Waldo Home Sales Report April 2020

Waldo home prices have been rising fast–will the pandemic slow down the market?  Prices in the Brookside/Waldo area have taken a dip, but I still see strong demand for homes in these areas.  Let’s take a look at the numbers for Waldo, using the boundaries of State Line to Holmes and Gregory to 85th:

Home prices down about 4.5% compared to April of last year. However, note that sellers were getting over list price for their properties.  This may be due to bidding wars as a result of lower inventory.  Below are the year-to-date comparisons:

Year-to-date, prices have fallen just over 4%.  Currently there are eleven active single family listings in Waldo, with an average price of $279,900 and 14 days on market.

Waldo Home Sales Report-March 2020

So how is everyone holding up?  Grateful that we have a beautiful Spring blooming in our neighborhood!  I’m still seeing new listings pop on the market in the Brookside/Waldo area–and selling quickly.  As the year goes on, there will probably be a slowdown as many sellers have decided to stay put for now.  In the meantime, here are the home sales stats for the Waldo area (State Line to Holmes; Gregory to 85th St) for last month. Keep in mind that these homes went under contract prior to the pandemic.

Sold prices increased over same period last year, and a few more homes sold.  The year-to-date numbers show a decrease in prices:

Technically, home prices are down about 4% YTD, however sellers getting list

price or a little above.  There is still strong demand, and not as many sellers are listing due to COVID 19.  Currently there are just 11 homes for sale in Waldo, with a median list price of $212,500 and 44 days on market.

Waldo Home Sales Report-Feb 2020

How’s everybody doing?  Trying to stay positive?  I’m continuing to work, rarely go into the office anymore (and I miss it!!) but still servicing my buyers and sellers.  I continue to see homes in the Brookside/Waldo area go under contract…and some are just sitting.  Let’s take a look at the February stats for single family home sales in Waldo:

It’s interesting that median sales prices dropped in both categories.  Traditionally the first couple of months of the year aren’t as strong for sales as the warmer spring and summer months.  Waldo home values had huge gains last year. We’ll see how that changes with the current pandemic crisis.  I see new listings popping on, and many houses that were under contract are now back active–some buyers may have lost jobs, and/or decided to put off big purchases.

Currently there are 21 active single family homes listed in Waldo, with a median list price of $269,950 and 32 days on market.  That list number is skewing high as there are three homes listed over $400K, and one of them is $525K (that one for sale since last Fall) which is on the more expensive side for Waldo.

Waldo Home Sales Report-Jan 2020

It’s a new year and the buyers are out, searching for homes to purchase!  Inventory across the city was at a record low last month–less than two months’ supply!  I expect Waldo will be another hot spot for buyers in 2020.  

Below  are the stats for January 2020, and a comparison to last year. I’m using the Waldo boundaries of State Line to Holmes and Gregory to 85th Street.  Year-to-date comparisons will resume next month.

The highest closed price was $295,000 and the lowest was $42,000.  Although the overall sales price was lower than last year–the winter months are not very popular for buying homes and houses can set longer, with prices being reduced.  We will see if Waldo is as hot of a market this year as it was last year as we get into the warmer weather.

Currently there are 17 active single family homes listed in Waldo, with an average price of $255,000 and 77 days on market.

Waldo Home Sales Report & Year End Comparisons

Waldo home values have really shot up over the past five years..I remember when a buyer could purchase a cute, updated home north of 75th St for under $200K!  First let’s take a look at December stats, and then YTD comparisons.  I’m using the boundaries of State Line to Holmes; Gregory to 85th St.

Sold prices fell just under 2% compared to last December.  Almost twice as many homes closed, and the days on market was a few days longer.  Now we’ll check YTD figures for the past five years..you can see the values steadily increasing:

Waldo values were up 5.96% last year compared to 2018; and a whopping 39% since 2015.  Homes are going under contract faster too.  The lowest sales price in 2019 was $12,000 and the highest was $454,000.  Currently there are 29 active listings, with an average price of $225,000 and 16 days on market.  I think Waldo will continue to be a preferred destination for many first time buyers in 2020–and investors as well.

Just a few years ago, the average price for a three bedroom starter home in Waldo was under $200K–no longer!  Home prices here continue to increase due to demand and lack of updated, move in ready inventory.  Let’s check the November 2019 home sales stats, using the Waldo street borders of State Line to Holmes; Gregory to 85th St:

So far this year, prices are up 5%.  Will see what the 2018/2019 comparisons are next month.  Currently there are 23 active single family listings in Waldo, with a median price of $200,000 and 45 days on market.  List prices range from $75,000 to $525,000.

Bibibop Asian Grill Now Open in Waldo

My office mates have been raving about this new restaurant in Waldo, located in the former Pizza Locale spot next door to Chipotle at 505 W 75th St.  It’s a fast casual spot, set up assembly line style and based on Korean foods and flavors, named Bibibop.

 

bibibop managerI stopped by this week to take a look –I haven’t eaten there yet and I’m not a food critic anyway!  I was impressed  the first thing I saw was four employees, including assistant general manager Patricia Allen,  conducting a food tasting for quality, taste and appearance before the lunch rush.  The other impressive aspect of this place is the amount of food you get for the price–the plate is piled high with all of the fresh ingredients you choose–easily a full pound of food that could feed two, or at least enough for leftovers!    The base of your food “bowl” can be rice, green salad or Japanese noodles.  Proteins include two types of chicken (one is spicy), steak, and tofu.  And there’s a maze of toppings:  hot choices are black beans, sprouts, and potatoes, plus ten cold toppings (veggies, etc).  There are six sauce options, which you can taste before you order at a station by the soft drinks–that’s so handy for those who aren’t sure which to try and for picky children!  All of this food, on one plate, for under $10!  Extra options include kimchi, fresh pineapple and miso soup.  There are a few seats if you want to dine in.

Bibibop was started by Korean native Charley Shin in Ohio, back in 2013.  There are now locations in seven states, all corporately owned.  Patricia tells me two new KC locations are coming: at Oak Park Mall and Corbin Park.  If you haven’t tried Bibibop yet, bring a can of food with you to get $2 off  your dish through December 14 (in conjunction with Harvesters).  Hours are 10:30am-9:30pm Monday through Saturday and Sunday 11am-9pm.

Hello neighbors!  Waldo home sales have been on a steep incline this year…October figures show a decline in value compared to last year!  But it’s a fluke–overall, numbers are up year to date.  Here are the details, using the Waldo street boundaries of State Line to Holmes, Gregory to 85th St:

Waldo home prices are 5.8% higher this year, although fewer homes have sold–probably due to a lack of inventory.  Currently there are 36 active single family homes for sale in Waldo, with a median list price of $219,000 and 19 days on market.  The lowest asking price is $47,000 and the highest is $525,000.

Double digit increase YTD–10%!  Currently there are 24 active listings in Waldo, with a median price of $229,500 and 41 days on market.  The lowest priced home is $74,000 and the highest is $399,900.

Most of the homes that closed last month sold at or over list price, at a substantial increase over last July.  Fewer homes sold, and were available, so that pushes prices up and note–listings went under contract in an average of 3 days!  Below are YTD numbers:

When there are fewer homes for sale, prices go up–that’s what’s been happening in Waldo.  Most sellers continue to get ask or over list price for their homes.  So far, Waldo home prices  have risen 12.5% this year.  Currently there are 29 active listings, with a median price of $235,000 and 41 days on market.  Prices range from $45,000 to $399,000.
