Armour Hills Home Sales Report-Aug 2017

The Armour Hills subdivision in Brookside continues to be a desireable location for homebuyers this year–prices are up compared to 2016.  Here are the stats for August 2017, with a year to date comparison as well.

Aug 2017

Median list price:     $285,000

Median sales price:  $285,000

No. of houses sold:     11

Days on market:          19

Aug 2016

Median list price:     $254,500

Median sales price:   $254,000

No. of houses sold:       8

Days on market:          13

The highest closed price was $421,750 and the lowest was $235,000.  There is very little, if any, negotiation on list price.  

Here are the year to date stats:

Jan-Aug 2017

Median list price:     $315,000

Median sales price:  $312,500

No. of houses sold:       71

Days on market:           7

Jan-Aug 2106

Median list price:     $269,950

Median sales price:  $272,250

No. of houses sold:      56

Days on market:           13

Prices are up about 14% year to date–wow, that is quite a jump!  However, I don’t think final 2017 stats will show that much of an increase. Still, higher prices mean more equity for sellers and buyers are comfortable paying more to live in our neighborhood.  Currently there are five homes for sale in Armour Hills, with a median list price of $335,000 and 7 days on market.
