Armour Hills Home Sales Stats–October 2014

Home sales are slowing down in Armour Hills, and average sales prices are falling as well.  This is reflective of the time of year–traditionally, fewer homes are sold in the latter part of the year.  Let’s look at the statistics–below I am checking figures for the Armour Hills subdivision in Brookside, Kansas City MO:

In October 2014, six homes sold with a median sales price of $214,000 and 26 days on market. The median list price was $229,000 with 26 average days on market.  The lowest sales price was $158,000 and the highest was $306,000.

In October 2013, nine homes sold with a median sales price of $258,950 and 32 days on market.  The median list price was $259,950.  

Although there wasn’t a significant change in the average days on market, the median sales price dropped 20%.  Three homes sold in 2013 above $300K; in 2014, just one sold over that figure.  

Now let’s compare year-to-date figures:

For the first ten months of 2014, 55 homes sold with a median price of $239,950 and 28 days on market.

For the first ten months of 2013, 71 homes sold with a median price of $255,000 and 24 days on the market.

Last year was a very strong year for Armour Hills home sales, and it looks like this year may see a dip in home values.  There are still a significant number of buyers for our area–what is lacking right now is well priced, updated inventory.  We have had several homes sell for over $350K in the past two years–higher than usual for the neighborhood.  It wil be interesting to see how 2014 finishes overall compared to 2013 home sales.

Currently there are 16 homes for sale in Armour Hills, with a median list price of $269,900 and 47 days on market.

Armour Hills September 2014 Homes Sales Stats

PrintSome interesting home sales statistics to report for Armour Hills in Brookside today–I am blogging information for September 2014 and year to date figures.  Although we are in the typically slower season for home sales (after the spring/summer rush)– some new listings are going under contract very quickly.  Let’s look at the numbers:

In September 2014, six homes sold with a median sales price of $272,000 and 4 days on market. The median list price was $275,000.  The difference between list and sales price was just a bit over 1%.  Three of the six homes we under contract within  a day or two of  hitting the market.  What does this mean?  There are buyers who are ready to buy now, if the house is well priced and move-in ready. It’s obvious these buyers were ready to jump on any new listing that fit their criteria.  (In addition, we had our highest Armour Hills sale so far this  year, at an eye popping $474,000-cash!).

In September 2013, five homes sold with a median sales price of $258,000 and 4 days on market.  The median list price was $ 272,000.  Again, three of the five homes were under contract within a day of going up for sale.  

Now let’s compare year-to-date figures:

For the first nine months of 2014, 49 homes sold with a median price of $243,000 and 28 days on market.

For the first nine months of 2013, 62 homes sold with a median price of $250,000 and 20 days on the market.

We see a slip in average sales price and fewer numbers of homes selling in YTD numbers.

Currently there are 18 homes for sale in Armour Hills, at a median price of $225,000.  The lowest list price at $160,000 and the highest at $375,000.

Armour Hills Home Sales Drop in June 2014

Here at the halfway mark of the year, It’s time to check the home sales stats for Armour Hills in Brookside. In June  2014, (similar to May)  we had decrease in average sales price and fewer homes are selling.  Let’s look at the specifics:

In June 2014, seven homes sold with a median sales price of $228,000 and a very short 22 days on market.  One home was listed at $168K and sold for $199K–the result of a bidding war between rehabbers I’m sure.

In June 2013,thirteen homes sold with a median sales price of $249,000 and 51 days on market.  The lowest sales price was $180,000 and the highest was $335,000.

The shorter days on market period shows us that buyers are snapping up the updated, newer listings as soon as they hit the market.  The lower average price can be explained in the lower list price of the homes for sale and falling prices for the homes that were overpriced to begin with.

Now let’s compare year-to-date figures:

For the first six months of 2014, 34 homes sold with a median price of $240,000 and 51 days on market. These are  virtually the same numbers as the first five months of the year.

For the first six months of 2013, 40 homes sold with a median price of $245,000 and 76 days on the market.

Overall, inventory has been lower than last year, reflected in the fewer number of homes sold.  The $5000 price drop in average price is not something I am concerned about. Overall, prices are rising in Armour Hills. Currently there are 14 homes for sale, with a median sales price of $235,000. The lowest price home is listed at $179,950 and the highest is $499,900.

Now that we are past the July 4 holiday, I expect  slower sales  and fewer homes  listed through the end of the year.

It’s time to check the home sales stats for the Armour Hills subdivision in Brookside. In May of 2014, we had a little hiccup in the overall trend of higher average prices and shorter days on market.  Let’s look at the numbers:

In May 2014, nine homes sold with a median sales price of $259,000 and 88 days on market.  The lowest sales price was $155,000 and the highest sales price was $354,000.

In May 2013, eleven homes sold with a median sales price of $284,000 and 53 days on market.  The lowest sales price was $180,000 and the highest was $335,000.

The average sales price dropped 8.8% compared to May of  last year, and it took longer for homes to sell.  I believe the reason for the drop is a lack of inventory–not as many homes on the market, and the ones that are for sale may not be priced right at the start or need some updating–that factors cause homes to sit on the market longer and prices to drop.

Now we will examine year-to-date figures:

For the first five months of 2014, 27 homes sold with a median price of $240,000 and 59 days on market.

For the first five months of 2013, 27 homes sold with a median price of $213,000 and 89 days on the market.

Average home sales price is up over 12% year-to-date in Armour Hills, and average days on market is trending lower.  The drop we experienced in May 2014 is a small blip–overall, Armour Hills homes have been gaining value the past several months.

At this time there are 11 homes for sale in Armour Hills, with a median sales price of $260,000.  The lowest list price is $195,000 and the highest is  $474,000 (!).  (I will be very curious about the final sales price of that home.)  Average days on market is 52.

