Farm Dog Studios Now in Brookside East

I’ve seen these decor signs in several homes I’ve shown to buyers and in a few restaurants in the area..I always wondered, where do you buy them?  Last week I was in 5B&Co Candlemakers in Brookside and…there they were, neatly displayed on a wall.  I tracked down the artist and found out all the details about yet another home grown Brookside business, Farm Dog Studios.

Amy January in her Farm Dog Studios space

Amy January in her Farm Dog Studios space

Farm Dog Studios is Amy January.  She grew up in Fairway, and earned a BFA at Miami of Ohio. After several years working in art licensing and graphic design, she left the corporate world to raise her three children while living in Brookside.  One day, inspired by a subway sign, she wondered aloud why Brookside doesn’t have similar landmark signage.  In her studio, Amy and a (former) partner came up with the artwork  emphasizing major streets in our neighborhood.  She sold one sign at a Visitation auction and had requests for more.  A company was born.

Each sign is handmade in her Brookside East studio.  The process is a stencil and mask system, going through several steps from start to finish.  Besides the subway-style signs, Amy creates wall decor for children’s rooms, sororities and fraternities, local sports teams and universities.  There are also tee shirts, pillows and tea towels with her unique designs–those are made elsewhere.  She describes her art as “modern yet broadly appealing maker aesthetic”.  She added: “This is so fun for me because everything I’ve ever done is here. I like all the quirks from hand painting to licensing. I love coming up with the designs involving painting and typography”.

Of course I had to ask her how she came up with the name for her business.  It’s a story every  mom will appreciate:  Amy’s husband grew up on a farm in rural Kansas.  She explained every farm has a ‘scrappy dog’ that works challenging, long hours despite some obstacle–perhaps he’s blind in one eye or uses only three legs.   Amy was determined to get the company going while raising her school aged kids and all the running around and organizing that requires.  Hence, Farm Dog Studios.

You can stop by Farm Dog Studios to browse and purchase the artwork–she’s at 633 E 63rd St in Brookside East, next to Golden and Pine.  Current hours are Monday, Wednesdays and Fridays from 10am-3pm.  You’ll also find her creations at 5B& Company, Stick Sisters, Made in KC stores and J’Adore.

Armour Hills July 2016 Home Sales Stats

Home buyers continue to see Armour Hills as a desireable place to purchase a home…the trend continues of buyers paying more than the asking price to purchase in this Brookside neighborhood. Here are the home sales stats for June 2016:

July  2016                                                                   July  2015

Median list price:      $254,500                            Median list price:        $274,900

Median sales price:  $256,000                            Median sales price:    $270,025

Number of homes sold:  8                                   Number of homes sold: 12

Days on market:             5                                    Days on market:           42

Of the eight homes that closed last month, five sold at or above list price. One home sold for $25,000 over the asking price!

Checking year to date figures:

2016, Jan-July                                                            2015, Jan-July

Median list price:      $275,000                              Median list price:      $265,000

Median sales price:  $274,500                              Median sales price:  $265,000

Number of homes sold:  47                                   Number of homes sold: 57

Days on market:             16                                   Days on market:            33

Although the median price is lower than July 2015, pay attention to the year-to-date figure:  prices are running 3.8% higher in 2016 and spending fewer days on market. Less homes for purchase means prices go up.

Currently there are just 4 homes for sale in Armour Hills, with a median list price of $225,000   and 12 days on market.

Armour Hills Home Stats-June 2016

Armour Hills….one of the best subdivisions in Brookside!  Of course, I am a bit partial because I live in Armour Hills.  However, check out these home sales stats for June 2016–buyers are snapping up homes here in a hot market that favors sellers:

June   2016:                                                          June  2015:

Median list price:      $279,000                       Median list price:        $285,000

Median sales price:  $281,000                        Median sales price:    $283,000

Number of homes sold:  11                             Number of homes sold: 11

Days on market:            3                                   Days on market:             5

Of the eleven homes that closed last month, seven sold at or above list price.

