The Never-Ending Street Construction in Brookside/Waldo

Hello and Happy 2021!! Hope everyone had a safe and enjoyable holiday break. Now we are in, to me, the most boring time of year. But, we have the Chiefs to cheer on in the playoffs!!!!

OK, down to business. I’m sure you’ve noticed all the construction along several streets in Kansas City:  63rd, Wornall, 75th and Gregory.  I travel these streets every day and have been dodging cones, workers, steel plates and weaving along trying to stay in one skinny lane with oncoming traffic!   What is happening??

I called Sean Ackerson, Executive Director of the Southtown Council for more information.  He explained that Spire Gas and their subcontractors are doing utility work along these streets, replacing the 100 year old cast iron main gas lines.  This new high pressure system they are installing creates a more efficient distribution system.

The construction work is taking longer than usual because, well, these projects usually do!  There was a lot of exploratory work in the beginning to find and mark the water and sewer lines so they could map out the new gas pipes. This project started over two years ago—and there’s still several months to go before it’s finished.  And when the winter weather hits, everything stops as the crews can’t work in rain, snow and ice.  I asked Sean if there was a possible end date in sight, and he replied:  “We have the schedule they gave us, but it’s not reliable due to the unpredictability of weather and other scheduled breaks for holidays.”  After the gas lines are set, then the work moves to adjoin the adjacent business and residential properties along these streets to the new main lines.  This can involve moving gas meters outside of the properties as well.

Another big project planned for Brookside – which has the potential to be even more disruptive—is separating the storm and sanitary sewer lines underground.  This project was mandated by the EPA several years ago—and it’s one reason your water bills go higher and higher.  This will involve ripping up the streets once again.

It’s unfortunate that these major projects can’t be coordinated, so there isn’t so much disruption.  Just be careful and patient when travelling along these streets in Brookside, watching for the workers, cones and detours.  And make an extra effort to support those local businesses who’s storefronts are affected!  Whenever it’s all finished—one year, five years, it’s all needed infrastructure improvement for our neighborhood.

Armour Homes Home Sales Report-November 2020

The end of the year is almost here!! I’m ready for a long, quiet snow day! Will take several days after this last blog post of the year–unless some exciting urgent news pops up. I’m working on a couple of blog posts for January 2020. For now, let’s look at the home sales report for Armour Hills in Brookside:

Once again last month, many sellers got asking price or more for their homes. A few more homes closed and houses are still going under contract very quickly after they come on the market. Here are the year-to-date stats:

Final sales prices holding steady compared to last year–although we’ve had months this year when this year’s median price far surpassed the same month in 2019. Next month I will post year over year comparisons. Currently there are no homes for in Armour Hills!

Brookside Home Sales Report-Nov 2020

Here we are, closing in on the end of the year and home sales–and prices–continue to outpace 2019. Usually, this is the slower time of year for home buying and selling! Let’s look at the stats for Brookside, using the main zip code of 64113:

Last month, fifteen listings sold at or over the asking price. We had three sales in Brookside at or over $1,000,000. About the same number of homes sold.

I have a couple of comments on these year to date numbers: home values are up 10% for the year, and homes are going under contract in just over a week. Most sellers are getting top dollar for their homes. It’s been a very very busy homebuying market in 2020, despite the pandemic..and I don’t anticipate a slowdown next year!

Currently there are 18 active single family listings in Brookside, with a median price of $760,000 and 73 days on market. Of the active listings, 13 are priced over $500K; five of those are $1million or more. The strongest demand is in the under $500K price range.

Brookside Home Sales Report-Sept 2020

Hi neighbors! Interesting stats to report regarding Brookside home sales last month. In September, prices were way up compared to Sept 2019; however, the year to date numbers are holding steady. Here are the numbers for Brookside single family home sales, using the zip code 64113:

One reason the median sales price was so high compared to last September was we had two million dollar plus closings last month. And the lowest closed price was $267,000. More than twice as many homes sold as well. Here are the TYD numbers:

Overall, home values are up 1.5% compared to last year at this time. The homes that are on the market are selling quicker though; approximately the same amount of turnover. Currently there are 27 active single family homes for sale in Brookside, with a median list price of $450,000 and 25 days on market. The lowest home price is $250,000 and the highest is $7.29 million. There are eight homes for sale in Brookside over the $1million mark. Low inventory translates to higher sales prices, especially in the coveted $400K and under price point. Once again, median sales prices exceeded the list price. The stats below are for the main Brookside zip code of 64113, single family homes:

Over 20 homes closed last month at or over the list price. Keep in mind the majority of those homes were priced under $500K. Buyers are making offers quickly and bidding wars are common. The lowest closed price last month was $272,500 and the highest was $1.85 million. One house in Armour Hills closed at $60K over asking price!!!

In 2020, Brookside home values are up 3.27% compared to last year–a healthy stat! It will be interesting to hear how the year ends up. More inventory is needed in the under $400K price point. Currently there are 21 active single family home listings in Brookside, with a median list price of $795,000–very high due to the amount of million dollar plus homes on the market. Fourteen homes are priced over $500K and 9 of those are over a million. Current days on market is 79.

Sierra Winter Jewelry Now Open in Brookside

When strolling around art fairs, I always stop at the jewelry booths.  There are so many different styles and types of metals—and usually a wide range of prices. Due to the pandemic–no Brookside/Westport or Plaza art fairs this year…However, last week I stopped by Sierra Winter Jewelry, a unique shop at 7017 Oak next to Eclectics to get my jewelry fix. This showroom has been open for several months now, but somehow I missed it!

