Armour Hills Home Sales Statistics – March 2012

It’s the end of April…just now have time to post home sales statistics for Armour Hills in Brookside, Kansas City MO!    Thanks for your patience, let’s get to the  numbers:

In the month of March 2012, 4 homes sold.   Average list price:  $185,950.  Average sales price: $181,325.  Average days on market:  213.

In the month of March 2011, 4 homes sold.  Average list price:  $203,000.  Average sales price:  $195,500.  Average days on market: 111.

Currently, there are 22 homes for sale in Armour Hills, with an average price of $243,961.

Although the average sales price is down, remember that there is a wide variety of home prices in Armour Hills.  When lower priced foreclosures sell, or smaller homes, that skews the average sales price down.  Also, it takes longer for these types of homes to sell, thus the longer days on market. Showings are way up compared to 2011, so I think this will be a strong sales season for Armour Hills!

January 2012 Home Sales Statistics for Brookside — Zip Code 64113

Hello, fellow Brooksiders! Here are Brookside single family home sales statistics for January 2012, followed by the stats from January 2011 for comparison. I am using the main zip code of 64113 for these figures:

In January 2012, nine homes sold. The lowest sales price was $210,000 and the highest sales price was $920,000. Average list price was $357,933; average sales price was $346,167. Average days on market: 123.

In January 2011, nine homes sold. The lowest sales price was $146,770 and the highest sales price was $800,000.  The average list price was $407,633 and average sales price was $382,030.  Average days on market:  235.

As of this writing, there are 101 single homes for sale in zip 64113…that is a lot of inventory!

Although the same amount of homes sold in each month, the average price was much lower in January 2012.  Keep in mind that Brookside is an area where home prices vary widely—there are $200,000 homes within a few blocks of $800,000  homes. For a true comparison, you have to look at stats that compare with your own smaller footprint of homes, and know that if more higher priced homes sold, that brings up the average sales price.

Armour Hills Home Sales Statistics – 2011

As an Armour Hills resident, I don’t like to see home values decreasing…unfortunately, that’s what these statistics show.  However, a new listing across the street from me that  needs a total rehab, received a contract in just over a week.  Armour Hills is still a desirable neighborhood and I hope to see home values on the rise as we go through 2012.

Below are home sales stats for Armour Hills in 2011, and stats for 2010 for comparison:

In 2011, 58 homes sold in Armour Hills. The average list price was $220,044; average sales price was $211,611. Average days on market:  119.  Lowest sales price was $98,000; highest was $350,000.

In 2010, 57 homes sold in Armour Hills.  The average list price was $218,418; average sales price was $213,517.  Average days on market:  88.  Lowest sales price was $90,000; highest was $350,000.

Commentary: short sales and foreclosures bring average sales prices down; also homes that have a sales price too high for the current market–they take too long to sell and bring up the average days on market.  Many Armour Hills homes have quirky floor plans, they aren’t updated or well maintained–these are the homes that just sit on the market as buyers are very choosy these days. Also keep in mind that in 2010, there was an $8000 tax incentive for buyers–that incentive not available in 2011. 

As we head into the busy Spring buying and selling season, we may see sales prices on the rise.  Hopefully as the economy gets better, more buyers will enter the market.  In our office, we’ve seen a big  jump in sales since the first of the year–positive news!

Brookside Home Sales Statistics–2011

Now that 2011 is over…just how did home sales for Brookside (Kansas City, MO) compare to 2010? Are we still in a slow housing market, with homes loosing value? Let’s check with a year-to-year comparison. I’m using home sales from the main Brookside zip code of 64113 for these figures:

2011

210 single family homes sold. Average list price was $322,188; average sales price was $303,602. Average days on market: 140. Lowest sales price in the area was $78,000; highest was $1.6 million.

2010

215 single family homes sold. Average list price was $317,672; average sales price was $301,727. Average days on market: 122. Lowest sales price in the area was $90,000; highest was $1.5 million.

Overall, good news for Brookside! Average list and sales prices were up, although average days on market was up by several days. This higher pricing trend should continue into the busy Spring buying season, as interest rates are still low and the economy has been slowly improving. Brookside is still a desirable area for buyers, especially if the home has been well-maintained and updated.  Check back for my monthly blog post about Brookside home sales in 2012..they are usually posted mid-month.

Brookside Home Sales Stats December 2011

I say…good riddance to another poor housing sales year and let’s look ahead to a much better 2012!

