Brookside Home Sales Stats – May 2014

Brookside home sales statistics are in, and there has been a slight change from one year ago as  compared May 2013 to May 2014. Prices are still rising!  I am checking single family sales for the main Brookside zip code of 64113, details below:

In May 2014, 36 homes sold.  Median sales price was just under $300,000 and 102 days on  market.  The lowest sales price was $155,000 and the highest was $1.35 million.  (That Sunset Hill property had been for sale since October 2012.)

In May 2013, 30 homes sold.  The  median sales price was $290,000 and 118 days on market.   The lowest sales price was $180,000 and the highest was $1.7 million.

More homes sold in May 2014 and in a shorter amount of time, and the average sales price was about $10K higher this year.  

Checking year to date figures:

From Jan-May 2014, 103 homes sold at a median sales price of $298,000 and 84 days on market.

From Jan-May 2013, 113 homes sold at a median sales price of $285,000 and 110 days on market.  

A few less homes sold so far this year, probably due to a lack of  well priced, updated inventory..and the average sales price continues to rise.  The Brookside housing market is overall in good shape and on an upward trend for higher home values!  

Currently there are 99 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $460,000 and 125 days on market.  This high median list price is due to the large amount of upper bracket homes for sale at this time.  There is still a strong demand for updated, well cared for homes priced from $250-350K in our area…those are the ones that seem to sell the fastest.

Brookside Home Prices Rise in Jan 2014

January home sales stats for the Brookside zip code of 64113 are in, and already we are seeing an increase in home prices compared to last year.  This is a good sign as we head into the busy spring buying season!    Let’s look at the numbers for single family homes sales in January 2014:

In January 2014, 13 homes sold.  One closed sale was for $1.445 million at 629 W 55th St.  Taking that sale out of the math equation, the average list price was $312,942 and the average sales price was $308,111.  Days on market:  62.  Using a median sales figure, the average price was $295,000.

In January 2013, 17 homes sold.  The average list price was $275,635 and average sales price was $257,767. Days on market:  70.  Using a median sales figure, the average price was $263,000.

One reason for the lower number of units sold this January could be the severe winter weather we’ve had; also, there usually isn’t much inventory early in the year for buyers to choose from. Still, there was a healthy increase in average sales price compared to one year ago.

As of this writing, there are 63 single family homes for sale in the Brookside zip code of 64113 with an average list price of $767,850.  Eleven of the homes for sale are priced over $1 milion.  The average median price is $410,000.

Now that the snow is gone and the weather is warming up–buyers are actively looking for fresh product on the market.  If you are thinking of selling your Brookside home–get it ready for the market as soon as possible to take advantage of the strong demand!

Armour Hills (Brookside) 2013 Home Sales Report

All year I have monitored  Armour Hills (in Brookside)  home sales stats …and I knew the overall rise in prices would be around 10%.  Now that the data is in MLS, I am happy to report I was wrong. Average home prices went up way over 10%!  I will examine these year end numbers after we review December figures.

In December  2013, 7  homes sold.  The average list price was $231,686 and the average sales price was $225,343.  Average days on market: 82.

In December 2012, 6  homes sold.  The average list price was $241,933 and the average sales price was $231,233.  Average days on market: 62.

There was a drop in December average sales price compared to the previous year, and  homes ‘sat’ on the market a bit longer. This is because there are fewer buyers at the end of the year, and some of the homes on the market took longer to sell due to condition, price, location.

Here are the Armour Hills home sales stats, comparing 2012 to 2013:

In 2013, 82 homes sold with an average sales price of $262,462 and 59 days on market.

In 2012, 78 homes sold with an average sales price of $219,338 and 83 days on market.

Those figures represent a 17.8% increase in the average Armour Hills home sales price, and  homes sold 30% faster than in 2012.   I also checked the average price difference from 2011-2012: there was a 3.4% increase in average sold prices. Our average home price has tripled in one year!

Why the huge jump?  There were several home sales in our neighborhood that sold for over $300,000 and a few over $400,000.  The most expensive sale was $410,000.  The lowest sale was located on E Dartmouth, listed at $66,000 and sold for $115,000 (bidding war!); then flipped and sold a few months later for $303,500.

FInally, Armour Hills beat  the average Brookside home price increase (based on homes in the 64113 zip code).  Sold single family homes in 64113 increased 9% over 2012.  I will publish details on overall Brookside home sales in the next blog.

Brookside Home Sales Report – Sept 2013

Brookside home values rise again!  That is what I have to report today, after checking the September 2013 single family home sales for our zip code of 64113.  Here are the details:

In September 2013,  26 homes sold.  Average list price was $400,412 and average sales price was $387,771.  Average days on market was 68.

