Waldo Home Sales Report – July 2016

Wonderful Waldo continues to be a sought after location for homebuyers…so many bars and  restaurants to explore, along with personal services, coffee shops, grocery, Trolley Track Trail and convenient bus service.  Here are the July 2016 stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th:

July 2016

Number of homes sold:    41

Median list price:              $165,000

Median sales price:          $164,000

Average days on market:    22

The lowest sales price was $91,000 and the highest was $340,000.

July 2015

Number of homes sold:      46

Median list price:              $157,000

Median sales price:          $155,750

Average days on market:   43

As you can see from just 22 days on market, new listings are going under contract quickly, and final sales price is very close to list price.

Now let’s compare year-to-date figures:

Year to date, more homes have sold in 2016, at higher prices…and homes are selling in half the time as last year. Year to date, prices are up over 5%!

Waldo continues to be a hot location for homebuyers!  When new listings pop on, they can be under contract within a few days.  This continues to be a strong year for home buying.    Here are the June 2016 stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

June 2016:

Number of homes sold:    38

Median list price:              $179,400

Median sales price:          $174,000

Average days on market:    5

The lowest sales price was $65,500 and the highest was $348,500. Note the days on market–on average, new listings were under contract within five days of being listed for sale!

June 2015:

Number of homes sold:    47

Median list price:              $169,000

Median sales price:          $167,000

Average days on market:   34

Prices continue to rise, and the updated, well maintained homes are snatched up very shortly after going up for sale.

Year to date, more homes have sold in 2016, and at higher prices.  Traditionally, home sales slow down in the second half of the year…we will see if that happens this year.                               

Currently in Waldo, there are 36 single family homes for sale at a median list price of $136,200 and 20 days on market.

Waldo Farmers Market–Peak Season Produce Available Every Wed

waldo peachesSince I wrote earlier this week about my visit to the Brookside Farmers Market last Saturday, I thought it was fair to visit the Waldo Farmers Market as well.  This is peak time for fresh, seasonal fruit and produce, and Brookside/Waldo residents are fortunate to have two markets to visit every week!

The Waldo Farmers Market is smaller, but offers similar vendors that grow USDA Certified organic produce.  I saw all the usual vegetables:  kale, lettuces, beans, garlic, tomatoes, potatoes, corn.  There were also fresh blackberries and beautiful, ripe peaches! Prices were similar to the Brookside Farmers Market.

waldo veganA few items available here that I didn’t see at the Brookside market:  Mean Vegan ice cream, all natural dog treats and home made soap. 

The Waldo Farmers Market is conveniently located at 303 W 79th St, next to Habitat ReStore, and is open every Wednesday from 3-7pm.

Waldo May 2016 Home Sales Stats

Waldo continues to be a hot location for homebuyers–prices are up and are selling quickly!   Here are the May 2016 stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

May 2016:

Number of homes sold:    47

Median list price:              $167,500

Median sales price:          $167,500

Average days on market:    9

The lowest sales price was $55,207 and the highest was $395,000.

May 2015:

Number of homes sold:     36

Median list price:              $180,000

Median sales price:          $179,000

Average days on market:   38

A few more homes sold this May over last year, and the median sales price is a bit less. However, year to date figures are showing prices are rising compared to 2015:

Year to date, Waldo home values have increased 3.4% over 2015.  Median sales price is high, more homes have sold and the average days on market has decreased.

New Ice Cream Shop in Waldo – Betty Rae’s

It’s ice cream season! And our neighborhood is buzzing about Waldo’s newest ice cream shop, Betty Rae’s Ice Cream. So far, business has exceeded owner David Friesen’s expectations. He is serving such a high quality product–you will probably be making several trips there this summer as well!

Betty Rae’s Ice Cream offers fresh, cool treats, made with real flavors right in the shop!

Yep, it’s all homemade right here in the shop: all the sauces (fudge, peanut butter, marshmallow, etc); the cakes, brownies and cookies (David has an extensive baking background) ; the waffle cones and of course the ice cream itself. Twenty four delicious flavors, ranging from the usual vanilla bean to the more exotic lavender honey (a flavor David created with his wife). Friesen uses real flavors, not extracts or oils. For example — the lavender honey flavor starts with David using real flowers, steeped in hot cream. The root beer flavor uses the actual raw ingredients to create the root beer flavor. He is meticulous about quality control — and you can really taste the difference. He makes up to 7 batches of ice cream per day, five gallons each batch. Most of his 12-16 hour days are spent doing prep work preparing the ingredients — once in the special superfast machine, the product freezes in 5-10 minutes. There are a couple of non-dairy and vegan options available as well and coming this summer: cocktail size shakes with liquor!

