Brookside Home Sales Report-Oct 2014

Home sales in Brookside continue to slow down, as is usual this time of year.  As we get into colder weather and the holiday season, buyers have other things on their minds. It’s very difficult to look at homes when darkness falls at 5pm!  Here are the home sales stats for the Brookside zip of 64113 from October 2014:  

In October 2014, 25 homes sold.  Median list sales price was $340,000, and median sales price was $320,000 with an average of 41 days on  market.  The lowest priced home sold  was $158,000 in Armour Hills and the highest was $615,000 in Romanelli Gardens.  

In October 2013, 23 homes sold.  The  median list and sales price were the same:  $279,000 and 35 days on market.

Virtually the same number of homes sold compared to a year ago, but the sales price was higher.   

Looking at year to date figures:

From Jan – October 2014, 244  homes have sold at a median sales price of $307,000 and 37 days on market.

From Jan – October 2013, 271 homes sold at a median sales price of $298,000 and 46 days on market.  

So far this year, the trend has been fewer homes sold and prices are up.  There is still a lack of updated, well maintained homes in the $200-$225K price range in Brookside.  It is encouraging that home values continue to rise, so we continue to make up equity lost during the housing crash during the recession.

Currently there are 81 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $384,950 and 80 days on market.  Of the 81 homes for sale, 24 are priced over $500K and 9 are priced over $1 million.   (All figures taken from Heartland MLS and deemed reliable but not guaranteed).

Brookside Home Sales Stats – September 2014

Interesting statistics to report regarding Brookside home sales last month.  Prices are down for the month and year to date compared to 2013.  Here’s the breakdown, using single family home sales for zip code 64113:

In September 2014, 32 homes sold.  Median sales price was $289,950 and 45 days on  market.  The lowest sales price was $164,950 and the highest was $2,727,420 (that’s the highest MLS recorded sale so for this year).  Seven homes sold at $500K or higher, and there were two sales over $1million.

In September 2013, 27 homes sold.  The  median sales price was $346,000 and 55 days on market.   The lowest sales price was $180,000 and the highest was $750,000.

Although a few more homes sold this September and we experienced lower days on market, overall average price was way down.  A partial reason for the drop is that in Sept 2013, four homes sold for over asking price, and more expensive homes sold a year ago.  

Looking at year to date figures:

From Jan-September 2014, 219 homes sold at a median sales price of $306,000 and 37 days on market.

From Jan- September  2013, 248  homes sold at a median sales price of $299,900 and 47 days on market.  

You can see that fewer homes are selling this year because inventory is lower and the homes that aren’t selling have issues of some kind (not updated, overpriced, poor location, etc).  Average prices are higher showing there is still a demand for homes in the area, and buyers are willing to pay more to get what they want.

Currently there are 90 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $399,950 and 83 days on market.  Thirty of  the 90 homes are priced over $500K, while ten of those homes are priced over $1million.   There is a definite shortage of updated, move in ready homes in the Brookside/Waldo area priced between $200-$250K right now.  As we move into the holiday season, there will be few listings on the market and buyers may decide to wait  until next year to look at a fresh crop of homes for sale.

Brookside Home Sales Report – July 2014

Now that we are into the second half of the year, home sales will slow down..as is the usual pattern.  Most sellers put their home on the market in the spring, and move in the summer.  If you are looking for a home now, you may notice a lack of move in ready, well priced homes in the area (unless you are looking at homes priced over $500K).  We’ve had a shortage of inventory all year–not enough move-in ready properties.    Let’s look at the specific numbers..these are single family home sales from July 2014 in the Brookside zip code of 64113:

In July 2014, 32 homes sold.  Median sales price was $320,000 and 76 days on  market.  The lowest sales price was $166,000 and the highest was $707,500.  

In July 2013,  36 homes sold.  The  median sales price was $335,000 and 65 days on market.   The lowest sales price was $165,000 and the highest was $1.475 million.

The drop in median sales price can be attributed to the fact that this year, twelve homes sold at $350K or higher.  In July 2013, eighteen homes sold over $350,000.  When the more of the higher dollar homes sell, average prices are pushed up.

Checking year to date figures:

From Jan-July  2014, 163 homes sold at a median sales price of $300,000 and 74 days on market.

From Jan-July  2013, 187  homes sold at a median sales price of $295,000 and 88 days on market.  

Note the lack of inventory means fewer homes have sold.  The median prices is virtually the same.  Overall, I think we will end the year with an increase in average sales price for Brookside homes. Fewer homes sold indicates the lack of inventory for picky buyers–they will wait until they see what they want.   The fewer days on market reflects the desire for updated, well maintained and median priced homes–they always sell quickly. I still believe that overall, prices are up for Brookside compared to last year.

Currently there are 93 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $377,000.  Most of the homes for sale – 57 out of 93- are priced over $350K, with 9 priced over $1million.  The strong demand for Brookside homes are those updated properties priced from $200-$350 to $400K.