Owner Sierra Otto had the urge to make jewelry early—she started back in high school.  At KU, she studied metal smithing and jewelry design.  She spent several years designing for Silpada (a now-defunct KC company) and finally went out on her own.  She sells direct to consumer via her website and to wholesalers around the country.  Earlier this year she opened this showroom and now operates the business just a few blocks from her Armour Hills home, where she lives with her husband and young daughter.

Sierra explained her designs are “globally inspired”  and she releases a new collection two times a year that consist of about 15 pieces—her next one will debut in October.  I asked Sierra about her best selling pieces, and she says the simple and classic  “Eclipse”  is very popular, along with the “Easy Rider” horseshoe ring and the “Mama” collection, featuring rings, necklaces and bracelets often given to new Moms as shower and new baby gifts.  All of her pieces are sterling silver or 18K gold vermeil, and some feature precious stones such as turquoise, lapis and opal for a special focal point.  In addition to jewelry, the shop also sells specialty bandanas, candles, incense, cards and nail polish for sale.

Business has been brisk, despite the pandemic and Sierra plans to host private events and trunk shows once we return to a more ‘normal’ lifestyle.  In the meantime, stop by the store—or website.  Sierra Winter Jewelry is open Wednesday through Friday from 10am-5pm, and noon-4 on Saturday at 7017 Oak St. 

Brookside Home Sales Report-June 2020

We are halfway through 2020, and despite the ongoing pandemic, Brookside home values are up–and down. Looking at monthly comparison (June 2020 to June 2019), prices are higher. There was a dip in the YTD figures. Here are the details, checking single family home sales in the main Brookside zip code of 64113:

Last month, prices were up 13.5% over June 2019. Eleven homes listed at over $500,000 closed, and just a few less homes sold this year. Let’s take a look at the year-to-date numbers:

Home values are down 3% compared to 2019. Note, however, during the first half of 20919 there were seven $1million+ homes that closed; this year just one so far. Also, 22% fewer homes sold but I think that’s because of COVID 19. Many sellers decided to delay, or not list during the usually busy spring season. We are seeing more homes hit the market now. Interest rates are so low –below 3%!–that I think sales in the $500K and under category could be very strong for the next few months.

Currently there are 30 active single family homes for sale in Brookside; 13 of those are priced over $1,000,000.

New Shop “Homesong Market” Now Open in Brookside

Brookside is known for browsing…leisurely walks through the shopping district, stopping here and there to check out the unique clothing, jewelry, art and everyday necessities.  And we have a new store to tell you about today:  Homesong Market, at 6213 Oak St.

Owner Amanda Waters is promoting not just products here, but a lifestyle:  her philosophy states that “homemaking is heartshaping” – as you create and nurture your home and family, you can realize a simpler and more sustainable lifestyle by using well made, earth friendly and natural products.  This shop is full of items you  use everyday:  laundry baskets, linens,  produce bags, candles, stylish dog collars/leashes, incense, kitchen and gardening tools and much more.  Best sellers include the baskets, Noah bells, and cleaning products.  Amanda personally knows all the brands she sources, both overseas and domestic companies.

How did Homesong come about?  Like so many small businesses—at the dining room table!  Amanda is a blogger, and writes about homemaking.  “I’ve always had a passion about homemaking; about creating a nurturing environment for our family. “  She decided to sell some of the products she uses in her own home as readers would ask about them.  She started a website,  filling orders and shipping from the family compound (Amanda is a mother of four) and finally decided she wanted her own space.  At Homesong Market, just about all of the products on her website are on display in the store and for sale; it’s also used as a staging spot for shipping (she will ship overseas); and there is room in the back for upcoming (when possible) special events and workshops for the public on candle making, crafts for kids, whatever creative idea she comes up with!  Another unique thing about the store is all of the actual displays (tables, shelves, chairs, etc) are second hand finds and most are available for purchase. She also hosts a flea market online sale on the first Friday of every month.

Homesong Market is open Tuesday through Saturday from 10am-5pm at 6213 Oak, just south of the new Brookside Barkery location.  Stop in for a browse soon!

Three months into the pandemic and home sales in Brookside and Waldo are strong…for those updated homes priced under $400K.  Still, values have slipped since last year.  Let’s take a look at the specific numbers, using the main Brookside zip code of 64113:

Several of the homes that closed last month were at or above list price; five homes priced over $500K sold quickly.  Still, prices were a little lower and fewer homes sold–probably because some sellers decided to stay put during the coronavirus emergency.

Sellers are still getting very close to list price, even though values have dropped a bit. Homes are selling quickly after going on the market–again, those in the under $400K price range.  Currently there are 39 active listings in Brookside, with 25 homes priced over $500,000 and 13 of those over $1 million.

Hello neighbors…I haven’t posted a blog in a few weeks, as I’m adjusting to working within the pandemic perimeters.  However, the home sales stats from April are here, so I’ll post those over the next few days and also have a couple of new Brookside/Waldo businesses to blog about-YEAH!  Below are the numbers, using the main Brookside zip code of 64113:

The lowest sales price last month was $265,000 and the highest was $760,000.  A year ago, there were three $1,000,000+ sales in the month of April.  It was mid March when businesses started shutting down due to COVID 19, and most contracts take 30-45 days to close. So we see that fewer homes closed last month, and the median price was lower than a year ago. May’s numbers will tell us more about any real market slow down due to the pandemic. Let’s look at year-to-date figures:

There’s a 5% decrease in prices YTD, and fewer homes sold. However, sellers are still getting practically list price for their homes.  Note that it’s the more moderately priced homes in Brookside that are selling the fastest, as reflected in the median sales price.

Currently there are 36 active listings in Brookside, with an average list price of $575,000 and 36 days on market.  Thirty two of the 36 homes are listed over $400K, five homes priced over $1,000,000.