Checking year to date figures:

2016, Jan-June:                                                          2015, Jan-June:

Median list price:      $277,000                             Median list price:      $262,500

Median sales price:  $274,750                              Median sales price:  $263,500

Number of homes sold:  38                                   Number of homes sold: 46

Although fewer homes are selling…that is due to lack of inventory.  There is plenty of demand. You can see the median price is up yet again!   Currently there are five homes for sale in Armour Hills, with a median list price of $279,950 and  19 days on market.

Brookside Home Sales Stats-June 2016

Halfway through the year, and home prices continue their upward trend in Brookside. Low inventory and plenty of demand can create a bidding war for new listings priced under $400K.  Here are the single family home sales stats for Brookside (zip code 64113) for last month, and comparisons to last year:

June 2016:

Median list price:               $349,000

Median sales price:           $349,000

Average days on market:    42

Number of homes sold:       41

(Lowest sales price was $183,000; highest sales price was $2 million.)

It’s important to note that of the 41 homes that closed in June, 22 (just over half!) sold at or above list price.

June 2015:

Median list price:                $325,000

Median sales price:            $325,000

Average days on  market:    31

Number of homes sold:        56

Now let’s check year to date figures:

2016:

Median list price:         $369,000

Median sales price:     $365,000

165 homes sold; average 41 days on market

2015:

Median list price:         $325,000

Median sales price:     $330,000

175 homes sold; average 41 days on market

You can see that fewer homes are selling due to a lack of desirable inventory, especially at the $400K or below price point.  Sellers who price their homes at market value often find competing offers within the first couple of days of listing.  Traditionally, home sales start to decline in the second half of the year…we will see if that trend continues for the rest of 2016.

Currently there are 48 active single family listings in the Brookside zip code of 64113; just twelve of those homes are priced at or below $400,000.  So, the median list price is high:  $664,500 and 65 days on market.

Brookside Farmers’ Market-Peaking Now!

bside veggies

On Saturday I made a trip to the Brookside Farmers’ Market.  At the opening time of 8am, it was hot, sticky….and busy!

Most of the booths offered fresh vegetables: lettuces, carrots, zucchini, tomatoes, squash blossoms, cucumbers, kale, herbs, flowers, etc.  It all looked delicious and so fresh!  The only fruit I saw was peaches and berries.  There was one booth selling bison, beef, pork and duck eggs. There was a non-stop line in the Ibis Bakery booth.

bside organic sign

The Brookside Farmers’ Market features vendors that travel less than 100 miles and offer “organic and non-GMO food” (a description of those terms are explained on the website).  Buying organic pushes prices up (a pint of blackberries was $6; a small bunch of carrots priced at $3). When you purchase at the market, you are speaking with and buying from directly from the folks who grow and raise what they sell.  Despite the higher pricing, these folks aren’t making the big bucks–it takes so much time, dedication and grit to grow sustainably, and then figuring in the travel costs, plus the whims of Mother Nature’s weather patterns. But these people love what they do; they are driven by passion and commitment.  Often your sale will be made by a youngster helping out her folks or a multi-tasking parent with an infant slung around his chest.

This Saturday, July 16, 2016, the market will feature live music from 9am-1pm; vendors start selling at 8am.  This is peak time for fresh, locally grown produce so plan a stop to the Brookside Farmers’ Market soon!

Brookside Home Sales Report – May 2016

We are in the peak of Spring home buying season…demand is still very strong for  our Brookside neighborhood.  Here are the single family home sales stats for Brookside (zip code 64113) for last month, and comparisons to last year:

May 2016

Median list price:               $364,500

Median sales price:           $360,500

Average days on market:    43

Number of homes sold:       37

(Lowest sales price was $182,000; highest sales price was $1.275 million.)

May 2015:

Median list price:                $322,500

Median sales price:            $312,500

Average days on  market:     29

Number of homes sold:         46

Now let’s check year to date figures:

2016

Median list price:         $373,750

Median sales price:     $367,950

124 homes sold; average 41 days on market

2015

Median list price:         $325,000

Median sales price:     $319,250

118 homes sold; average 41 days on market

Comparing the year to date median sales prices, Brookside homes are selling for 15% more than last year.  Wow.  Do keep in mind that the numbers can be skewered somewhat each month depending  if more lower priced homes sell (under $500K) or higher (over $500K and over $1,000,000).  Our zip code has a wide range of home prices, depending on size, location, updating.  However, the important point is that homes are gaining value, and buyers know that Brookside is a desirable place to live!

