Brookside Home Sales Stats-March 2017

We are all in  the typically strong Spring home buying season and inventory is still pretty low compared to demand.  However, I know sellers are busy getting their homes ready to list and the next couple of months will bring even more houses for sale.  Here is the March 2017 Brookside single family home sales report, using stats from zip code 64113:

March 2017

Median list price:        $395,000

Median sales price:    $395,000

Number of homes sold:    34

Days on market:               28

The lowest closed price was $200,000 and the highest was $803,000.

March 2016

Median list price:        $384,250

Median sales price:    $379,500

Number of homes sold:   34

Median list price:        $394,230

Median sales price:    $397,000

Number of homes sold:  50

So far, median prices are up 3.2% the first quarter of 2017 compared to first quarter 2016.  Fewer homes for sale means less for buyers to chose from and prices get pushed up.  There is still a strong demand for Brookside properties priced from $200-$350K.  Currently there are 34 active single family home listings in Brookside, with a median price of $772,000.  Most of the active listings-21 homes-are $500K and more; 9 properties are priced over $1million.

Brookside Home Sales Report-Feb 2017

Home sales typically start off slow every year..there isn’t much inventory, winter weather keeps people inside and motivated sellers are getting their houses primped and ready to list in the warmer months.  Still, prices are up for those homes that are selling. Here is the February 2017 Brookside single family home sales report, using stats from zip code 64113:

Median list price:        $421,250

Median sales price:    $402,000

Number of homes sold:    14

Days on market:               43

The lowest closed price was $205,000 and the highest was $1.225 million.  Most of the homes sold were over $400K.

February 2016

Median list price:        $409,000

Median sales price:    $399,000

Number of homes sold:   15

Days on market:               89

Median sales price:    $393,461

So far, median prices are up 3% over last year and homes are selling faster. There is still very strong demand for Brookside homes, especially those priced between $250-$400K.  Currently there are 28 single family homes for sale in Brookside, with a median list price of $797,500 and 60 days on market.  Twenty one of these homes are priced over $500K; eight of those are over $1million.  These stats show the demand is for homes priced under $500K–more expensive homes sit on the market longer.

Armour Hills Home Sales Report-Jan 2017

Armour Hills was a hot location for homebuyers in 2016: many sellers got close to asking price; some homes had bidding wars!  Median prices were up almost 3% over 2015.  I think 2017 will be a strong sales year for our neighborhood as well.  Let’s check the January 2017 sales for Armour Hills in the Brookside area of Kansas City:

More expensive homes closed last month, pushing the median price higher.  Although only two homes sold in Jan 2016, one of them went for $12,555 over the asking price–so the median sales price is way higher than list price.

Currently there are just two homes for sale in Armour hills, with a median price of $315,000.

Brookside Home Sales Report – Jan 2017

It’s a new year for home sales and already–there is a lot of demand but not enough moderately priced inventory.  This will be a short blog as there is no need to check  year-to-date figures…since we just finished up January!

Here is the January 2017 single family home sales report for the Brookside zip code of 64113:

January 2017:

Number of homes sold:      13

Median list price:                 $395,000

Median sales price:              $388,500

Average days on market:        36

January 2016:

Number of homes sold:         8

Median list price:                  $369,500

Median sales price:               $367,500

Average days on market:        25

It looks like a significant jump in the median sales price compared to Jan 2016, however last year the highest sales were in the $440s; this year there was a $1.175 million sale plus two others in the $600s that skews the prices up for the month.  The lowest closed sales price last month was $201,000.  Note almost twice as many homes closed in January this year–high demand for our neighborhood!

Interesting to also note that 13 homes were listed in January; seven of them were priced at $400K or less and they all went under contract within a few days.  The demand is very high for $200-$400K homes.

Currently there are 32 single family homes for sale in Brookside, with a median price of $690,000 and 91 days on market. The lowest list price is $277,000 and the highest is $2.9 million.  Twenty-five of the 32 are listed over $400K, and ten of those are over $1 million.  So you can see why the median price is so high–the more expensive homes sit on the market longer.

Brookside 2016 Home Sales Recap

If you know someone who bought or sold a house in Brookside last year…you probably heard stories of how ‘hot’ the market was.  Many homes sold for over list price; buyers often faced multiple offers on the same home. In this blog, we’ll look at the December 2016 home sales and a year end recap, with a comparison to the last few years as well.  Overall, median home prices continue to rise in Brookside! I’m using the main Brookside zip code of 64113 for this report, single family home sales.

December 2016

Median list price:               $335,000

Median sales price:           $329,248

Average days on market:     36

Number of homes sold:        20

(Lowest sales price was $162,000; highest sales price was $770,000).

Seventeen of the twenty homes closed sold for under $450,000–that brings down the median price compared to one year ago (see below). Also, fewer homes sold in Dec 2016.

December  2015

Median list price:                $350,000

Median sales price:            $341,000

Average days on  market:      28

Number of homes sold:          27

Compared to December 2015, prices are down a bit. In Dec 2016, seventeen of the twenty homes closed sold for under $450K and fewer homes sold. In Dec 2015, more higher priced houses sold.  

Now let’s check figures for 2016:


Median list price:         $352,500

Median sales price:     $350,000

324 homes sold; average 34 days on market.  The lowest sales price was $162,000 and the highest was $3,246,000.

2015

Median list price:         $333,750

Median sales price:     $327,500

342 homes sold; average 39 days on market.   