Looking at single family home sales stats for zip code 64113 in Brookside, December 2011:

14 homes sold.  Average list price:  $245,904.  Average sales price:  $231,032.  Average days on market:  111.

Compare those figures to December 2010:

22 homes sold.  Average list price:  $335,930.  Average sales price:  $307,853.  Average days on market:  106.

Why the much higher average sales price in 2010?  Part of the reason is a $1.5 million dollar home sold in 2010.  In 2011, the highest price home sold was $515,000.  The drop in the number of units sold in 2011 can be attributed to the $8000 tax credit for buyers that was in effect for 2010…this tax credit encouraged buyers to make purchases that year.   Days on market were virtually the same.

Armour Hills Home Sales Statistics Aug 2011

Interesting home sales statistics from the Armour Hills subdivision in  Brookside last month..I think these stats show
some trends worth noting…my comments below!

In August 2010, six homes sold in Armour Hills. Average days on market: 59.
Average list price: $176,650. Average sales price: $174,475.

In August 2011, nine homes sold in Armour Hills. Average days on market:
101. Average list price: $223,811. Average sales price: $215,372.

The average sales price for August 2010 was very low for Armour Hills. More
of the lower priced homes sold, including some foreclosures, which drag down
sales prices. Note the average days on market was 59–fairly fast for a
‘depressed’ housing market, and indicates buyers will snatch up bargains in
this subdivision.

The average sales price for August 2011 was more along the usual average for
the subdivision. More units were sold this year, which is encouraging, although
the days on market — 101 — was nearly twice as long as the same period for
last year. The higher average sales price and more units sold perhaps reflects
a bit more confidence in the market as well as sellers ‘waiting out’ the down
year of 2010 to try and sell this year instead.

Brookside Area Home Sales Statistics 2011

Hello fellow Brooksiders:

For today’s blog, I am comparing home sales statistics for the first six months of 2011 with the first six months of 2010 in two of the larger area subdivsions:

RockhillGardens: 

2010:  18 homes sold.  Lowest sales price was $65,000; highest sales price was $251,250.  Average sales price was $177,151 with an average of 103 days on market. 

2011:  12 homes sold.  Lowest sales price was $65,000; highest sales price was $256,000. Average sales price was $179,343 with an average of 118 days on market. 

Armour Hills:

 2010:  27 homes sold.  Lowest sales price was $90,000; highest sales price was $326,000.  Average sales price was $213,308 with an average of 94 days on market.

 2011:  25 homes sold.  Lowest sales price was $98,000; highest sales price was $272,000.  Average sales price was $207,287 with an average of 148 days on market. 

Keep in mind that in the first six months of 2010, buyers were taking advantage of the $8000 tax credit that was not available in 2011–that is one reason for the slower sales and longer days on market.  The increase of foreclosed homes has a big effect on bringing the average sales price down.  All information taken from Heartland MLS–deemed reliable but not guaranteed.

Kansas City/Brookside Area Home Sales Stats

I contemplated a more negative title for this blog post, as the news I have is not good.  But I try to be an upbeat person, believing one can choose to have a gloomy attitude or a positive one. I choose positive. Still, the stats speak for themselves.

Jackson County home sales down 31.5% in March 2011, compared to March 2010.  There were 683 units sold this year ; 997 last year. Average sales price dropped 6.2%.  The same for Johnson County:  down almost 23% in March 2011 compared to March 2010. There were 719 units sold this year; 932 in March 2010. Average sales price dropped 3.5%.

Looking closer at the Brookside area, in zip code 64113 there were 18 units sold in March 2010 and 20 units sold in March 2011.  Average sales price was down:  $297,883 compared to $287,995.  Armour Hills had four sold properties in both March 2010 and 2011; average price down from $221,119 in 2010 to $195,500 in 2011.

Prairie Village followed the trend with 32 units sold in March 2010, average sales price $194,632. In March 2011, 26 units sold, average sales price $193,569.

Why the drop? I believe it’s because there is no $8000 tax credit for buyers.  There was a sense of urgency last spring for buyers to take advantage of deflated home prices, low interest rates and plenty of inventory.  This spring–lots of inventory, still low interest rates but  no incentive to act before a deadline. The economy hasn’t improved that much for the middle class:  food and gas prices are sharply higher this year compared to last, wages still stagnant. There’s still plenty of time left in the traditionally busy spring buying season for more sales–I hope to see more positive news as the year goes on. Ending on a positive note, I did list a house last month that had two offers in the first week and sold quickly!
