $445,000-and this is a home that is unhabitable as is; someone started a rehab but didn’t finish it. It’s been on the market (this time around) for just over two weeks.

Waldo Home Sales Report-April 2025

The Spring homebuying season was very very busy in Waldo last month–the number of homes that changed owners was way up compared to last year! Let’s take a look at the stats; I’m using the boundaries of State Line to Holmes and Gregory to 85th street for the numbers, single family home sales.

The number of homes sold beat April 2024 numbers by over 100%! Waldo is a place homebuyers want to be! The median sales price was down about 8%; still, sellers are getting list price or over for many of the homes. The lowest closed price was $197,000 and the highest was $705,000. Below are the year-to-date numbers:

Checking these stats, home prices “dropped” just under 2% compared to last year; yet still many buyers pay over asking price. Sales are very strong–up 24% YTD. Currently there are 19 single family homes for sale in Waldo, with a median list price of $349,000; lowest listed price is $200K and the highest is $674,000.

Brookside Home Sales Report-April 2025

The Brookside home sales stats I have to report today are all over the place…down for the month of April and way up for year-to-date. Let’s see what’s happening here; I am using the main Brookside zip code of 64113 for these stats, single family home sales.

With these numbers, you see buyers were paying just over 3% under the list price for homes, and prices were up less than 1% compared to April 2024. Most homes are still selling quickly once they hit the market; although 27% fewer homes sold last month. The lowest closed price was $304,000 and the highest was $1,300,000–$40K over asking price, and buyer purchased it “sight unseen”. The year-to-date numbers are quite different:

So far this year, home values are up 11.5%, and most buyers are paying over list price–averaging around 5%. The number of homes sold compared to last year remains steady. We are right in the middle of the busy spring buying season–if you are in the market for a Brookside home, it’s still very competitive for the nicer, updated homes. Currently there are 15 single family homes for sale in Brookside, with a median asking price of $660,000. Five homes are priced over $1,000,000 — the price range is $309,900-$2,695,000.

Waldo Home Sales Report – March 2025

You’ll notice a big jump in the median sales price in Waldo homes last month–most properties sold over $300K, and several were over $400K, pushing that price up. Here are the sales stats for Waldo single family homes, using the boundaries of State Line to Holmes and Gregory to 85th:

The median price rose 18% from last March, due to those higher listing prices. The lowest closed price was $156,500 and the highest was $625,000. Below are the year to date numbers:

Compared to last year, home prices are lower by about .5%, not much at all. Virtually the same number of properties have changed owners and most homes go under contract within a few days. Currently there are 13 homes for sale in Waldo, with a median list price of $235,000 and 26 days on market. In Waldo you can get a smaller bargain home or pay more for a larger, updated property!

Brookside Home Sales Report – March 2025

There were some big dollar home sales in Brookside last month, pushing up the median sales price quite a bit. I remember when million dollar home sales in Brookside were rare! Let’s take a look at the details–these are the stats for single family home sales in the main Brookside zip code of 64113:

Last month five homes closed over $1,000,000–the highest sale was $1,999,000; the lowest was $359,000. That pushed the median sales price up 20% from last year, and a few more homes sold in March 2025. Here are the year-to-date numbers:

So far this year, home values are up 14% over last year…sellers are, for the most part, getting list price or more. The number of homes changing owners remains steady.

Currently there are 8 single family homes for sale in Brookside, with a median price of $595,000. The lowest price home is $440k and the highest is $1.2 million.

Armour Hills Home Sales Report – February 2025

Several homes changed owners last month in Armour Hills–we had another sale that crossed the $700K mark! Let’s take a look at the numbers; Armour Hills is the largest subdivision in Brookside with about 1100 single family homes.

The median price jumped 9% since last February, however, note that many more homes closed last month. The lowest closed price was $340,000 and the highest was $727.000 ($28K over the list price!). Here are the year-to-date numbers:

Home values are up 12% over the first two months of last year however…we have a wide range of home prices here in Armour Hills and when the higher priced homes sell, especially in a bidding war, prices go up fast. Currently there are no homes for sale in Armour Hills–that could change tomorrow!.

Brookside Home Sales Report – February 2025

Overall, Brookside home sales so far this year are consistent with the same period as 2024. However, we did see a dip in the median sold price last month compared to last February. I’ll explain below; these stats are for single family home sales in the main Brookside zip code of 64113:

You can see the 26% drop in the median sales price; however, note that last February, there were three mutli-million dollar closed sales; last month there were none. Higher priced homes raise the overall median price. More homes changed hands as well. Here are the year-to-date numbers:

Overall, the median sales price is up almost 2% since last year, and homes have sat on the market a little longer before going under contract. The number of sales remains steady.

Currently there are eight homes listed in Brookside, with a median list price of $557,900 and 49 days on the market. Six of the homes are priced over $500K; and three of those are over $1,000,000. The higher priced homes sit on the market longer, lengthening the days on market without a contract.

Armour Hills Home Sales Report – January 2025

This will be a brief blog! A quick recap of the home sales in Armour Hills for last month, usually a slow month for home sales due to weather.

To kick off 2025, just one home closed in Armour Hills in January. It was on the market for a little over a week, and closed a bit below the asking price. Compare that to January 2024, when 4 homes closed for a median price of $425,000.

Currently there are two homes listed in Armour Hills, with a median price of $545,000 and two days on the market. Interesting note before signing off: 9 homes have been listed in Armour Hills since January 1, and each of them went under contract within 2 days. Most Armour Hills homes go under contract within a few days of listing–another reason there isn’t much inventory. Gotta act fast!

Waldo Home Sales Report – January 2025

There are some interesting home sales stats to start off the new year in Waldo: more homes sold, yet average price is down. Hopefully the market is becoming a bit more normal and balanced. Let’s take a look at the details; I am citing single family home sales from State Line to Holmes and Gregory south to 85th St:

Compared to a year ago, home prices are down 4.7%, yet 42% more properties changed owners. For those who can buy, they have accepted the higher interest rates. The lowest closed price last month was $118,000 and the highest was $643,000. Currently there are 16 active single family listings in Waldo, with a median price of $272,500 and 44 days on market.

Armour Hills Home Sales – 2024 Wrap Up and Five Year Comparison

Before we get too far into February, I wanted to post this blog recapping Armour Hills home sales for 2024 and the five year comparison. Armour Hills one of the largest homes associations in Brookside–and one of the most popular! See below:

The highest sales price last year was $722,000 and the lowest was $260,000. Overall, the stats from 2023 to 2024 are virtually the same–steady prices, fewer homes sold. Comparing 2024 to 2020, prices are up 30.81% and fewer homes are going on the market each year to sell. Armour Hills is such a nice place to live–people don’t want to leave! That may be part of it but also–overall, fewer homes come up for sale because many owners do not want to move or feel they can’t afford to–want to hang on to a lower interest rate, or perhaps have no mortgage at all.
