Brookside Home Sales Report-July 2025

Sometimes, I just don’t know what to say about these house prices. When buyers go so far over the list price, it inflates the market, messes with the comps and pushes housing prices ever higher. Overall, it’s a positive sign that Brookside home prices are steadily increasing! Last month, there was a house listed at $725K that closed at $105K over that price: $830,000. Another home, on Walnut, was listed at $695K and closed at $825,000. Both were fabulous houses, yet still…you know the saying: a house is worth what the buyer is willing to pay for it. And some buyers have the means to pay whatever it takes. Let’s look at the details for Brookside home sales last month in the zip of 64113:

Prices were up 2.3% over last July, and most buyers paid around 1% over asking price. The lowest closed price was $295,000 and the highest was $2.2 million. Even that $2.2 million dollar sale closed at $100K over list price! Here are the year-to-date figures:

Here you can see how those bidding wars can lead to big gaps in list vs sales price. Compared to a year ago, the median sales price is up 13.4%! About the same number of homes are changing owners, and most houses go under contract within a couple of days of listing. So far this year, there have been 18 million dollar plus sales in Brookside.

Currently there are 18 single family homes in Brookside. The lowest list price is $375,000 and the highest is $1,050,000–for a house on the 5800 block of McGee!!

Brookside Home Sales Report-April 2025

The Brookside home sales stats I have to report today are all over the place…down for the month of April and way up for year-to-date. Let’s see what’s happening here; I am using the main Brookside zip code of 64113 for these stats, single family home sales.

With these numbers, you see buyers were paying just over 3% under the list price for homes, and prices were up less than 1% compared to April 2024. Most homes are still selling quickly once they hit the market; although 27% fewer homes sold last month. The lowest closed price was $304,000 and the highest was $1,300,000–$40K over asking price, and buyer purchased it “sight unseen”. The year-to-date numbers are quite different:

So far this year, home values are up 11.5%, and most buyers are paying over list price–averaging around 5%. The number of homes sold compared to last year remains steady. We are right in the middle of the busy spring buying season–if you are in the market for a Brookside home, it’s still very competitive for the nicer, updated homes. Currently there are 15 single family homes for sale in Brookside, with a median asking price of $660,000. Five homes are priced over $1,000,000 — the price range is $309,900-$2,695,000.

Brookside Home Sales Report-May 2024

Homebuyers are pushing prices up in Brookside; yet year to date, the median sales priced dipped from last year. What’s going on?? Let’s take a closer look at the numbers. I’m using the main Brookside zip code of 64113, single family home sales, for these stats:

The closed sales price was way up– 24% compared to 2023; and most buyers still paying over list price by about 4%. There were 4 million dollar + sales last month; the lowest closed price was $380K and the highest was $3.350 million cash. Only five homes closed under $500K; because most Brookside homes that closed were well over $500K, the median sales price was pushed way up compared to last year. The number of homes changing owners remains consistent. Here are the YTD figures:

So far this year, prices are down around 4% compared to 2023; yet again, most buyers are paying over the list price. We’ve had ten $1million + homes close this year. And consistently, most houses are under contract within a few days no matter what the price.

Currently there are 18 listed single family homes in Brookside, with a median list price of $587,500 and 25 days on the market.

Brookside Home Sales Stats-November 2023

Such a busy time of year and I haven’t been posting as much as usual…there are a few new local businesses to highlight as well as the monthly home sales stats; however work and social events are crowding the calendar!! Will start with the Brookside home sales stats for last month and post Waldo/Armour Hills next week. Here we go!

Compared to a year ago, the median sales price rose just over 2.5%; the same number of homes changed hands and it looks like sellers were in a bargaining mood to get properties sold before the holidays as buyers paid less than list price. The lowest closed sale last month was $300K and the highest was $2.399,000. Here are the year to date numbers:

And the year to date trend is consistent…most buyers pay over list price, most homes go under contract quickly and fewer homes have sold (by 15% compared to 2022). Home values are up 14%. Currently there are 19 homes for sale in the 64113 Brookside zip code, with a median price of $550,000 and 74 days on market.

Brookside Home Sales Report – September 2023

Prices going up, fewer homes are selling, that is the story for Brookside/Waldo home sales this year. Here are the stats for single family homes in Brookside last month, using sales in the main Brookside zip code of 64113:

Just under 50% fewer homes sold last month compared to a year ago; prices up 7.5% and buyers still paying over asking price. This is the time of year when home sales typically slow down, however that’s a pretty steep drop in a year. The lowest closed sale was $360,000 and the highest was $808,000. So far this year, home values up just over 15% and the number of homes sold is down 18%. Currently there are 21 active listings in Brookside, with a median price of $550,000 and 35 days on the market. The lowest price is $385K and the highest is $9.35 million.