Buyers are actively looking and ready to buy…as always, those homes that are well maintained and move in ready sell the fastest.

The Armour Hills subdivision is a great place to buy a home in Brookside…there are many reasons that make it a desirable location.  We have an active homeowners association that sponsors several neighborhood events throughout the year; we have scenic small islands and Arbor Villa Park, featuring a playground, kiddie pool and tennis courts in the middle of our boundaries; the neighbors are friendly and (for the most part) keep their properties updated and well maintained.  And you will find homes price from under $200K to over $400K, all within the same few blocks.

Armour Hills (Brookside) Home Prices Up-April 2014

 

 

Brookside is in full bloom and home buyers are out, admiring our neighborhood!  I’m happy to report that Armour Hills homes sales for the month of April were up compared to one year ago.  Let’s examine the numbers:

Eight  homes sold in April 2014,  with an average median sales price of $235,000.   Average days on market: 73.

Four homes sold in April  2013, with an average median sales price of $196,285.    Average days on market:  69.

Twice as many homes sold this April than last, and at a  higher average sales price.  The homes that sold a year ago were in the lower priced category for our area.  In April of this year, the highest price sale was on  Brookside Road for $425,000 and the lowest sale was $162,900 on E Winthrope.  The days on market change isn’t significant.

Looking at year to date figures:

For the first four  months of 2014, 18 homes have sold in Armour Hills  at an average median price of $243,000 and 65 days on the market.

For the first four months of 2013, 16 homes sold at a median average price of $233,450 and 113 days on market.

Homes are selling faster this year, and at a higher average sales price…so far prices are up 4.9% this year!  As of today, there are 11 homes for sale in AH, with a median average price of $217,000 and 94 days on market.  Five of those homes are priced under $200K, the lower end for our area.  The spring home buying season is off to a strong start for Armour Hills!

Brookside Two Story Home For Sale

You’ve often heard the phrase “if these walls could talk”. Armour Hills Home Sales Report – January 2014

Armour Hills finished 2013 with a big increase in home values–over 10% compared to 2012.  We are off to a strong start in 2014 as well.  Here are the January 2014 home sales stats for Armour Hills:

Four homes sold in January 2014, with an average list price of $251,238 and an average sales price of $250,983.  Average days on market:  15.

Two homes sold in January 2013, with an average list price of $235,000 and an average sales price of $221,000.  Average days on market:  26.

Typically, home sales are slower in the beginning of the year.  However, having four home sales in January, considering all of the cold weather and snow we’ve had, with the higher average sales prices –that’s a strong way to kick off the year!  Two of the four homes that sold were updated and move in ready–those properties always tend to sell quickly.

Currently there are 11 homes for sale in Armour Hills, with an average list price of $257,641 and 102 days on market. One of these homes is a foreclosure, a few of them need updating, have some sort of oddity, and/or some of them are aggressively priced  (in my opinion).  These reasons explain why the homes haven’t sold yet, causing the longer average days on market statistic.  I think 2014 will be another strong year for Armour Hills homes sales!

Armour Hills (Brookside) 2013 Home Sales Report

All year I have monitored  Armour Hills (in Brookside)  home sales stats …and I knew the overall rise in prices would be around 10%.  Now that the data is in MLS, I am happy to report I was wrong. Average home prices went up way over 10%!  I will examine these year end numbers after we review December figures.

In December  2013, 7  homes sold.  The average list price was $231,686 and the average sales price was $225,343.  Average days on market: 82.

In December 2012, 6  homes sold.  The average list price was $241,933 and the average sales price was $231,233.  Average days on market: 62.

There was a drop in December average sales price compared to the previous year, and  homes ‘sat’ on the market a bit longer. This is because there are fewer buyers at the end of the year, and some of the homes on the market took longer to sell due to condition, price, location.

Here are the Armour Hills home sales stats, comparing 2012 to 2013:

In 2013, 82 homes sold with an average sales price of $262,462 and 59 days on market.

In 2012, 78 homes sold with an average sales price of $219,338 and 83 days on market.

Those figures represent a 17.8% increase in the average Armour Hills home sales price, and  homes sold 30% faster than in 2012.   I also checked the average price difference from 2011-2012: there was a 3.4% increase in average sold prices. Our average home price has tripled in one year!

Why the huge jump?  There were several home sales in our neighborhood that sold for over $300,000 and a few over $400,000.  The most expensive sale was $410,000.  The lowest sale was located on E Dartmouth, listed at $66,000 and sold for $115,000 (bidding war!); then flipped and sold a few months later for $303,500.

FInally, Armour Hills beat  the average Brookside home price increase (based on homes in the 64113 zip code).  Sold single family homes in 64113 increased 9% over 2012.  I will publish details on overall Brookside home sales in the next blog.

Armour Hills Home Sales Market Report – October 2013

It’s just amazing how much home prices have jumped in Armour Hills this year!  Buyers are snapping up the updated, well maintained and show – ready homes within a few days of hitting the market!  Here are the details for last month:

In October  2013, 9  homes sold.  The average list price was $256,078 and the average sales price was $256,211.  Average days on market: 24. (note the average sales price here is higher than the list price!)

In October  2012, 5  homes sold.  The average list price was $211,780 and the average sales price was $201,720.  Average days on market: 61.

Average home prices for October of this year are up 27% over last October, and almost twice the numbers of homes sold, with days on market less than half of the previous year.

In the first ten months of 2013, 70  homes sold with an average sales price of $260,792 and 62 days on market.

In the first ten  months of 2012, 68 homes sold with an average sales price of $217,919 and 82 days on market.

Home prices are up over 19% over last year..wow!

As of this writing, there are 15 homes for sale in Armour Hills, with an average list price of $271,142 and 77 days on market.
