It’s time for Meyer Fest – the St Peter’s sponsored family carnival that is open to anyone in the neighborhood!

It’s happening Saturday Oct 7, 2017 in two parts:  the carnival (games! music! food trucks!) from 9:30am-2:00pm, and then the block party (ages 18 and older) from 6-11pm.

Location is on Meyer Blvd between Holmes and Rockhill–so also note this section of the street will be blocked off Saturday.  Everyone is welcome!

The Armour Hills subdivision in Brookside continues to be a desireable location for homebuyers this year–prices are up compared to 2016.  Here are the stats for August 2017, with a year to date comparison as well.

The highest closed price was $421,750 and the lowest was $235,000.  There is very little, if any, negotiation on list price.

Prices are up about 14% year to date–wow, that is quite a jump!  However, I don’t think final 2017 stats will show that much of an increase. Still, higher prices mean more equity for sellers and buyers are comfortable paying more to live in our neighborhood.  Currently there are five homes for sale in Armour Hills, with a median list price of $335,000 and 7 days on market.

As we get into the second half of the year…the home buying market starts slowing down.  Sales have been  strong this year in Brookside (list price under $450K); there is still demand, but most of the inventory is priced well over $500K.  Here is the August  2017 Brookside single family home sales report, using stats from zip code 64113:

Home prices continue to rise in Brookside; however the market is slowing down as is usual for the second half of the year.  There is still a shortage of inventory in the $250K-$350K price range..  Here is the July 2017 Brookside single family home sales report, using stats from zip code 64113:

The lowest closed price last month was $211,000.  There were two sales over $1 million, both cash sales. Highest sale in 64113 last month was $1.8 million.   Below are figures from July 2016:

So far this year, we’ve had nine sales over $1,000,000; same period last year, there were eight.  

Prices are up about 2% overall this year compared to 2016.  Currently there are 49 homes for sale in Brookside; 29 of those are priced over $500K.  In the high demand price range of $250-$350K, three homes are on market. Median list price is $550,000.

Here we are, midway through the year, and Brookside homes are still in strong demand for homebuyers, especially those under $500,000.  Let’s look at single family home sales in the Brookside zip code of 64113 for  the month of June 2017:

The lowest sales price was $168,500 and there were two sales over $1,000,000.  Checking last year stats:

Technically, the year to date figures show a slight decrease in the median price compared to one year ago but that hasn’t been the usual pattern this year. Prices are generally higher than 2016.  Note the June comparisons show a 7.4% price increase compared to same time last year.  The demand is for homes priced below $500K, especially the $250-$400 range.

Currently there are 42 homes for sale in the Brookside zip code of 64113. However, the median list price is $612,450.  Over half – 25 homes – are priced over $500,000.  The higher priced homes sit on the market longer and push up the median price. The lowest priced home is $210,000 and the highest is $2.5 million.

Home prices continue to rise in Brookside.  Due to a shortage of inventory, prices are going up, multiple offers are common–especially for homes priced under $400K.  Plus, Brookside homes look extra beautiful during Spring!  Here is the April 2017 Brookside single family home sales report, using stats from zip code 64113:

Median sales price:    $360,000

The lowest closed price was $237,500 and the highest was $1.5 million.

So far, median prices are up 5.1% this year compared to same time period in 2016. Fewer homes are selling…because there are fewer homes for sale. There is still a strong demand for Brookside properties priced from $200-$350K.  Currently there are 38 single family homes for sale in zip 64113, with a median list price of $612,425.  Over one half of the homes on the market are $500K or higher.

Worlds Window Annual Benefit Event on Thursday

For the past month, Worlds Window in Brookside has been collecting new and gently used women’s clothing for their annual fundraiser to benefit Rose Brooks.  It’s your opportunity to shop for ‘new’ clothes of all styles while supporting a local non-profit organization.

On Thursday May 11, 2017, stop into Worlds Window from 5-8pm.  There is a $10 admission fee.  Shop the donated clothes, neatly displayed on hangers, conveniently priced at $10 per item.  In addition, Worlds Window will offer treats, special discounts on regular merchandise and special prizes during the shopping event.

Armour Hills Home Sales Stats-March 2017

Not a lot of activity in Armour Hills in March regarding  sold homes–however, that is normal as the first couple of months of the year are not popular times to list homes due to traditionally cold weather.  Still, there was an increase in median sales price!  Let’s look at the March 2017 home sales for Armour Hills, and a comparison to last year.

Median list price:      $325,000

Median sales price:  $325,000

Number of homes sold:  5

March 2016

Median list price:       $234,975

Median sales price:   $229,475

Number of homes sold:  6

Four of the five homes that sold last month in Armour Hills were over $300K, pushing the median sales price up. Notice it was only a few days before the new listings went under contract.

The lowest sales price so far this year $205,000 and the highest was $440,000.

So far, prices are up 29% over first quarter 2016.  However, most of the increase is due to more expensive homes selling this year over same period one year ago.  Currently in Armour Hills there are four homes for sale, with a median price of $312,000 and 18 days on market.
