Brookside December 2025 Home Sales & 5 Year Comparison

Another year of home sales has concluded…and I’m sure we have many happy new neighbors in Brookside! In this blog, I will recap December 2025 sales and also add a chart comparing stats for the past five years. How much do you think prices have risen since 2020?

Decenber 2025december 2024
Median list price:$580,000$695,000
Median sales price:$577,500$695,000
Days on market:1035
No. of homes sold:1619

You’ll see quite a drop in the median sales price in a year: 17%! There were four homes that closed at over $1,000,000. The lowest sales price was $280K and the highest was $1,120,000. Currently there are 8 single family home listings in Brookside, with a median list price of $509,500. Now let’s look at the past five years of sales data:

202520242023202220212020
List:$599,950$562,000$550,000$489,900$459,950$419,000
Sale:$610,000$575,000$572,000$500,000$475,000$416,000
DOM:333338
Sold:251264246295338326

Actually, that is 6 years worth of sales data! It’s easy to see how much home prices have jumped since 2020–in Brookside, home values are up 45%. Just in the past year, prices jumped 6.6%. Also note that 23% fewer homes changed owners, and it is consistent that many buyers pay list price or more for the property. This chart is a local example of the nationwide escalating cost of housing and like interest rates, I feel prices may ebb and flow somewhat but the median price of a half a million dollars for a Brookside house likely will not change. Next week I will post the stats for Waldo. Thanks for reading my blog!

Brookside Home Sales Report – November 2025

Almost to the end of the year!!! Time to reflect on what’s happened this year…and wonder what 2026 will bring. Likely higher home prices!! Let’s take a look at the November single family home sales stats for Brookside, using the main Bside zip of 64113:

november 2025november 2024
Median list price:$560,000$530,000
Median sales price:$557,000$537,500
Days on market:1011
No. of homes sold:1725

The number of homes that changed owners was 47% less last month compared to November 2024, yet the median price was up 3.6%. The lowest closed price was $260,000 and the highest was $1.95 million. Here are the year to date numbers:

jan-nov 2025jan-nov 2024
Median list price:$599,000$549,950
Median sales price:$617,000$560,000
Days on market:33
No. of homes sold:235245

So far, home values are up 10% over 2024; about the same number of homes have closed. Currently there are 14 homes for sale in Brookside, with a median list price of $549,250 and 69 days on market.

Brookside Home Sales Report – April 2023

Home prices aren’t rising as drastically as they were; however the number of units sold is way down. Why? Here’s one reason: homeowners do not want to give up locked in low interest rates for a more expensive home with much higher interest rates. That means less inventory for buyers. Let’s take a look at the numbers; I’m using the primary zip code of 64113 for this report:

April 2023april 2022
Median list price:$519,000$479,950
Median sales price:$516,000$500,000
No. of homes sold: 17 35
Days on market: 3 2

Prices are up just over 3% compared to one year ago, and most buyers are paying slightly under list price. Notice the number of units sold–50% fewer than April 2022. Lack of inventory and higher interest rates contribute to fewer homes selling. Now let’s look at year-to-date figures:

January-april 2023january-april 2022
Median list price:$550,000$499,000
Median sales price:$537,250$529,250
No. of homes sold: 62 84
Days on market: 7 3

So far home values are up 1.5% compared to 2022. Most homes are still going under contract quickly and yes, there are still some bidding wars. Currently there are 12 single family homes for sale in Brookside, with a median list price of $789,450 and 31 days on the market. Most of the houses are priced well over $500K, including 4 over $1,000,000.

(All stats taken from Heartland MLS; deemed reliable but not guaranteed.)

Brookside Home Sales Report-October 2022

These things are true: sales of single family homes are slowing, and Brookside homes are generally defying the trend. Those sellers who have well maintained homes in a desirable location, and priced right–buyers are still out there, purchasing in Brookside! Let’s look at the numbers. I’m using the main Brookside zip code of 64113 for the report:

October 2022October 2021
Median list price:$584,475$485,000
Median sales price:$622,500$472,000
Days on market: 3 3
No. of homes sold: 18 27

Last month, of the 18 homes that closed, four homes were over $1,000,000 and 12 closed over $500K. That accounts for the higher median sales price-31% over October 2021! As you can see, most buyers paid over the list price. Houses continue to go under contract within a few days. . Here are the year-to-numbers:

Jan-Oct 2022Jan-Oct 2021
Median list price:$499,000$475,000
Median sales price:$505,500$480,525
Days on market: 3 3
No. of homes sold: 252 279

Comparing the YTD figures, Brookside home values are running 4.84% higher than last year even though less homes have sold. As interest rates have risen this year, some would-be sellers are sitting tight on their fixed low rates rather than have a new mortgage at a much higher price. Less inventory usually pushes prices up. Currently there are 19 homes for sale in Brookside, with a median list price of $525K and 38 days on the market. Four homes are priced over $1,000,000.

Here are year-to-date comparisons:

Brookside Home Sales Report-March 2018

The busy spring home buying season is here and buyers are hungry for fresh listings, especially those priced at $350K or less.  Let’s take a look at the Brookside home sales report for March 2018, using the main Brookside zip code of 64113:

March 2018                                                                 March 2017

Median list price:       $429,000                                Median list price:       $395,000

Median sales price:    $394,000                               Median sales price:    $395,000

No. of homes sold:         23                                       No. of homes sold:        23

Days on market:             14                                       Days on market:           34

Notice the median sales price is virtually the same as a year ago, and number of homes sold is the same.  Homes this year went under contract in a shorter amount of time–just two weeks. The lowest sales price last month was $255,000 and the highest was $1.1 million.

Year to date figures below:

Jan-March 2018                                                           Jan-March 2017

Median list price:      $387,450                                   Median list price:       $397,000

Median sales price:   $373,000                                 Median sales price:    $394,000

No. of homes sold:         52                                        No. of homes sold:      50

Days on market:            25                                          Days on market:          37

Although the median sales price is lower YTD this year compared to last, I don’t think that signals an overall slump in sales prices.  We have such a wide range of prices in Brookside–I think the lower median number reflects more ‘lower’ priced homes selling, and that’s where the demand is (not for $500K and over).  Also, note the trend of more homes closing and going under contract in a shorter amount of time compared to 2017 YTD.

Currently there are 33 active listings in zip code 64113.  The median list price is $529,950 and 33 days on market. Prices range from $$249,000 up to $2.89 million.  Sixteen homes are priced over $500K.

Brookside Home Sales Report-Nov 2017

Home sales have slowed in Brookside, as they traditionally do this time of year. Very few sellers list their homes during the holiday season and through the cold months early in the year. Here are the November 2017 single family home sales stats for Brookside, using zip code 64113:

(All stats taken from Heartland MLS; deemed reliable but not guaranteed.)
