Brookside Home Sales Report-March 2022

The number of available homes for sale in Brookside keeps shrinking. New listings priced under $500K are barely on the market for 48 hours. And with rising interest rates, some potential sellers may decide to stay put instead of buying something else with a much higher monthly payment due to rising rates. So, let’s take a look at the numbers:

The lowest closed price last month was $276,000 and the highest was $1,075,000–and that was $25K over the list price! Prices are up 19% compared to March 2021.

There have been five $1,000,000+ sales this year so far; 30 homes sold over $500K. Buyers regularly pay over asking price and values are up 30% over 2021. Currently there are only seven listings in the main Brookside zip code of 64113, and four of those homes are priced over $1,000,000..so the average list price is $1,099,000!

Armour Hills Home Sales Report-February 2022

I’m posting this last blog about February home sales stats … just a few days in to April! Prices on the rise and higher than last year at this time…same story! These numbers reflect home sales in the Armour Hills subdivision in Brookside:

The median sales price increased 10% over last February. Note the longer days on market figure–that is because there is one house in Armour Hills that sat on the market 213 days before going under contract.

Compared to the same period last year, home values are up16% in 2022. And most buyers pay at or over the list price. The lowest closed price so far is $330K; the highest is $535K. As of this posting, there are no homes for sale in Armour Hills. The homes that were listed in the past week are all under contract.

Waldo Home Sales Report – February 2022

I have some interesting numbers to report today regarding Waldo home sales stats–overall prices are lower compared to a year ago. That’s unusual, and as we are now in the strong spring home buying season, and I don’t think we can expect falling prices as a trend! I am checking single family homes in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th St:

The lowest closed price last month was $155K; the highest was $467K. Prices were 14% lower than February 2021. Here are the year-to-date stats:

You can see a fewer number of homes sold, and final closed price was lower than last year. However, that final 2022l sales price is still higher than the list price. There continues to be a lack of inventory and homes are going under contract very fast; I don’t see that changing over the next few months. Right now there are just four single family homes for sale in Waldo, with a median price of $251,750.

Brookside Home Sales Report-February 2022

Last month’s snow storms seem so far away, as Spring is here! I hear the birds chirping in the early morning hours–wake up everyone! Home prices aren’t falling like the snow did, interest rates creeping up like the tempertures–it’s going to be another hectic spring for homebuyers and sellers. Here are the stats for single family home sales in Brookside, using the main zip code of 64113:

Last month there were two $1,000,000+ sales; one of those homes had sat on the market for almost a year. There were several homes that closed over $500K+ last month, so that accounts for the big jump in median sales price and longer days on market. Here are the year to date numbers:

Just looking at the numbers, you could say home prices are up 38% over last year. But the several, higher closed sales prices in February pushed the median price up. The same number of homes sold; days on market longer as a few of the homes took a while to go under contract.

Currently there are just five homes for sale in Brookside’s zip code of 64113, at a median price of $1.1 million! Two of the homes are just over one million dollars; one is $4,000,000. Those new, moderately priced listings that go on the market every week are getting snapped up so fast in bidding wars. Hence, not enough inventory for buyers.

Armour Hills Home Sales Report – January 2022

It’s the last day of February, so I’m slipping in this last home sales report for last month-for Armour Hills. There are some similarities between this year’s January stats compared to last year–the one significant change was the median sales price dipped a bit from a year ago. I seriously doubt this is the start of a trend, though! Here are the numbers for Armour Hills home sales last month, one of the larger subdivisions in Brookside:

Although the median sales price was lower than a year ago, it was 5.5% over asking price. The same number of homes closed; and these homes went under contract even faster. The highest sales price last month was $420,000 and the highest was $493,000. Currently there is just one home for sale in Armour Hills, at a list price of $367,500.

Waldo Home Sales Report-January 2022

Waldo home sales are off to a strong start, even in the traditionally slow month of January. If there was more inventory, more homes would sell! Here are the single family home sales for last month in Waldo, using the street boundaries of Gregory to 85th St; State Line to Holmes:

Although there was a decrease in the median sales price compared to last year, that is because more of the larger, higher priced Waldo homes sold in January 2021. Note the wide range of sales prices-typical of Waldo-the lowest closed price last month was $45,000 and the highest was $507,000.

Currently there are just four single family homes for sale in Waldo, with a median list price of $217,000 and nine days on the market.

Brookside Home Sales Stats-January 2022

We are starting off the year with….just crumbs out there for homebuyers! The lack of inventory is startling! As we get into the warmer months, more listings will pop on. In the meantime, as usual, any new listings get snatched up very quickly. Let’s take a look at the stats for what sold last month in Brookside, using the zip code 64113, single family homes.

There was a 35% increase in the median price of a home compared to a year ago! However, note that we had two million dollar plus sales last month, and the lowest sales price was $370,000; the highest was $2.25 million. Buyers still paying at or over list price.

Currently there are just five homes for sale in Brookside, with a median asking price of $575,000. Two of the five homes are over $1,000,000; all are over $500K. Days on market is 49–primarily due to one very overpriced listing (in my opinion) that’s been lingering on the market for over a month, priced just over $1 million.

Armour Hills Home Sales Report-2021

Hi Neighbors! Our subdivision had a healthy increase in home values last year, with most properties going under contract within a couple of days. Prices will not be going down in 2022–that’s a pretty safe prediction! Here are the numbers:

The increase in value from 2020 to 2021 was 10.4%, and the increase from 2017 to 2021 was 21.6%. I find it interesting that fewer homes sold; homeowners are staying put in our beautiful neighborhood! The highest sales price last year was a whopping $703,000, and the lowest was $212,000. Note most buyers are paying over list price.

The busy buying and selling season is just a few weeks away–if you plan to be a buyer / seller, now is the time to plan and plot strategy!

Waldo Home Sales Report-2021

Every month I post single family home sales stats for Waldo, and each January I write a year end recap with comparisons to the past few years. Waldo home values really exploded last year, due to not enough inventory and multiple offers common. How much higher will they go? The market doesn’t seem to be slowing down at all. So here are the numbers, using sales in the boundaries of Gregory to 85th/State Line to Holmes:

More numbers for you: Waldo home values increased 13% last year, and median sold prices are up 46% since 2017. (Neighbor Brookside had an increase of 14% in 2021.) The lowest closed price last year was $19,600 and the highest was $605,000.

If you plan to buy a Waldo home this year–get prepared now! Waldo continues to be attractive to first time buyers due to it’s central location, abundance of locally owned shops and restaurants, and the charming homes. Wonderful Waldo!

Brookside Home Sales Report–2021

So we made it to another year, welcome 2022! From all indications, the housing market for Brookside and Waldo will be just as competitive as it was last year. Not enough inventory for all the wanna be homebuyers. In this blog, I’m giving you sales stats for 2021 with a comparison to the previous four years, for single family homes in the main Brookside zip code of 64113. . You’ll see home values took the biggest jump in 2021:

In the past five years, Brookside homes have jumped 22.7%, with the largest increase from 2020 to 2021: 14%. The number of homes sold per year has been rising steadily. And you’ll note in 2021, the median sales price was higher than the list price. Last year the highest sold price was $4.2 million, and the lowest was $212,000.

If you are thinking of buying or selling in Brookside this year–start getting prepared now! Sellers can make a plan for decluttering, repairs, paint touch ups and deep cleaning; buyers can get finances and budget in order while talking to agents/lenders and get familiar with the process. It’s going to be another busy year!