Note that fewer homes sold in 2016–inventory was down, pushing prices up.  Also, sellers were getting within 1% of the list price!  Overall, median home prices in Brookside were up 6.8% compared to 2015.

For reference, here are median sales prices for the past few years as comparison:

2013:  $295,000  (307 homes sold)

2014:  $306,000  (290 homes sold)

2015:  $327,500  (342 homes sold)

2016:  $350,000  (324 homes sold)

Prices are up 18% in four years!  Although interest rates are on the rise, I predict there will be a strong demand for updated, well maintained homes in our area this spring, especially in the $400K and under price range.

Currently there are 24 active single family listings in the Brookside zip code of 64113.   Eighteen of those are priced under $400K; five are over $1million.

KC Restaurant Week Jan 13-22, 2017

registerheader-h1During the holidays, you can stuff yourself with tasty home cooked meals and special treats.  Now it’s January…and time to eat more during KC Restaurant Week!

KC Restaurant Week is a benefit for three local organizations:  Boys Grow, Children’s Center for the Visually Impaired and Cultivate Kansas City.  Participating restaurants donate a portion of money collected from each meal to these groups.  Each eatery offers  a special lunch ($15) and dinner ($33) during the ten day event.  This is the best way to try new restaurants in all parts of the metro area.  Just scrolling through the website, looking at all the artfully plated food will stir up cravings!

Reservations are highly recommended through Open Table.  This year, 143 restaurants are participating.  I’ve listed the Brookside/Waldo restaurants below:

Armour Hills Home Sales Report-Nov 2016

Even during the traditionally slower Fall home buying season…Armour Hills continues to be a hot  area for homebuyers.  Prices continue to rise compared to 2015.    Let’s look at the numbers:

Although median price was lower than last November, five of the homes sold at list price or over list price.

Prices are up, and more homes are selling.  So far, the lowest sale in Armour Hills this year is $176,000 and the highest is $499,000.  Next month I will report 2016 year end results as well as December stats.

Currently there are 4 homes for sale in Armour Hills, with a median list price of $280,000  and 77 days on market.

Brookside Home Sales Report-Nov 2016

As we come to a close on a very active real estate market for Brookside…prices are continuing to rise as demand is still strong, particularly in the $400K and less price range.   Here is the single family home sales report for Brookside (zip code 64113) for November  2016, and comparisons to last year:

Median list price:               $350,000

Median sales price:           $349,000

Average days on market:     35

Number of homes sold:        25

(Lowest sales price was $202,000; highest sales price was $750,000).

You can see that sellers are getting virtually the asking price during contract negotiations.  Thirteen of the homes that closed last month were at or above asking price.

November 2015

Median list price:                $315,000

Median sales price:            $312,000

Average days on  market:      39

Number of homes sold:          19

Compared to November 2015, prices are up 11.68%. Part of that increase is due to lack of inventory–very often sellers will have multiple offers on  homes that are updated and  well maintained.

Median list price:         $357,700

Median sales price:     $352,500

303 homes sold; average 35 days on market.

2015, January to November

Median list price:         $330,000

Median sales price:     $325,000

315 homes sold; average 39 days on market      

Home prices in Brookside are up 8.46% YTD.  

Currently there are 37 active single family listings in the Brookside zip code of 64113. Just seven of those homes are priced at $400K or less.  Ten homes are listed at $998,000 through $2,400,000.

Brookside Holiday Season Kicks Off Tonight

Brookside is ready to welcome all shoppers with the annual Brookside Holiday Season Opener tonight, Nov. 10 from 5-8pm.  Especially with the mild evening temperatures–this is a good time to get out and do some early shopping while supporting locally owned businesses!

Many Brookside merchants will be open tonight until 8pm. Several restaurants have food and drink specials; shops have special deals.  Worlds Window is collecting new and gently used coats, partnering with Rose Brooks Center.  As you stroll from shop to store, enjoy live music outside and sip free coffee and cocoa!

This event is for all ages, too.  The kids have fun at the special photo spots throughout the area.  

If you can’t make it tonight–the festive atmosphere and specials continue throughout the weekend.  The Brookside shops are located on W 63rd St, just east of Wornall Road.

Element Wellness Has Moved to Brookside East

You’ve probably noticed the empty storefront at 6236 Main, the former home of Element. While driving along Main St in the pre-dawn hours, I would often see women practicing yoga through the floor to ceiling windows on the corner lot.   The business moved out at the end of April, and is now located in Brookside East at 601 E 63rd St.  

They are not quite settled in yet…the space is still a bit rough, but they are doing business. No more yoga studio here–“Kansas City’s only holistic and organic medical spa” (that statement from their website) is focusing on massage and waxing services, botox injections,  weight loss  programs and esthetician treatments.

This building has undergone a complete facelift, courtesy of new owner Butch Rigby, who has purchased several buildings along this stretch of 63rd St.  In addition to Element, there is a pet service on the first floor, a recruiting service and  fine arts appraiser.  And it’s oh so easy to park here…under the building or on the surface lot. There is plenty of office space in the building, and rent is much less expensive than west of Oak on 63rd so watch for more businesses moving in.  The new Brookside 63 apartments should start leasing later this year.

Other new businesses along E 63rd include Golden and Pine, Brookside Gardens event space and Unbakery and Juicery.  Thank you, Butch Rigby, for helping to revive this part of Brookside!