In September 2012, 27  homes sold at an average price of $299,585  and 80 days on the market.

You see a huge jump in the average sales price – almost $100,000.  Keep in mind that we have a wide spread of home prices in 64113–when the higher priced homes sell, the average prices jump.  Last month, seven homes sold for over $500,000.

Now let’s compare to year-to-date figures:

From Jan-Sept 2013, 246  homes have sold  at an average price of $359,384 and 86 days on market.

From Jan-Sept  2012, 227  homes sold at an average price of $318,735 and 106 days on market.

So far this year, average sales prices are up 12.75% over last year!

As of this writing, there are 87 homes for sale in the Brookside zip code of 64113 with an average list price of $647,137 and 123 days on market.  Thirty four homes are priced over $500K, and eleven of those are priced at $1million and up, thus the high average list price.

Brookside Home Sales Stats April 2013

Fellow Brooksiders, our home values continue to rise this year!  Let’s check the numbers for April  2013 single family home sales in the main Brookside zip code of 64113:

In April 2013, 20  homes sold.  The average list price was $329,900 and the average sales price was $318,161.  Average days on market: 71.

In April  2012, 15  homes sold.  The average list price was $302,167 and the average sales price was $295,377.  Average days on market:  53.

The average sales price jumped quite a bit compared to last year, although fewer homes sold.  

Let’s compare year-to-date figures:

In the first four months of 2013, 82  homes sold with an average sales price of $323,316  and 82  days on market.

In the first four months of 2012, 55 homes sold with an average sales price of $306,528 and 91 days on market.

More homes are selling, at a higher average price, in about the same amount of time as last year.

Currently there are 83 single family homes for sale in zip 64113, with an average price of    $815,047  and 123  days on market. The average sales price is high because 37 of the 83 homes for sale are priced over $500K.  The highest priced home currently is at 55th and Ward Parkway, for sale at $5.4 million.

Brookside Home Sales Report Feb 2013

The busy spring home buying season is here, and  are very strong so far in 2013.  Our Brookside neighborhood is experiencing fast sales and higher average sales prices.  Here are the home sales stats for February 2013 and a year-to-date comparison with 2012 for the main Brookside zip code of 64113:

In February 2013, 14  homes sold.  The average list price was $368,032 and the average sales price was $356,910.  Average days on market: 135.

In February 2012, 11 homes sold.  The average list price was $315,286 and the average sales price was $296,289.  Average days on market:  144.

Average sales price from one year ago is 20% higher!  Days on market is slightly less.  This is great news for sellers–home values are increasing, which means your home has more equity.

Let’s compare year-to-date figures:

In the first two months of 2013, thirty homes sold with an average sales price of $305,493 and 102 days on market.

In the first two months of 2012, twenty homes sold with an average sales price of $318,734 and 134 days on market.

Note that the average price for 2013 is a bit less.  The reason?  More expensive homes sold in 2012 and fewer homes sold, pushing the average price up.  In 2013 we’ve had more units sold and fewer days on market–that is the right direction for a healthy market.  

Currently there are  80 single family homes for sale in zip 64113, with an average price of   $682,126  and 157 days on market.   The average list price is very high; usually it is in the lower to mid $300,000 range. However, 30 of the 80 homes currently for sale are priced over $500,000 and ten of the 30 are priced over $1,000,000.  There are many ‘upper bracket’ homes for sale which pushes up the average sales price.

Brookside’s $2.5 mil home sold in 2012

You’ve probably heard recent national news reports on how much better the housing market did in 2012 over 2011.  Figures for the Kansas City area are up as well.  This blog will focus on sales stats for the Brookside area, zip code  64113.  Good news all around!

In 2012, 296 single family homes sold.  The average list price was $354,974 and the average sales price was $337,524.  Average days on market: 114.

In 2011, 211 single family homes sold.  The average list price was $321,574 and the average sales price was $303,076.  Average days on market:  139.

It’s worth noting six homes sold for over $1,000,000, in 2012, with the highest sales price at $2.5 million.  The lowest sold home price was $72,000. In 2011, four homes over $1 million sold, with the highest sales price being $1.6  million.

Figuring the percentages, home sales were up in Brookside 30% over 2011, and the average sales price was up 10%.

The higher priced home sales push up the average price, and it’s encouraging to see so many more homes sold.  Brookside is back on the upward curve for increasing home values!  This is important for sellers as well as buyers.  Sellers are recouping more of the equity lost in the housing crash, and buyers can be confident they are purchasing a home in a desirable area with increasing home values.
