Brookside Home Sales Report – May 2018

Up, up, up….Brookside home values continue to rise in this busy spring/summer buying season.  There is always a lull around Memorial Day..still, due to lack of inventory, prices keep going up because there aren’t enough homes for sale to meet demand, particularly in the under $400K price category.  Here are the home sales stats for May 2018, using the main Brookside zip code of 64113:

Homes are still selling in a very short amount of time after they are listed; and sellers are often paying over asking price, possibly due to bidding wars. The highest sale last month was $1.4 million, and the lowest was $221,000–which was $11K over the list price.

So far this year,  prices are running 6.5% over the same period last year–and selling quicker.  Currently there are 49 listed single family homes in Brookside, with a median price of $544,000 and 31 days on market. Just 17 of those homes are priced under $400,000.  The lowest list price is $229,000 and highest is $4.25 million.

Armour Hills Home Sales Report-April 2018

Interesting home sales stats for the Armour Hills subdivision last month, and year to date comparisons.  Armour Hills remains a very popular area for homebuyers, due to it’s charming 1920s homes, various price range and styles and location near Brookside and Waldo shops.  First let’s look at the monthly figures:

Both months show final sales price over list price, and homes going under contract in less than two weeks.  Last month, five homes sold over asking price; one was $38K over and another was $31K over…almost unbelievable, but I see this same thing happening in other parts of the metro area. Compared to April 2017, prices are up 9.5%.

Year to date, prices are down just under 4%.  However, note that so far this year, homeowners are getting asking price or over, for the most part.  It’s definitely a strong market favoring sellers. Currently there are 8 homes listed in Armour Hills, with a median price of $342,000 and 31 days on market.

Waldo Home Sales Report-April 2018

Waldo home prices keep creeping up…again last month, many of the homes sold over the list price.  The highest sale was $430K–a whopping $30K over the asking price!  Here are the April 2018 sales stats, using the boundaries of Gregory to 85th St and State Line to Holmes:

The number of homes is steady YTD–median sales price is up 12% over same period last year.  Demand is high, inventory low.  It’s a frustrating market for buyers in Waldo.

Currently there are 20 single family homes for sale in Waldo, with a median price of $244,500 and 12 days on market.  The lowest list price is $124,900 and the highest is $450,000.

Brookside Home Sales Report – April 2018

Another month of strong home sales for Brookside, as we are right in the middle of the busy Spring home buying season.  The strongest demand is for the under $300K price range, however most homes in Brookside’s  main zip code of 64113 are priced higher (and in fairness, these higher priced homes are much larger, justifying a higher price). Here are the stats, followed by YTD comparisons:

Year to date, median prices have decreased just under 2% from last year, however, part of that decrease is due to the fact the higher priced homes ($500K+) rarely sell for list price.  We’ve had four sales this year over $1 million.  Currently there are 47 active listings in 64113, with just 15 of those homes priced under $400K; highest list price is $4.5 million. Median list price is $535,000 and 33 days on market.

Armour Hills Home Sales Report-March 2018

Home prices in Armour Hills are lower than what they were last year at this time–could the demand for this desirable Brookside neighborhood be slowing down?  I don’t think so–it’s too early in the year to make a definitive judgement.  Here are the stats, with YTD comparison as well:

You can see the  median sales price is much lower than last year.  One of the reasons the days on market is longer is one particular home in Armour Hills that has been for sale several weeks now.

Waldo Home Sales Stats-March 2018

The Waldo area has home prices ranging from under $100K for a real fixer-upper to updated remodeled homes over $400K.  That wide range of housing prices is one of the most desirable aspects to living in Waldo–along with many locally owned shops, services, restaurants and bars.  Prices continue to rise in Waldo–take a look at these stats from last month:

Sold prices in March 2018 reflected an 8.75% over the list price! WOW. Lots of demand, not much inventory, pushing prices up.  Also, note homes went under contract in three days!  Here are the year-to-date statistics:

Fewer homes have sold in the first quarter of 2018, and that’s because of a lack of inventory–the buyers are there, ready to write offers. Home values are up, and houses going under contract very fast.  I don’t expect a slowdown over the next few months.

Currently there are 17 active single family listings in Waldo, with a median list price of $239,000 and 17 days on market. Lowest price is $64,500 and highest is $385,000 (!).

Brookside Home Sales Report-March 2018

The busy spring home buying season is here and buyers are hungry for fresh listings, especially those priced at $350K or less.  Let’s take a look at the Brookside home sales report for March 2018, using the main Brookside zip code of 64113:

Notice the median sales price is virtually the same as a year ago, and number of homes sold is the same.  Homes this year went under contract in a shorter amount of time–just two weeks. The lowest sales price last month was $255,000 and the highest was $1.1 million.

Although the median sales price is lower YTD this year compared to last, I don’t think that signals an overall slump in sales prices.  We have such a wide range of prices in Brookside–I think the lower median number reflects more ‘lower’ priced homes selling, and that’s where the demand is (not for $500K and over).  Also, note the trend of more homes closing and going under contract in a shorter amount of time compared to 2017 YTD.

Currently there are 33 active listings in zip code 64113.  The median list price is $529,950 and 33 days on market. Prices range from $$249,000 up to $2.89 million.  Sixteen homes are priced over $500K.

Armour Hills Home Sales Stats-Feb 2018

The numbers for these stats are …very unusual !  I double checked all of the figures.  You’ll see the numbers prices are identical–what are the chances of that?  Here are the February and YTD figures for the Armour Hills subdivision in Brookside:

Last month, three of the five homes sold at or over list price.  It’s definitely a sellers’ market in Armour Hills.  Here are year-to-date figures:

For some fluke reason, the median list and sales prices are exactly the same each month comparing the dates.  That’s consistency!

Currently there are seven homes for sale in Armour Hills, with a median price of $348,000 and 12 days on market.

Waldo Home Sales Report-Feb 2018

Waldo is again in high demand for home buyers–final sales prices are (at times) thousands of dollars over the list price.  Here are the Feb 2018 single family home sales stats for Waldo, using the area of State Line to Holmes and Gregory to 85th St:

Look at that median sales price, $11K over list price!   Last month there was a one bedroom, one bath home listed at $90K and sold for $110K–$20,000 over asking price for a one bedroom home!  I really feel for the buyers, who get so discouraged losing out in bidding wars.  More inventory will open up over the next three months.

So far this year sellers are getting at least asking price; many times more than that.  I think many of these lower price range buyers realize–rents are going way up, why pay someone else’s mortgage when you can buy and have a house payment similar to rent? The challenge is finding a well maintained, updated home with a lower budget.  It will be another strong year for Waldo home sales!

It’s early in the year, however home buyers are out shopping–traffic during open houses is very heavy!  There still isn’t very much inventory in the highly sought after $200-$350K price range — and those that do pop on go under contract almost immediately.  Here are the February 2018 single family home sales stats for Brookside, using zip code 64113.