Brookside Home Sales Report-August 2023

It’s the last week of September; I am a bit late posting these stats so let’s get going! These are the single family home sales for last month, using the main Brookside zip code of 64113 for the info:

The lowest closed price last month was $350K and the highest was $1,240,000–which was $65,000 over the list price!!! The list price/sales price ratio difference wasn’t much, 1.75% however the closed price last month was up 26% over August 2022. Here are the year-to-date figures:

So far this year, 17% fewer homes have sold in Brookside, yet prices are up 14%! And most buyers are paying over asking price. So far we’ve had 24 sales over $1,000,000. Currently there are 16 homes for sale in Brookside, with a median price of $912,000. Why such a high median price? Because 13 of the homes have a sticker price over $500K and 7 of those are over $1 million bucks.

Brookside Home Sales Report-May 2023

Here we are in the thick of the busy home buying and selling season and despite the much higher interest rates, so many houses are still going under contract very quickly, often for over asking price. I think buyers have “gotten used to” these higher rates and although their dollars can’t buy as much, they still want to own a home. And yes, there is still a lack of inventory.

Here are the stats for the main Brookside zip code of 64113, single family home sales:

Although fewer homes sold, most houses are going under contract within 48 hours and home values rose 19% compared to May 2022. We had two multi-million dollar closings last month; the lowest closed price was $376,500 and the highest was $2.2 million. And you can see that buyers are paying list price or above. So far this year, 30% fewer homes have sold yet home values jumped up 11% compared to 2022. Many buyers pay over asking price….I know this sounds redundant to hear every month, but that’s the way it is!!

Currently there are just 11 homes for sale in the 64113 Brookside zip code, ranging in price from $409,900 to $10 million. The median list price is $850K and 31 days on market.

Brookside Home Sales Report-February 2023

Brookside home sales last month were pretty consistent with a year ago; prices were up and a similar number of homes closed. Let’s look at the details; I’m using the main Brookside zip code of 64113 for these stats:

Although the median sales price jumped way up, note that we had two million dollar plus sales last month, and so many homes in Brookside now are priced over $500K. The days on market were shorter; some houses sit on the market for weeks due to over-pricing, condition, etc. The lowest closed price last month was $265K and the highest was $1.5 million. Below are the year-to-date numbers:

Although we have a lower median sales price compared to a year ago; many buyers are paying list price or above for homes. The same number of homes closed–interesting because in early 2022, interest rates were around 3%; today they are at least double that amount. Buyers are getting used to these rates and although it does affect what they can afford, they are just dealing with it.

Currently there are 13 homes for sale in Brookside, with a median price of $600K and 18 days on the market. Four of the 13 homes are over one million; over half the homes are priced over $500K.

Brookside Home Sales Report – August 2022

The home sales market is balancing out a bit since interest rates keep rising…for only the second time this year, most closed sales prices are less than list price–meaning buyers have some negotiating power. Let’s take a look at the stats, using the main Brookside zip code of 64113 for this report:

Comparing the numbers from August 2021, the list price and sales price are the same; in 2022, every month except August and February, most buyers were paying list price or over. Last month, the ratio from list to sales price dropped almost 3%. The highest closed sale last month was $1,287,000 and the lowest was $255,000. Below are the year-to-date numbers:

Overall this year, buyers were paying about 2% over the list price; sales prices are up 5% over last year. Interest rates have doubled since the beginning of the year however the well priced, well maintained and updated homes are still selling quickly!

Currently there are 24 active single family homes listed in Brookside, ranging in price from $250K-$4,000,000. The median list price is $502,000; half the listings have prices over $500K.

The peak spring and summer buying season is over, and as we get closer to the holidays, there will be fewer listings that pop on the market.  For Brookside, (using zip code 64113) last month’s stats were similar to a year ago–with higher median price.  Let’s break it down:

Prices are down 2.5% compared to same time last year; however I think that could be caused by more lower priced homes selling later in the year. Overall, I expect Brookside home values to be higher than 2018 at the end of the year.  Number of homes sold and days are market are running similar to 2018.

Currently there are 42 active listings in Brookside, with an average list price of $479,975 and 40 days on market. Prices range from $229,000 to just under $6 million.
