Brookside Home Sales Report – Jan 2017

It’s a new year for home sales and already–there is a lot of demand but not enough moderately priced inventory.  This will be a short blog as there is no need to check  year-to-date figures…since we just finished up January!

Here is the January 2017 single family home sales report for the Brookside zip code of 64113:

January 2017:

Number of homes sold:      13

Median list price:                 $395,000

Median sales price:              $388,500

Average days on market:        36

January 2016:

Number of homes sold:         8

Median list price:                  $369,500

Median sales price:               $367,500

Average days on market:        25

It looks like a significant jump in the median sales price compared to Jan 2016, however last year the highest sales were in the $440s; this year there was a $1.175 million sale plus two others in the $600s that skews the prices up for the month.  The lowest closed sales price last month was $201,000.  Note almost twice as many homes closed in January this year–high demand for our neighborhood!

Interesting to also note that 13 homes were listed in January; seven of them were priced at $400K or less and they all went under contract within a few days.  The demand is very high for $200-$400K homes.

Currently there are 32 single family homes for sale in Brookside, with a median price of $690,000 and 91 days on market. The lowest list price is $277,000 and the highest is $2.9 million.  Twenty-five of the 32 are listed over $400K, and ten of those are over $1 million.  So you can see why the median price is so high–the more expensive homes sit on the market longer.

Brookside Home Sales Report-Nov 2016

As we come to a close on a very active real estate market for Brookside…prices are continuing to rise as demand is still strong, particularly in the $400K and less price range.   Here is the single family home sales report for Brookside (zip code 64113) for November  2016, and comparisons to last year:

November 2016

Median list price:               $350,000

Median sales price:           $349,000

Average days on market:     35

Number of homes sold:        25

(Lowest sales price was $202,000; highest sales price was $750,000).

You can see that sellers are getting virtually the asking price during contract negotiations.  Thirteen of the homes that closed last month were at or above asking price.

November 2015

Median list price:                $315,000

Median sales price:            $312,000

Average days on  market:      39

Number of homes sold:          19

Compared to November 2015, prices are up 11.68%. Part of that increase is due to lack of inventory–very often sellers will have multiple offers on  homes that are updated and  well maintained.

Median sales price:     $352,500

Median list price:         $330,000

Median sales price:     $325,000

Home prices in Brookside are up 8.46% YTD.  

Currently there are 37 active single family listings in the Brookside zip code of 64113. Just seven of those homes are priced at $400K or less.  Ten homes are listed at $998,000 through $2,400,000.

Brookside Home Sales Stats – Oct 2016

Hello neighbors!  Time to check Brookside home sales stats for October 2016.  As has been the situation all year, prices are above 2015.  Let’s check the numbers–for the Brookside zip code of 64113:

October 2016

Median List Price:     $340,000

Median Sales Price:   $332,475

Twenty eight homes sold; the highest sales price was $1 million and the lowest was $190,000. Median days on market:  27

October 2015

Median List Price:    $398,725

Median Sales Price    $386,500

Twenty eight homes sold.  Median sales price for Oct 2015 was higher because more of the $500K plus homes sold during the month last year.

Jan-Oct 2016 – 278 homes sold

Median List Price:     $358,350

Median Sales Price:  $353,500

Jan-Oct 2015 – 296 homes sold

Median List Price:     $331,250

Median Sales Price:   $325,000

Prices are up for the year–over 8%.  Fewer homes have sold, however there is still strong demand — that is one reason prices are rising.  Currently there are 37 active single family home listings in the Brookside zip code of 64113. Median list price is $720,000.  Twenty two of the homes for sale are priced over $500K; ten of those are over $1 million.

Home sales in Brookside are still strong as we head into the fall season…and prices continue to rise.  Here is the single family home sales report for Brookside (zip code 64113) for September 2016, and comparisons to last year:

Median sales price:           $375,000

Average days on market:     44

Number of homes sold:        29

(Lowest sales price was $180,000; highest sales price was a cash purchase of $1,285,000).

You can see that sellers are getting very close to the asking price during contract negotiations.  Eleven of the homes that closed last month were at or above asking price.

September 2015

Median list price:                $375,000

Median sales price:            $362,500

Average days on  market:      34

Number of homes sold:          22

Compared to one year ago, more homes sold in September of 2016 and at a higher median price…a few more days on market.

250 homes sold; average 35 days on market.

2015, January to September

Median list price:         $326,777

Median sales price:     $325,000

269 homes sold; average 38 days on market.     

Fewer homes have sold, pushing prices up due to a lack of inventory.  Brookside home values are up 9.5% YTD compared to 2015!

Currently there are 44 active single family listings in the Brookside zip code of 64113; just over half (25) are priced over $500,000.  The median list price is $637,000.

Time to check home sales stats in Brookside for August 2016.  Numbers show a drop in value compared to one year ago…but if you are a Brookside homeowner, you’ll like the year-to-date comparisons!

(Lowest sales price was $225,000; highest sales price was $$835,000.)

The lower priced homes ($400K and less) sell faster and are in high demand.  See the low days on market figure (13)?  That means last month a home was under contract within two weeks of list date.  Higher priced homes, especially over $700K–tend to sit on the market longer.

Median sales price:            $363,750

Average days on  market:      27

Number of homes sold:          30

Higher median price one year ago…means more higher priced homes sold last August.

Brookside home values are up 8.6% YTD compared to 2015!

Currently there are 49 active single family listings in the Brookside zip code of 64113; about one half of those (23) are priced over $500,000.  The median list price is $489,950.

