The stats for Armour Hills in this report reflect what you may have heard is going on with the home buying market: fewer sales, prices dropping. Yet overall, Brookside home values are still holding strong! Let’s take a look at the numbers:

Compared to July 2023, home prices were down about 12%, yet still most buyers paying over list price. Fewer homes sold last month as well. The lowest closed price was $400,000 and the highest was $535,000. Here are the year-to-date figures:

These YTD stats show us that Armour Hills home values are holding steady; the number of homes changing owners down a bit but most homes still go under contract quickly and often over list price. Currently there are 4 active listings, with a median list price of $382,500 and 44 days on market.

Armour Hills Home Sales Report – June 2024

At the halfway point in the year, let’s take a look at June home sales for Armour Hills on this last day of July. In Brookside as a whole, prices are down from last year and fewer of properties have sold. That’s true for the monthly report but not year-to date! Let’s take a look:

Last month, most buyers paid over the list price, around 5.6%. Home prices were down 7% compared to last June. The lowest closed price was $398,800 and the highest was $485,000. Look at these year to date figures– prices are up:

Unlike Brookside as a whole (prices dropped 4% first half of the year); Armour Hills prices were up 2%. Most homes are still selling within a few days of hitting the market and buyers continue to pay over list price. Currently there are three homes listed in Armour Hills, with a median list price of $375,000 and 40 days on market.

Armour Hills Home Sales Report – May 2024

Just a couple of days late in getting this final May home sales report published for Armour Hills as we are already into July! Happy birthday USA!

The first thing to notice here is the median sales price was 24% lower than May 2023; the same number of homes sold; however, that’s a big drop. The lowest closed price was $380K and the highest was $447K. However, check this out: three of the four homes that sold went over asking price by at least $20,000. Here are the year-to-date numbers:

As is usual now, buyers still paying over the list price for most properties; YTD about 2.8%. Values are up 7.19% for the year; approximately the same number of homes changing owners. Currently there are four homes for sale in Armour Hills; the median list price is $428,500 and 26 days on market.

Armour Hills Home Sales Report-April 2024

Although when I check Armour Hills sales stats, it is a smaller group of homes than Brookside as a whole; about 900 homes in the subdivision. But it is a highly desirable area for many reasons, and sometimes buyers go way, way over list price to live here. And that affects all of Brookside. You’ll see in this report:

Compared to last April, prices rose almost 20%! And buyers were paying well over asking price, median was 15.7%. Just seven homes closed, but note: one home sold $50K over asking price; a second sale was $70K over asking price and the 3rd was $40K over asking price. When buyers drive up prices so drastically, it really skewers the comparable homes for pricing and in turn, drive prices much higher than normal. The lowest closed price was $660,000 and the lowest was $430.

Home values are running 17% higher than last year in Armour Hills; about the same number of homes are changing ownership and homes still sell in under a week. Currently there are three homes listed in Armour Hills, with a median price of $489,000 and 12 days on market.

Armour Hills Home Sales Report – March 2024

Why are home prices rising so fast? I think I will write a blog about that topic within the next couple of weeks. Because when I see how far some buyers are paying over list price for a home, I think the general public would appreciate comments on price fluctuation! Armour Hills, one of the largest subdivisions in Brookside, continues to be a very desirable location, one that some buyers will pay just about anything to live here. More details follow! Here are the stats:

Prices shot up 23% compared to March 2023; the same number of homes closed. Of the five homes that changed owners, one home sold for $55,050 over the asking price of $459,950 and another sold for $100,000 over the asking price of $475,000–and that house had just one and a half baths! The price of $575K is the highest so far this year in Armour Hills; there was another home that closed at that price in February–and yes, that one was way over the list price by $60K.

Home values are up over 12% compared to last year, and a few more homes have sold–I think some sellers/buyers are getting used to the fact that interest rates are not going to fall dramatically and they are now ready to move forward with moving plans. In Armour Hills, new listings do not stay on the market over a week; there are no active listings as of this writing.

Armour Hills Home Sales Report-February 2024

Armour Homes home values continue to rise–quite a range in the sold prices for last month, due to many buyers going way over the list price. Here are the details:

Home values in Armour Hills are up 2.5% compared to last February. The lowest closed sales price was $318,300 and the highest was $575,000! Here are the year-to-date numbers:

And so far this year, Armour Hills home prices are up about 9%; properties are still selling within a few days of listing. As I post this blog, there are no homes listed in Armour HIlls. It is a very popular Brookside subdivision!

Armour Hills Home Sales Report – January 2024

Home values in Armour Hills are rising fast..it just amazes me how much some of this homes sell for in bidding wars! I think demand will remain strong through the end of the year. Here’s a quick look at Armour Hills home sales stats for last month:

Last month all but one home in Armour Hills sold at or above list price. Compared to a year ago, home values are up almost 21%!! The lowest closed price in January was $400K and the highest was $515,000. Currently there are just two homes for sale in Armour Hills, with a median price of $554,450.

The amount that some buyers will pay over the list price of a home continues to amaze me…last month in Armour Hills, one property closed at $61K over asking price!! Yep, prices continue to rise:

Sales are strong and steady in Armour Hills, as usual. Last month, prices were up compared to a year ago but not buy much. Let’s take a look at the numbers:

Compared to August 2022, home values were up just over 1% and a couple of more homes changed owners. Last month there were several homes that closed anywhere from $10K to $50K over the list price–still so much demand for our charming neighborhood! Here are the year-to-date stats:

So far this year, prices are up 5% over 2022, and buyers are paying almost 4% over the list price. Just a few less sales compared to a year ago. Sales in Armour Hills are steady despite the 7%+ interest rates! Currently there is just one house for sale in Armour Hills, priced at $549,000 and 4 days on market.

Time to once again report home sales for Armour Hills, and the trend here follows Brookside and Waldo: homes sell quickly and often for over list price. Let’s take a look at the numbers:

So far this year, Armour Hills home prices are running 6.3% over 2022; the number of homes changing owners is slightly down.
