Brookside Home Sales Report-October 2022

These things are true: sales of single family homes are slowing, and Brookside homes are generally defying the trend. Those sellers who have well maintained homes in a desirable location, and priced right–buyers are still out there, purchasing in Brookside! Let’s look at the numbers. I’m using the main Brookside zip code of 64113 for the report:

Last month, of the 18 homes that closed, four homes were over $1,000,000 and 12 closed over $500K. That accounts for the higher median sales price-31% over October 2021! As you can see, most buyers paid over the list price. Houses continue to go under contract within a few days. . Here are the year-to-numbers:

Comparing the YTD figures, Brookside home values are running 4.84% higher than last year even though less homes have sold. As interest rates have risen this year, some would-be sellers are sitting tight on their fixed low rates rather than have a new mortgage at a much higher price. Less inventory usually pushes prices up. Currently there are 19 homes for sale in Brookside, with a median list price of $525K and 38 days on the market. Four homes are priced over $1,000,000.

Brookside Home Sales Report-May 2019

More homes are selling in Brookside this year, and at higher prices.  Our neighborhood is still a very strong attraction for homebuyers!  Here are the May sales stats for single family homes in the primary Brookside zip code  of 64113:

The highest closed price house last month was $1.375 million and the lowest was $214,000.  Compared to same time last year, home values jumped up 12.6%!  Keep in mind though, we are in the hot and heavy spring buying season.  Let’s look at YTD stats:

As we approach the halfway point of 2019, home values are up in Brookside by 4.5%.  Although more homes are selling, they are taking a bit longer to go under contract.  Currently there are 44 single family home listings in Brookside, ranging from $239,000 to just under $4,000,000.  Median list price is $452,000 and 61 days on market.

Brookside Home Sales Report-April 2019

Home sales and values continue to surge in Brookside during the traditional strong spring home buying season.  Here are the stats for single family home sales last month in Brookside, using the zip code of 64113:

The lowest closed sales price last month was $241,000 and the highest was $1.6 million. Three homes sold in April over the $1 million mark.

Although days on market was longer, prices are up 3.3% compared to 2018.  The strongest demand, as usual, is for homes priced under $400,000.  Currently there are 51 active listings, with a median list price of $464,950 and 45 days on market.  Eight homes are priced over $1 million.

Brookside Home Sales Report-March 2018

The busy spring home buying season is here and buyers are hungry for fresh listings, especially those priced at $350K or less.  Let’s take a look at the Brookside home sales report for March 2018, using the main Brookside zip code of 64113:

Notice the median sales price is virtually the same as a year ago, and number of homes sold is the same.  Homes this year went under contract in a shorter amount of time–just two weeks. The lowest sales price last month was $255,000 and the highest was $1.1 million.

Although the median sales price is lower YTD this year compared to last, I don’t think that signals an overall slump in sales prices.  We have such a wide range of prices in Brookside–I think the lower median number reflects more ‘lower’ priced homes selling, and that’s where the demand is (not for $500K and over).  Also, note the trend of more homes closing and going under contract in a shorter amount of time compared to 2017 YTD.

Currently there are 33 active listings in zip code 64113.  The median list price is $529,950 and 33 days on market. Prices range from $$249,000 up to $2.89 million.  Sixteen homes are priced over $500K.

Brookside Home Sales Report-Nov 2017

Home sales have slowed in Brookside, as they traditionally do this time of year. Very few sellers list their homes during the holiday season and through the cold months early in the year. Here are the November 2017 single family home sales stats for Brookside, using zip code 64113:

Technically, home prices were up 15% over last November, however there were two $1,000,000+ sales last month.  The higher dollar sales push the median price.  Let’s look at the year-to-date figures:

Year-to-date, home values in Brookside are up just over 8%.  Note that homes are selling faster, and sellers are getting very close to list price.  Currently there are 28 active listings in Brookside with a median price of $525,000.  Seventeen of the homes are priced over $500K.

As we wind down toward the end of the year, home sales typically slow down.  Brookside home prices continue to beat 2016–it will be interesting to see exactly how much for the year  when I post final 2017 stats in January.  For now, here is the October 2017 single family home sales report for the Brookside zip code of 64113:

Year-to-date, Brookside home prices are up 6.5% over 2016 and homes are selling faster.  Currently there are 38 active listings, with a median list price of $557,000 and 56 days on market.  Note that over half – 20 homes-are priced over $500,000 with seven of those at $1 million or higher.

