Armour Hills had a strong January in terms of home sales–it continues to be one of the most popular subdivisions for homebuyers who want a Brookside location! Let’s take a look at the numbers:

Looking at the number of homes that closed, 80% more than a year ago! That does sound like a lot, four more houses closed this year than last January. And the median sales price is up a healthy 3.7%. The lowest closed price last month was $370,000 and the highest was $490,000. Currently there is just one home for sales in Armour Hills, listed a few days ago at $425,000.

Technically there was a drop of 27% last month compared to the January 2025 median sales price. However, note that last year, there were 5 million dollar plus sales and last month, there were (only!) three. That skews the median price. Last month, more homes sold and in a shorter period of time. Currently there are just 2 homes for sale in Brookside, with a median price of $515,000.

So far, home values are up 10% over 2024; about the same number of homes have closed. Currently there are 14 homes for sale in Brookside, with a median list price of $549,250 and 69 days on market.

Sometimes, I just don’t know what to say about these house prices. When buyers go so far over the list price, it inflates the market, messes with the comps and pushes housing prices ever higher. Overall, it’s a positive sign that Brookside home prices are steadily increasing! Last month, there was a house listed at $725K that closed at $105K over that price: $830,000. Another home, on Walnut, was listed at $695K and closed at $825,000. Both were fabulous houses, yet still…you know the saying: a house is worth what the buyer is willing to pay for it. And some buyers have the means to pay whatever it takes. Let’s look at the details for Brookside home sales last month in the zip of 64113:

Here you can see how those bidding wars can lead to big gaps in list vs sales price. Compared to a year ago, the median sales price is up 13.4%! About the same number of homes are changing owners, and most houses go under contract within a couple of days of listing. So far this year, there have been 18 million dollar plus sales in Brookside.
Currently there are 18 single family homes in Brookside. The lowest list price is $375,000 and the highest is $1,050,000–for a house on the 5800 block of McGee!!

With these numbers, you see buyers were paying just over 3% under the list price for homes, and prices were up less than 1% compared to April 2024. Most homes are still selling quickly once they hit the market; although 27% fewer homes sold last month. So far this year, home values are up 11.5%, and most buyers are paying over list price–averaging around 5%. The number of homes sold compared to last year remains steady. We are right in the middle of the busy spring buying season–if you are in the market for a Brookside home, it’s still very competitive for the nicer, updated homes. Overall, the median sales price is up almost 2% since last year, and homes have sat on the market a little longer before going under contract. The number of sales remains steady.