Brookside Home Sales Stats-June 2016

Halfway through the year, and home prices continue their upward trend in Brookside. Low inventory and plenty of demand can create a bidding war for new listings priced under $400K.  Here are the single family home sales stats for Brookside (zip code 64113) for last month, and comparisons to last year:

June 2016:

Median list price:               $349,000

Median sales price:           $349,000

Average days on market:    42

Number of homes sold:       41

(Lowest sales price was $183,000; highest sales price was $2 million.)

It’s important to note that of the 41 homes that closed in June, 22 (just over half!) sold at or above list price.

June 2015:

Median list price:                $325,000

Median sales price:            $325,000

Average days on  market:    31

Number of homes sold:        56

You can see that fewer homes are selling due to a lack of desirable inventory, especially at the $400K or below price point.  Sellers who price their homes at market value often find competing offers within the first couple of days of listing.  Traditionally, home sales start to decline in the second half of the year…we will see if that trend continues for the rest of 2016.  

Currently there are 48 active single family listings in the Brookside zip code of 64113; just twelve of those homes are priced at or below $400,000.  So, the median list price is high:  $664,500 and 65 days on market.

Armour Hills May 2016 Home Sales Stats

Armour Hills….one of the best subdivisions in Brookside!  Of course, I am a bit partial because I live in Armour Hills.  However, check out these home sales stats for May 2016–buyers are snapping up homes here in a hot market that favors sellers:

That’s correct, many of the homes sold for over the list price!  (one home sold for $8000 over asking price).  Out of the nine homes that sold last month, five sold over the list price, two right at asking price.

Although fewer homes are selling…that is due to lack of inventory.  There is plenty of demand.  Currently there are 4 homes for sale in Armour Hills, with a median list price of $284,925 and seventeen days on market.

We are in the peak of Spring home buying season…demand is still very strong for  our Brookside neighborhood.  Here are the single family home sales stats for Brookside (zip code 64113) for last month, and comparisons to last year:

May 2016

Median list price:               $364,500

Median sales price:           $360,500

Average days on market:    43

Number of homes sold:       37

(Lowest sales price was $182,000; highest sales price was $1.275 million.)

May 2015:

Median list price:                $322,500

Median sales price:            $312,500

Average days on  market:     29

Number of homes sold:         46

Comparing the year to date median sales prices, Brookside homes are selling for 15% more than last year.  Wow.  Do keep in mind that the numbers can be skewered somewhat each month depending  if more lower priced homes sell (under $500K) or higher (over $500K and over $1,000,000).  Our zip code has a wide range of home prices, depending on size, location, updating.  However, the important point is that homes are gaining value, and buyers know that Brookside is a desirable place to live!    

Currently, there are 46 active single family home listings in the Brookside zip code of 64113.  The median list price is $687,000..because just seventeen of those homes are priced under $500K; ten are priced over $1 million. Brookside Home Sales Report – Feb 2016

What a beautiful day as I write this blog! The trees are flowering all over Brookside–hope we don’t get a cold snap…we are now accustomed used to 60 and 70 degree days!

Checking Brookside home sales for February 2016, I am going to write up the stats in a different format this time–thought it would be easier to read.  Take a look:

February 2016

Median list price:               $409,000

Median sales price:           $399,000

Average days on market:    89

Number of homes sold:       15

(lowest sales price was $213,000; highest sales price was $822,000)

February 2015:

Median list price:                $422,000

Median sales price:            $397,500

Average days on  market:    88

Number of homes sold:        13

(Note the number of homes sold and median sales price are very similar to 2015.)

Now let’s check year to date figures:

The big difference in the YTD figures is the median sales price jumped up–yet virtually the same number of homes sold.  Also, homes went under contract  faster. There is not much inventory this year in the critical $200-$400K price range and so, prices are up.

Currently, there are 46 active listings in the Brookside zip code of 64113.  The median list price is $537,000.  That figure is high because 1) the lower priced listed homes sell very fast and 2) 25 of the 46 homes are priced over $500K; 10 of those are over $1,000,000.

It’s going to be a strong season for home buying in Brookside this Spring!

Brookside Home Sales Report – October 2015

Brookside home sales continue to outpace last year!  Prices are up, and the upper bracket ($500K+) homes are attracting buyers.  Let’s look at the numbers – here are the single family home sales for October 2015 in the Brookside zip code of 64113:

In October  2015, 27 homes sold.  The median list price was $397,950 and the median sales price was $383,500.  Average days on market: 54. The lowest sales price was $203,500 and the highest was a cash sale at $1.145 million.  

In October 2014, 25 homes sold.  The median list price was $340,000 and the median sales price was $320,000.  Average days on  market: 41.

A couple of more homes sold as compared to a year ago, and the median price was much higher because eleven of the 27 sales closed were over $400,000, including that $1 million plus sale.

Checking year to date figures:

From January through October 2015, 294 homes sold with a median list price of $329,975 and a median sales price of $325,000 with 40 days on market.   

From January through October 2014, 244 homes sold. The median list price was $320,000 and median sales price was $309,000 and 37 days on market.

We’ve had six sales above $1 million so far this year in zip 64113; last year at this time there were four $1 million+ sales. The higher priced sales push up the median price.

Currently there are 53 single family homes for sale in the Brookside zip code of 64113, with a median list price of $549,950 and 89 days on market. There are 31 homes priced over $500,000 in our area…the highest price home is $50 shy of $4 million.
