Brookside Welcomes a New Full Service Breakfast Restaurant!

The core shopping area of Brookside  offers many restaurant choices:  Italian, American, Mexican, sushi, burgers, etc for lunch and dinner.  What’s missing?  A  full service breakfast spot: welcome HomeGrown Kansas City Brookside, recently opened at 338 W 63rd St, in the former Avenues Bistro.

Manager Mark Androes says this location is the  fourth one for the small chain; the other three are in Wichita.  Owners Jon and Lauren Rolph have a specific mission for all of their eateries:  Cultivate Kindness. They believe “if we help each other start the day right, we’re certain we will also awaken a chain of positive acts that cultivate kindness throughout our community.”  The Rolphs specifically wanted to be in the Brookside area and be part of our neighborhood.  Mark says “when people come in and are greeted with genuine kindness, we think it will spread to other neighbors and through the city”.

Mark Androes, HomeGrown Manager

HomeGrown has a cozy, warm vibe and everyone I encountered during my visit was sincerely friendly.  It’s a spacious restaurant—seating 140—with  counter spots too. Large windows frame the corner building, inviting passers-by inside.  But let’s get to the food:  HomeGrown makes most everything onsite and uses local purveyors like Shatto Milk, Farm to Market breads and Scavuzzo meats. They even make their own granola and raspberry jam.  Some of their best sellers include the avocado toast, biscuits and gravy, salsa verde pork and egg, and lemon pop tarts.  HomeGrown is open for lunch as well—serving salads and sandwiches.

A couple of other things to mention:  HomeGrown also has Family Packs you can pre order: sammies, egg bakes, pancakes and scrambles—perfect when family and friends come by for a Chiefs viewing party or the holidays.  On busy weekends when there tends to be a wait—you can hop on Yelp, put your name on the list, and know when to come in.  I also wanted to mention a unique way they spread kindness is through their kids’ menu: children color on the paper and write greetings to a friend or relative; then drop it in the mailbox on the way out. HomeGrown mails the messages! Try HomeGrown soon for a tasty breakfast or lunch. The restaurant is open seven days a week, from 6:30am-2:30pm, at the corner of 63rd St and Wornall.

Brookside Home Sales Report-March 2021

If you know someone trying to purchase a home in Brookside…you’ve probably heard stories about how just trying to look at a new listing can be all consuming! These Brookside home sales stats for March 2021 show again how frenzied this market is for buyers. I’ve researched single family home sales that closed last month, using the main Brookside zip code of 64113:

March 2021                                                                                   March 2020

Median list price:     $427,400                                                   $350,000

Median sales price: $430,000                                                   $345,000

No. of homes sold:      26                                                             15

Days on market:            2                                                             15

Home values are up 24% compared to last March; about twice as many homes closed. Those new listings went under contract within 48 hours. Wow! Last month there were nine sales over $500K in Brookside, and one $1.185 million closed sale.

Here are the year-to-date numbers:

Jan-March 2021                                                                          Jan-March 2020

Median list price:     $427,400                                                   $350,000

Median sales price: $430,000                                                   $345,000

No. of homes sold:      26                                                             15

Days on market:            2                                                             15

That’s a double digit increase in home prices from same period last year–14%! Buyers are consistently paying over list price for houses. I don’t know when the bidding wars will end–there is just so much demand. Currently there are just ten homes listing in Brookside, with a median price of $514,975 and eight days on market. Six homes are priced at or over $500K, four of those are well over one million dollars.

Brookside Bungalow For Sale

One of the reasons I love Brookside is this: all the homes are unique and charming in some way; you can buy a $250K fixxer upper or a mini mansion for $800K. My new listing at 5824 Central sits in the pricing middle and offers the best of both worlds: lots of original charm with today’s updates!

Such a beautiful front porch! Just imagine enjoying a warm summer evening, relaxing on the porch swing with a cool beverage, waving at the passers-by. Or, walk a few blocks south to the Brookside shops for browsing, dinner, happy hour or a quick grocery run.

This house is just as attractive on the inside. Step inside the front door to an open floor plan: the living room flows into the dining room, and the dining room opens into the newly remodeled kitchen. Notice the gas fireplace with new mantle and arched tile!

On to the kitchen..totally renovated by award winning Deatherage Home Designs! Plenty of cooking space here, with lots of cabinets, gas stove, new appliances and eat in curved countertop. Newer windows throughout most of the house!

There are three bedrooms and two full baths in this home; one bedroom and bath on first floor; second floor has master suite, and another bedroom that opens to an office nook. Outside the back door, sellers have built a new deck with dining and lounge area, hot tub, and pergola. Private drive and two car garage as well!

Pride of ownership shows in this house–sellers have meticulously maintained it through the years. Offered at $425,000. Contact me for more information! 816 510 1262.

Brookside Home Sales Report-Dec 2020 and 5 Year Comparison

So, take a guess how much home prices in Brookside increased in 2020 compared to last year….read on and you’ll find out! I’m reporting the stats for single family home sales in the main Brookside zip code of 64113, along with a five year comparison.

December 2020December 2019
Median list price: $449,000$422,500
Median sales price: $430,000$420,000
No. of homes sold: 35 22
Days on market: 8 25

Last month we had two million dollar + homes that closed. The lowest sales price was $259,000 and the highest was $1,376,000. Below are year to date numbers for the past five years:

20202019201820172016
$419,475$389,950$409,900$395,000$350,000
$418,500$380,000$399,000$387,000$350,000
324300283297327
823182034

Home values are up 10% in one year, 19% since 2016. Houses are going under contract much faster, and selling very close to list price. Our highest 2020 sale was just under $2,000,000; fourteen homes closed at over $1,000,000. With interest rates at historic lows and demand quite high, I think we will have a robust spring homebuying season.

Our neighborhood remains very popular with buyers, despite the pandemic that overtook everything this year. Multiple offers are still quite common. Currently there are eleven active single family homes for sale in zip code 64113, with a median list price of $785,000 and 86 days on market. The median price is so high because seven houses are priced over $500K.
