Armour Hills Home Sales Report- June 2022

Home values in Armour Hills continue to rise, and last month we had the third highest closed sale ever–it’s very rare for an Armour Hills house to sell for over $700K but it happened again! Here are the stats for this Brookside subdivision:

Overall, home values are up 23% compared to June 2021! The highest sale last month was $701,000 on a list price of $660,000. The lowest sale was $365,000.

Compared to the first six months of last year, home values are up 14%; buyers are paying 6% over asking price. With interest rates rising, we’ll see how the end of the year shakes out–if prices come down somewhat. There is still a lot of demand so I don’t foresee a big plunge in home sales at all. Currently there are five homes listed in Armour Hills with an average price of $405,000 and ten days on the market. The ten day figure shows you that at least some homes are not going under contract within 48 hours of listing. Of those five homes, all listed within the three weeks, three of them have had price reductions.

Armour Hills Home Sales Report-May 2022

Last month we had a record high sale price for a home in Armour Hills; it was a flipped property by an investor. And the buyer paid over asking price! Here are the details:

Buyers paid an average of 11% over asking price; a few more homes sold compared to May 2021. The highest sold price was $713,000, which was $28K over the list price! The lowest closed price was $360,000. Here are the year-to-date numbers:

Breaking down these numbers, buyers are paying about 5.5% over asking price and home values are up just over 10% compared to the same period last year. Currently there are four active listings in Armour Hills, with a median list price of $500K and 13 days on the market.

Armour Hills Home Sales Report-February 2021

Armour Hills is blooming! Along with the rest of the city. Springtime brings out the buyers for our neighborhood, so expect more home sales in the warm months ahead. Even the cold weather though didn’t slow down the market–sales are up compared to last year at this time. Let’s look at the stats:

Buyers paid about 7% over list price and home values are up 8% over February 2020. Below are the year-to-date numbers:

Twice as many homes closed this year compared to last; and you can see how quickly new listings are going under contract: two days instead of a few weeks! Home prices are running about 7% over last year. Currently there is just one listing for sale in Armour Hills, priced at $425,000 and four days on market.

Armour Hills Home Sales Report-June 2020

I am a bit late posting the June stats for Armour Hills homes sales…it’s already August! Still, time is moving slowly these days…but home sales are still very strong in Brookside. Here’s the report:

Five homes closed at or over asking price in June 2020. One home sold —for $35,000 over the list price!!! Another sold for $22,600 over ask price. It’s an out of control bidding war at times in Brookside and Waldo these days. Now let’s look at year-to-date numbers:

Median sales price is running just a smidge behind where we were last year at this

time. The number of homes sold is lower; homes going under contract quicker. There is still a lot of demand, despite the COVID-19 pandemic. Will home sales fall as we get into the colder months of the year as they usually do? I think so; it will be interesting to see if prices are lower as well. So much depends on the condition of the home, no matter what time of year.

It’s the last week of May 2020; have you noticed how much more daylight we have in the evening?  Many more people out walking and I often hear the bagpipe player here in Armour Hills.  We have a long summer ahead dealing with the coronavirus..but we persevere! Here are the home sales stats for Armour Hills, the largest subdivision in the Brookside area:

Home prices were down 8% compared to the year prior.  Now let’s look at year-to-date numbers:

Armour Hills home prices are down about 3.7% year to date; Brookside as a whole is off 5% YTD.  Notice fewer homes are selling.  This decrease cannot all be blamed on the pandemic.  Inventory is still low; currently there are 4 active listings in Armour Hills, with an average list price of $352,475 and 40 days on market.

Armour Hills Home Sales Report-Feb 2020

My apologies for posting this blog a little late…the entire country is not in the usual routine!  I’m going to keep posting home sales stats as usual, as I am curious how the pandemic will affect home buying and selling.   We’ll see the effect within the next 60 – 90 days.  In the meantime, here are the February home sales stats for the Armour Hills subdivision in the Brookside neighborhood of Kansas City:

Although median sales price lower this February compared to last year, home values are up YTD:

Although fewer homes sold than over the same time period last year, prices are up 5.2%–that’s a bit higher than Brookside as a whole, which is up just over 4% YTD.  Currently there are four active listings in Armour Hills, with a median list price of $372,475 and 19 days on market.

Armour Hills Home Sales Recap-Dec 2019

I’ve said a few times last year that Armour Hills has some of the fastest growing home values in Brookside–and these year end stats support that statement. Why?  Several reasons I think:  a wider variety of home prices; close to Brookside/Waldo amenities; lots of curb appeal and interior charm; a strong homes association; Arbor Villa park sits in the middle of the subdivision.  Let’s look at the numbers:

Technically prices rose 31% over December 2018, however this is a bit of a fluke–only two homes sold each year, and obviously last month it was the larger, more expensive homes.  The YTD comparisons tell the real story:

The number of homes sold each year is very consistent, and sellers are getting very, very close to asking price.  Since 2015, values up 27.4% in five years; Brookside (using zip code 64113) values are up 13.8% during the same time period. Armour Hills…hot neighborhood for buyers!

Currently there are four active listings, with a median list price of $367,475 and 42 days on market.

Armour Hills Home Sales Report – Oct 2019

I’ve already report October home sales stats for Brookside and Waldo–both areas down a bit from Oct 2018. But not Armour Hills–my neighborhood going up up up this year!  It is a much smaller sample of homes than Waldo and Brookside (and of course, Armour Hills included in the Brookside numbers) but still an indication of how desirable this area is for home buyers.  Here are the stats:

The reason the days on market was so much longer this year is that one Armour Hills home that was on the market well over six months finally closed.  Checking year-to-date numbers:

Compared to last year, Armour Hills home values are up just over 8% so far this year.  The lowest closed sale so far is $241,000 and the highest is $500,000.  Currently there are six active listings, ranging from $339,900 to $529,000 and 11 days on market.

Armour Hills Home Sales Report-Aug 2019

Whew, the Armour Hills subdivision in Brookside continues to rise in value compared to the Brookside zip of 64113 as a whole.  I think this is primarily due to location, the park amenity, the range of home pricing, a strong homes association and the charm of the neighborhood.  Sales are steady, prices are up. Here’s the stats:

Home values are up 7.8% YTD over 2018.  That’s impressive.   I’d like to buy another house in Armour Hills now–to have when it’s time to downsize to one level living!  Currently there are six homes for sale, with an average list price of $389,975 and 16 days on market. Prices range from $229,900 to $519,000 (!)–over $500K is rare for this subdivision.

As a Brookside neighborhood (Armour Hills is one of the larger subdivisions in the area), buyers are still snapping up homes quickly–yet the market does appear to be slowing down..probably usual mid July slump as so many people head out of town on vacation. Here are the stats for June home sales in Armour Hills:
