Waldo Home Sales Report-May 2019

I remember a time not that long ago when I would show homebuyers in Waldo a pretty nice, small 3 bedroom, one and a half bath home in Waldo for under $200K near 75th and Wornall. Not anymore–buyers are having to go farther south and/or east, plan fix up projects or get less square feet for that price.  Waldo home values continue to rise at a fast pace. Here are the stats, using the boundaries of State Line to Holmes and Gregory to 85th St:

Prices rose over last May, and homes went under contract faster. The lowest sales price was $49,950 and the highest was $375,000.  Here are year-to-date figures:

Fewer homes have sold YTD, but home prices up 12.79% over last year.  There is still a huge demand for well maintained, move in ready homes in Waldo, especially near the bustling 75th and Wornall intersection. Being close to restaurants, shops, services–on just about every Waldo homebuyers wish list!  Currently there are 32 homes for sale, with a median asking price of $242,475 and 29 days on market.

Home prices in Waldo continue their upward trend…I think they will surpass Brookside in terms of percentage rise in 2018.  We’ll see! For now, here are the October single family home sales stats for Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

Home prices are up over 14% YTD for Waldo..and as you can see, many buyers paying over the asking price.  Currently there are 36 single family homes for sale in Waldo, with a median price of $222,000 and 43 days on market.  The lowest price is $85,000 and highest list price is $384,950.

Double digit increases in home values continue in the Waldo area…when is the market going to slow down in this super hot neighborhood??  Here are the May 2018 single family home sales stats for Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

Fewer homes are available to buy, so prices are trending upward due to lack of inventory.  Home values are up 11% YTD over last year, with most homes selling for over asking price and in a shorter period of time.  Currently there are 21 single family homes for sale in Waldo, with a median list price of $269,900 and 23 days on market.

Waldo Home Sales Stats-March 2018

The Waldo area has home prices ranging from under $100K for a real fixer-upper to updated remodeled homes over $400K.  That wide range of housing prices is one of the most desirable aspects to living in Waldo–along with many locally owned shops, services, restaurants and bars.  Prices continue to rise in Waldo–take a look at these stats from last month:

Sold prices in March 2018 reflected an 8.75% over the list price! WOW. Lots of demand, not much inventory, pushing prices up.  Also, note homes went under contract in three days!  Here are the year-to-date statistics:

Fewer homes have sold in the first quarter of 2018, and that’s because of a lack of inventory–the buyers are there, ready to write offers. Home values are up, and houses going under contract very fast.  I don’t expect a slowdown over the next few months.

Currently there are 17 active single family listings in Waldo, with a median list price of $239,000 and 17 days on market. Lowest price is $64,500 and highest is $385,000 (!).

Waldo Home Sales Report – Sept 2017

What is driving up Waldo home sale prices?  Not enough inventory, lots of buyers and bidding wars.  Once again, sales prices beat the listing price for last month’s stats.  Here is the single family home sales report  for September 2017, with comparisons to last year; and I’m using the street boundaries of Gregory to 85th St and Holmes to State Line:

The lowest closed price in Waldo last month was $37,500 and the highest was $317,500.  Nine of the 29 homes closed at or above list price.  One house, listed at $119,000 sold for $139,000–that’s $20K over asking price!

Median sales prices are up in Waldo 7.9% compared to last year, and homes are selling faster.  Currently there are 28 active single family homes on the market in Waldo, with a median list price of $187,500.

Waldo continues to be a hot spot for homebuyers this year!  As prices keep climbing in the 64113 zip code to the north, those who want to buy on a more modest budget look south to 64114.  These figures are for single family home sales, using the boundaries of State Line to Holmes and Gregory to 85th:

Median prices are up 13.6% this year as compared to the first quarter in 2016. More homes are selling and in a shorter amount of time. And sellers are getting offers at or very close to the asking price…this has been happening for several months now!

Currently in Waldo, there are 11 single family homes for sale at a median list price of $224,900 and 24 days on market.

Waldo Home Sales Stats – Feb 2017

Waldo continues to be one of the hottest neighborhoods for home sales!  Every month I check the stats and prices keep rising…more units are selling.  This is going to be a very strong spring/summer for home sellers in this area:  Gregory to 85th; State Line to Gregory.  As usual, buyers want to purchase updated, well maintained homes–those sell very fast, often for over asking price.  Let’s look at activity for last month and year-to-date numbers as well.

Last year was a strong year for home sales in Waldo.  Prices were up 4.5% over 2015, more homes sold and in a shorter amount of time.  This year is off to a good start as well. Here are the single family home sales for Waldo; the geographical area I am tracking is State Line to Holmes; Gregory to 85th St.

Although median price was lower last month as compared to a year ago, notice how  sellers are virtually getting the list price and homes are selling twice as fast so far this year.

Homebuyers continue to seek out Waldo as a place to put down roots!  Sales continue to outpace last year and prices –rising.  Here are the November 2016 stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th:

Twice as many homes sold this November compared to 2015; median sales price jumped up as well. Also, houses are going under contract faster.