Brookside Home Sales Dip in June 2014

 

The first half of the busy home buying season is over…sales will start to slow down in the next six months. June 2013 sales show a slowdown from May.  Let’s look at the numbers…I am comparing single family homes for the main Brookside zip code of 64113:

In June 2014, 28 homes sold.  Median sales price was $286,000 and 37 days on  market.  The lowest sales price was $157,999 and the highest was $556.000.  

In June 2013, 38 homes sold.  The  median sales price was $300,000 and 45 days on market.   The lowest sales price was $150,000 and the highest was $545,000.

Not much change from a year ago–the average sales price dropped some, but  days on market was less.  

Checking year to date figures:

From Jan-June 2014, 131 homes sold at a median sales price of $296,000 and 74 days on market.

From Jan-June 2013, 151 homes sold at a median sales price of $292,000 and 151 days on market.  

Fewer homes sold indicates the lack of inventory for buyers.  The fewer days on market reflects the desire for updated, well maintained and well priced homes–they always sell quickly. I still believe that overall, prices are up for Brookside compared to last year.

Currently there are 101 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $390,000 and 128 days on market.  Over half the homes for sale right now are priced over $400,000.  The highest price home is on Ward Parkway listed at $4.95 million and the lowest is $179,000.  You can see the average sales price we are experiencing reflects the demand for homes priced at $350K or less.

Brookside Home Sales Report – April 2014

The spring home buying market is in full swing and Brookside home values continue to rise over last year.  Inventory of well maintained and updated homes is low, and demand is high.  Here are the stats for the main Brookside zip code of 64113 for April 2014 and a year-to-date comparison:

In April 2014, 24 homes sold.  Average median sales price was $345,000 and 58 days on  market.  The lowest sales price was $156,040 and the highest was $980,000.    

In April 2013, 20 homes sold.  The average  median sales price was $285,000 and 84 days on market.   The lowest sales price was $115,000 and the highest was $610,000.

We had a few more homes sell in April 2014 and a substantial uptick in average price-  almost 22%.  We have such a wide range of sales prices in Brookside that it really affects the average sales price when more higher priced homes sell.  Days on market is also lower this year–meaning it takes less time for a property to go under contract.

Checking year to date figures:

From Jan-April 2014, 67 homes sold at a median sales price of $298,000 and 75 days on market.

From Jan-April  2013, 83 homes sold at a median sales price of $285,000 and 108 days on market.  

The lower number of homes selling is affected by the lack of inventory, thus pushing prices up. I’ll share a  personal story of what I experienced recently with a client. A property came on the market  in an excellent Brookside location, nicely updated with good features and curb appeal.  My buyer offered full price the same day it was listed.  There were four offers total and the listing agent told me the winning bid was  $10K OVER asking price. This same home sold two years ago for $317,000 and the current owner had not made any substantial improvements.  I’ve heard the same story for homes in Prairie Village, Leawood and Overland Park.  It is a true seller’s market for the ‘good’ homes.

Currently there are 89 single family homes for sale in the Brookside zip code of 64113 with an average median list  price of $400,000 and 125 days on market.  About one-third of the 89 homes are priced over $1million.

Brookside Home Sales Report-March 2014

flowersAhhh….Spring in Brookside!  The trees are blooming, flowers finally popping up and the homes look even more charming than usual surrounded with  fresh green grass and bright floral colors.  This is one reason why home sales surge in the warm weather months–curb appeal is best in spring and summer months.

Let’s examine Brookside single family home sales for March 2014.  There was a lower number of homes sold, but average prices are up. These figures are for the main Brookside zip code of 64113:

In March 2014, 19 homes sold.  Average median sales price was $322,500 and 103 days on  market.  The lowest sales price was $152,000 and the highest was $775,000.    

In March 2013, 32 homes sold.  The average  median sales price was $313,000 and 131 days on market.   

More homes sold in 2013, but in 2014 the average sales price was almost $10K higher.  This market activity reflects the lack of inventory this spring–the demand is there, but not enough supply, pushing up prices.

Checking year-to-date figures:

From Jan-March 2014, 43 homes sold at a median sales price of $298,000 and 84 days on market.

From Jan-March 2013, 63 homes sold at a median sales price of $280,000 and 115 days on market.  

You can see the trend continuing into the busy Spring buying season–prices are up 6% so far this year.

As of this writing, there are 77 single family homes for sale in the Brookside zip code of 64113 with an average median list  price of $457,000 and 143 days on market.  Of the 77 homes for sale, 30 homes are priced over $1million, which affects average list pricing.    

The demand is quite high for updated Brookside area homes priced between $250-$400K.  If you are thinking of selling this year–get your house spruced up and ready to take advantage of this hot market!

Brookside Home Prices Rise in Feb 2014

It’s the last day of March 2014..and I am just squeaking in to report February 2014 home sales for Brookside!  The year is getting off to a strong start with average prices rising.  Here are the stats for single family home sales in the Brookside zip code of 64113, using median average pricing:

 

In February 2014, 11 homes sold.  Average list price was $305,000 and average sales price was $298,000.  Average days on market:  31. The highest sales price was $657,000 for a home on Morningside Drive; the lowest sales price was an Armour Hills home at $199,900.  