Brookside Home Sales Report-Aug 2016

As we get into the second half of the year…the home buying market starts slowing down.  Sales have been  strong this year in Brookside (list price under $450K); there is still demand, but most of the inventory is priced well over $500K.  Here is the August  2017 Brookside single family home sales report, using stats from zip code 64113:

Year to date, home prices are up 3.8% and going under contract faster than 2016.  Currently, there are 47 homes for sale in Brookside, with a median list price of $589,000.  Over half of the homes on the market are listed over $500,000, pushing that median price way up.

Brookside Home Sales Stats – May 2017

It’s crazy out there if you want to buy a home in Brookside for under $400K!  I’m sure you’ve heard the stories from your home buyer friends–or seller friends, who receive multiple offers within a day of listing their home.  Here are the May 2017 single family home sales stats for Brookside, using zip code 64113:

The lowest closed price was $170K; the highest was a home near 55th and Ward Parkway–$3.2 million cash. You are reading those numbers correctly–median sales price is almost $40K over asking price.  Out of the 39 homes that closed last month, 24 were at or above list price.  I’ve seen closed prices as much as $25K over list price!  Now let’s look at same period last year:

May 2016

The number of homes sold was about the same. Last year, median price was higher because more expensive homes closed in May 2106.  Days on market was longer–that is typical for higher priced homes.  The demand in Brookside right now is for homes priced $225K-$400K.  Here are YTD figures:

As you can see, year to date the median sales price is well below median list price–but again, when the higher priced homes sell, there is usually more bargaining in the offer.  It is the $350K and under homes that generally sell for at or over list price.

Currently there are 40 homes for sale in Brookside, with a median list price of $695,000.  Thirty four of the 40 are listed over $400K.

Brookside Home Sales Stats – Oct 2016

Hello neighbors!  Time to check Brookside home sales stats for October 2016.  As has been the situation all year, prices are above 2015.  Let’s check the numbers–for the Brookside zip code of 64113:

October 2016

Median List Price:     $340,000

Median Sales Price:   $332,475

Twenty eight homes sold; the highest sales price was $1 million and the lowest was $190,000. Median days on market:  27

October 2015

Median List Price:    $398,725

Median Sales Price    $386,500

Twenty eight homes sold.  Median sales price for Oct 2015 was higher because more of the $500K plus homes sold during the month last year.

Jan-Oct 2016 – 278 homes sold

Median List Price:     $358,350

Median Sales Price:  $353,500

Jan-Oct 2015 – 296 homes sold

Median List Price:     $331,250

Prices are up for the year–over 8%.  Fewer homes have sold, however there is still strong demand — that is one reason prices are rising.  Currently there are 37 active single family home listings in the Brookside zip code of 64113. Median list price is $720,000.  Twenty two of the homes for sale are priced over $500K; ten of those are over $1 million.

Brookside Jan 2016 Home Sales Report

Home sales typically start off slow every year..that’s what is happening in Brookside as we kick off housing market reports for 2016.  Why do sales drag early in the year? I’ll provide some answers after reporting Brookside home sales (using zip code 64113) for January 2016:

In January 2016, eight homes sold.  The median list price was $369,500 and the median sales price was $367,500.  Average days on market:  25.  The highest sales was $441,500 and the lowest was $262,500.

In January 2015, nine homes sold. The median list price was $325,000 and the median sales price was $315,000.  Average days on market:  24.

Stats were about the same as a year ago, as in number of homes sold and days on market. You’ll notice that median sales price jumped up. (Brookside home prices rose 11% from 2014 to 2015.) Prices can vary wildly in the Brookside zip code, so numbers can be skewed depending on how many higher priced homes close in any given month.

So why are home sales slow early in the year?  A few reasons:  the weather isn’t great the first few months of the year (homes always look better in the Spring!); home sellers are getting their homes ready to list (freshening up the inside, decluttering, making improvements); and many families want to move once school lets out for the year.  There just isn’t much inventory for buyers to choose from in the first quarter–which can actually be an advantage for those sellers who have homes prepped and ready to market in February and March.  Interestingly, there were ten homes that were listed–and then went under contract–last month. Demand is strong!

Currently there are 48 homes for sale in Brookside, with a median list price of $579,000 and 97 days on market. Sixteen homes are priced over $1,000,000.  There is a lack of inventory in the $225-$300K price range.