This is David’s first small business, and I asked him what has surprised him most since he opened. He said “after all the years of planning, getting the place ready, developing the flavors and product–now that we are open, it all works properly!”. He is grateful for the strong response from the area: so many families and kids walking in the neighborhood, stopping in for treats. All of his hard work is paying off as business has been terrific so far.

Try Betty Rae’s Ice Cream soon–it’s located at 7140 Wornall. Hours are 11am-8pm, Sunday through Thursday; open until 10:00pm Friday and Saturday.

Waldo Crawldo Happens Sat 6/11/16

It’s time for that crazy and fun  annual event, the Waldo Crawldo! It’s happening this Saturday June 11, 2016 in the heart of Waldo from 8pm-midnight. 

This year’s theme is Superheroes and Villains–so do dress up! Prizes will be awarded in various categories. Of course there are drink specials at each spot–ten bars are participating, including Lew’s Bar and Grill, Quinton’s Waldo Bar, Tanner’s Bar and Grill and the Waldo Pizza Tap Room. Thank you, locally owned businesses, for hosting this event!

It’s definitely a seller’s market in Waldo!  Prices are up from 2015 and sellers are getting very close to asking price for their homes.  Here are the sales stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

March 2016:

Number of homes sold:    33

Median list price:              $139,900

Median sales price:          $139,900

Average days on market:  44

The lowest sales price was $35,000 and the highest was $349,900.

March  2015:

Number of homes sold:     27

Median list price:              $135,000

Median sales price:          $135,000

Average days on market:   26

Year to date, Waldo home sales are keeping pace with 2015; however median price is higher.  Note there is not much negotiating between list price and final sales price!                                  

Currently there are 14 homes for sale at a median list price of $126,250 and 43 days on market. Lowest list price is $84,900; highest is $599,000.

Play With Clay at the KC Clay Guild

You have probably driven by the KC Clay Guild in Waldo many times..it sits at the corner of 200 W 74th St at Wyandotte. .  The long brick building may not catch your eye…but inside, there’s a buzz of activity going on as artists and amateurs create sculptured, colorful pieces out of dull gray clay blocks.

Josh Wood, VP at KC Clay Guild

I met with Vice President Josh Wood recently to find out more about the Guild. Wood says he ‘geeked out’ on ceramics in high school, then took a few classes in college and got hooked on the process.  He’s been with the Guild nine years (plus has a full time job in Olathe) and is still actively creating ceramic works.  He explained the KC Clay Guild was started by several local Kansas City potters in 1988.  They wanted a studio to work in  and have been at this location fifteen years.  If you’ve ever been curious about playing around with clay–or just like to collect beautifully sculptured ceramic art — this is the place to be.

The KC Clay Guild is a non profit association with about 400 members. If you want to see what working with clay is like, Wood suggests attending a Communiversity class.  Or you can check out one of their Family Fun Nights (Fridays and Saturdays) and experiment with the process.  Membership fees are very reasonable, and you’ll meet all sorts of people here: professional potters, aspiring artists, hobbyists and even kids learning the process.  All pieces are fired and glazed on site.  They offer a variety of workshops and special events, plus summer camps for kids and there is  a big fundraiser every October called Raku Night.  This is a large street party where you can create a ceramic piece, have it fired and then glazed all at one time.

On April 30, 2016 the Clay Guild will host their first Spring Pottery Sale.  Josh commented that there are always pieces for sale on site, and  prices here are less than purchasing at an art fair. During the Spring sale there will be several artists displaying their work for sale — you may want to stop by and pick up something for yourself or as a gift!

Wonderful Waldo!  A popular area for homebuyers…and prices are on the upswing early in the year.  Here are the sales stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

February 2016:

Number of homes sold:   16

Median list price:              $171,450

Median sales price:          $165,750

Average days on market:  34

The lowest sales price was $66,100 and the highest was $340,000 (which was $10,050 over the asking price!)

February 2015:

Number of homes sold:   24

Median list price:              $154,500

Median sales price:          $148,500

Average days on market:   40

Fewer homes sold this year….due to a lack of good inventory, because demand is very strong. Notice how prices are higher than last year.