 

In February  2013, 14 homes sold.  The average  sales price was $293,000. Days on market: 135.  

 

You can see the average sales price is higher, and the average days on market is lower.  

 

Checking year-to-date figures:

 

Total homes sold in Jan/Feb 2014 was 24 and at an average sales price of $289,000 and 69 days on market.

 

Total homes sold in Jan/Feb 2013 was 31 and at an average sales price of $265,000 and 99 days on market.

 

It’s true that fewer homes were sold, but average price is up. This reflects the lack of inventory we have so far this year.

 

As of this writing, there are 78 single family homes for sale in the Brookside zip code of 64113 with an average list median price of $450,000. Buyers are actively looking for updated, well maintained homes in the $200-$300K range in our neighborhood.  It will be a busy Spring home buying season!

Brookside (Kansas City MO) Home Values Up 9% in 2013

Another year completed…and what a year it has been for Brookside home values!  Overall, a hefty increase in average selling price from 2012. Let’s first  look at December 2013 figures, then move on to year-end statistics. The numbers below reflect single family home sales in the  Brookside (Kansas City MO) zip code of 64113:

In December  2013, 21 homes sold.  Average list price was $558,667 and average sales price was $508,900.  Average days on market was 99.

In December 2012, 16  homes sold at an average price of $298,788  and 88 days on the market.

Obviously that is a huge jump in average sales price. That’s  because a $3.65 million home closed in December (1217 W. 55th St), along with five other homes priced over $500K.  These sales pushed the average sales price way up.  Days on market were higher in December 2013 because generally it takes longer for the upper bracket homes to go under contract.

Now let’s compare 2012 to 2013 Brookside home sales:

From Jan-Dec 2013, 307  homes  sold  at an average price of $368,994 and 86 days on market.

From Jan-Dec 2012,  296  homes sold at an average price of $337,524 and 114 days on market.

There was a 9% increase in average sales prices between 2012 and 2013–excellent news for homeowners!  Days on market was less as well.  In 2013, I saw many more higher priced homes selling in our neighborhood, including several close and over the $1million mark.  Brookside has successfully weathered the housing crash and is again a strong area of interest for buyers.  Another indication of Brookside’s desirability as a neighborhood is the number of teardowns/new build jobs going up–I’ve seen three projects in varying stages of completion.

As of this writing, there are 69 single family homes for sale in the Brookside zip code of 64113 with an average list price of $729,282.  The highest priced listing is at 5550 Ward Parkway, priced at $4.25 million.  The lowest listed home price is on the 6400 block of McGee at $159,500.               .

Brookside Home Sales Report – Oct 2013

Time to check single family  home sales statistics for October 2013 in Brookside!  Last month there was a small drop in average prices  for our neighborhood–nothing to be concerned about and I will explain why.  Overall, home sales were strong in October 2013.  Let’s look at the numbers:

In October  2013,  24 homes sold.  Average list price was $432,271 and average sales price was $405,975.  Average days on market was 77.

In October 2012, 29  homes sold at an average price of $429,287  and 123  days on the market.

Average price dropped a bit over last October because one year ago, there were two homes that sold for $1.2 million and 2.5 million–that skewers the numbers up.  In October 2013, there was a $1.9 million and $949K sale.

Now let’s compare to year-to-date figures:

From Jan-Oct 2013, 270  homes have sold  at an average price of $363,525 and 62 days on market.

From Jan-Oct 2012,  256  homes sold at an average price of $331,259 and 112 days on market.

So far, average sales prices are up 9.75% over last year!  And days on market has dropped by half–that means a home typically goes under contract twice as fast as last year.

As of this writing, there are 88 homes for sale in the Brookside zip code of 64113 with an average list price of $695,301.  Thirty six homes are priced over $500K, and thirteen of those are priced at $1million and up.  Need details for your specific area of Brookside?  Contact me for details!

Brookside Home Sales Stats – Aug 2013

On this last day of September, I’m finally getting around to post the Brookside home sales stats for August 2013.  It’s been a busy month!  No surprises here: prices continue to rise, and homes are selling faster.

In Aug 2013, 33  homes sold.  The average list price was $403,543 and the average sales price was $384,255.  Average days on market: 84.

In Aug 2012, 31  homes sold.  The average list price was $375,358 and the average sales price was $357,238.  Average days on market: 95.

Continuing the trend this year, average sales prices are higher than last year, about a 7.5% increase over last August.

Let’s compare year-to-date figures:

In the first eight months of 2013, 220  homes sold with an average sales price of $356,029 and 88 days on market.

In the first eight months of 2012, 200 homes sold with an average sales price of $321,320 and 109 days on market.

So far, Brookside home prices have increased almost 11% this year over last!

Currently there are 83 homes for sale in zip 64113, with an average list price of $745,259.  Twelve  homes are priced over $1million, which pushes the average list price higher.  As the calendar moves closer to cold weather and the holiday season, number of units sold per month will fall lower, as this is the time of year when there are not as many new listings popping on the market. However, we’ve had a strong 2013 so far for home sales and I think this year will beat last in terms of average sales price and number of homes sold.
