Home sales typically slow down in the last quarter of the year, however there was more activity in October 2025 than October 2024. Four properties closed last month as compared to 1 in 2024. The lowest closed price was $325,000 and the highest was $665,000. Below are the year-to-date numbers:

Wow this week went by quickly…I’d better get this blog posted before it’s officially September! Here are the July home sales stats for the Armour Hills subdivision in Brookside:

Home values are up a healthy 6.8% compared to last year at this time and the number of homes changing owners remains steady. The lowest closed price so far in 2025 is $340K and the highest is $740K. We are at the halfway point for the year regarding home sales…and Armour Hills home prices are holding steady, with a healthy increase compared to last year at this time. Let’s take a detailed look:

I’m a little late posting these stats for Armour Hills…have been busy and now looking forward to a long, easy holiday weekend! However, some interesting buyer activity in May for Armour Hills–you won’t believe how much one buyer went over the asking price to win in a bidding war! Details below:

Home values were up 27.5% compared to last May…every single house closed over the list price. The largest variance was this: $539,000 sales price; buyer paid $650,000 cash. That’s $111,000 over the asking price! Even so, the highest closed price last month was even higher that $650K–it was $740,000. Here are the year-to-date numbers:

Home values are up a healthy 5% for the year so far, and most homes go under contract very quickly. The number of homes changing owners remains steady. However, there are currently 7 homes for sale in Armour Hills with a median list price of $495,000 and 18 days on market–a few more on the market at the same time as usual. Armour Hills Home Sales Report – April 2025

Fewer homes sold yet at higher prices…that’s the story with Armour Hills home sales last month. The median price inched close to $600K–! The year-to-date numbers are a bit different though. Let’s take a look at the details:

The median sold price of $585,000 was 13.5% higher than last April; the number of homes that changed owners was down by a couple of units. The lowest closed price was $450,000 and the highest was $655,000-$15K over the list price! Year-to-date numbers below:

Compared to last year at this time, prices are off by just 1%; homes are sitting on the market a little longer (still selling quickly-within two weeks) and the number of homes dipped a little. Overall, Armour Hills remains a popular location for those buying in Brookside! Currently there is just one house for sale at $445,000-and this is a home that is unhabitable as is; someone started a rehab but didn’t finish it. It’s been on the market (this time around) for just over two weeks.

Several homes changed owners last month in Armour Hills–we had another sale that crossed the $700K mark! Let’s take a look at the numbers; Armour Hills is the largest subdivision in Brookside with about 1100 single family homes.

Home values are up 12% over the first two months of last year however…we have a wide range of home prices here in Armour Hills and when the higher priced homes sell, especially in a bidding war, prices go up fast. Currently there are no homes for sale in Armour Hills–that could change tomorrow!.

This will be a brief blog! A quick recap of the home sales in Armour Hills for last month, usually a slow month for home sales due to weather.

To kick off 2025, just one home closed in Armour Hills in January. It was on the market for a little over a week, and closed a bit below the asking price. Compare that to January 2024, when 4 homes closed for a median price of $425,000.

Currently there are two homes listed in Armour Hills, with a median price of $545,000 and two days on the market. Interesting note before signing off: 9 homes have been listed in Armour Hills since January 1, and each of them went under contract within 2 days. Most Armour Hills homes go under contract within a few days of listing–another reason there isn’t much inventory. Gotta act fast!

Armour Hills Home Sales – 2024 Wrap Up and Five Year Comparison

Before we get too far into February, I wanted to post this blog recapping Armour Hills home sales for 2024 and the five year comparison. Armour Hills one of the largest homes associations in Brookside–and one of the most popular! See below:

The highest sales price last year was $722,000 and the lowest was $260,000. Overall, the stats from 2023 to 2024 are virtually the same–steady prices, fewer homes sold. Comparing 2024 to 2020, prices are up 30.81% and fewer homes are going on the market each year to sell. Armour Hills is such a nice place to live–people don’t want to leave! That may be part of it but also–overall, fewer homes come up for sale because many owners do not want to move or feel they can’t afford to–want to hang on to a lower interest rate, or perhaps have no mortgage at all. I’m starting off this blog with an unusual fact about October home sales in Armour Hills–last month only one home closed, at a price of $385,000, In October 2023, three homes closed with a median closed price of $465,000. Are home prices in Brookside dropping? The answer is yes. Let’s take a quick look at the year to date stats:

The numbers are showing us here that prices dropped slightly, 1.2% compared to last year at this time; and 13% fewer homes sold. Still, many buyers paying over asking price. Currently there are 3 homes for sale in Armour Hills, with a median list price of $479,000 and 54 days on market–two of the three homes have been sitting for a while.