Currently, there are 46 active single family home listings in the Brookside zip code of 64113.  The median list price is $687,000..because just seventeen of those homes are priced under $500K; ten are priced over $1 million. Eat at Plate in Brookside

plateI’m not a foodie…actually I am a very picky eater. So on my blog, I don’t give my opinion about local restaurants and eateries in the Brookside/Waldo area. However, the meal my husband and I had at Plate last week was so absolutely delicious –just have to write about it.

As you may have heard, Plate opened several months ago at 6201 Oak St in Brookside. It’s difficult to get a reservation–they don’t subscribe to Open Table. You have to call, leave a message, and hopefully get confirmed for the date and time you want. We got lucky–there was a cancellation for 2 at 6pm on Saturday night.

The atmosphere is cozy, comfortable, and can get a little noisy when the place is full. We were seated at the table closest to the kitchen–watching every dish that left the counter. Our waiter, Morgan, was efficient, sincerely friendly, and knowledgeable about each dish and where the food items come from (Green Dirt and Camp Lido farms, Flavor Trade, Paradise Locker Meats, Ibis Bakery to name a few). This place could easily be so pretentious but it’s not. You can tell the staff is working very hard but enjoy serving the customers. Owners Andrea and Christian Joseph were there, helping out the servers, checking dishes and greeting guests. (They also own and operate Season+Square, the gourmet food and gift shop next door).

Plate saladSo what did we eat? We started with an appetizer featuring a roasted garlic bulb, pomodero sauce, sheep cheese and arugula pesto served with grilled bread. This was followed by a small salad of greens, radish, candied orange peel, almonds and figs. I was so enamored of the fresh pomodero sauce on the appetizer that I ordered the house made pasta with that same sauce (tomatoes from Powell Gardens) and my husband had the braised pork shoulder over pasta. Every bite was…just so fresh and bright and flavorful. Using the local ingredients makes so much difference (Andrea boasts there is not a can opener or microwave in the kitchen!). For dessert, we shared a caramel bondino (not sure of the spelling of this Italian word): a thick pudding with a smear of whipped cream on top of a dark chocolate cookie crumble. (The menu posted online is a little different from what we ordered from; items do change on a regular basis depending on the season).

plate pasta

The portions here are not huge–especially the garlic appetizer and salad. We wanted more! The entree portions, we felt, we just the right size. You probably won’t leave with leftovers, as you will want to finish it all at the table. Plan on a two hour meal–service is attentive, but you can’t rush this type of quality food so expertly prepared.

Finally, showing their pride in Brookside:  your bill is delivered in  a copy of The Brookside Story book, where you can write comments about your meal in the margins!

Make plans to dine at Plate. Or, at least stop by the bar for a drink and a couple of small plates. It’s another excellent locally owned Kansas City restaurant that you will want to support. I’m already looking forward to my next meal there!

Armour Hills April 2016 Home Sales Report

Brookside homes continue to sell quickly this spring, and the Armour Hills subdivision is no exception. New listings go under contract almost immediately.  Here are the April 2016 home sales stats for Armour Hills:

April   2016:                                                               April  2015:

Median list price:      $319,900                              Median list price:       $270,000

Median sales price:  $319,900                              Median sales price:    $267,250

Number of homes sold:  7                                     Number of homes sold:  6

Days on market:             4                                        Days on market:             24

You can see the big jump in median price:  five of the seven homes sold last month were at or above the list price.

Checking year to date figures:

2016, Jan-April:                                                         2015, Jan-April:

Median list price:      $259,750                              Median list price:      $265,000

Median sales price:  $258,500                              Median sales price:  $265,000

Number of homes sold:  18                                   Number of homes sold: 23

Although the stats are showing prices are lower than last year at the same time, no cause for alarm.  Prices in Armour Hills can vary from the low $200s to well over $400K.  Overall, demand is very strong and sellers are getting top dollar for well maintained, updated homes.

Currently there are 3 homes for sale in Armour Hills, with a median list price of $279,900 and seven days on market.
